I recommend you make fully informed decisions. Seek out information and the Internet is a great resource.
Seek out the appropriate professionals. Many professionals provide not cost or obligation initial consultation. This is a great way to get know them and find a good fit.
Make fully informed timely decisions. Hurried decisions most often won't be in your best interest.

utah county: Short Sales First Birthday is coming up.... - 11/22/09 10:14 AM
I have started to wonder Why do banks even do short sale if they don't want to process them?
A couple of years back I got an approval the same day I submitted the short sale packet. Now it has been several admissions of the same material and updating the material (because of the length of time for the banks and investors to review the file). Then the story goes on and on........
I'm still hopeful we can get this closed.

The hot springs feeds a hot tub and swimming pool. In the same location is a club home, picnic area and boat dock.
Saratoga Springs is one of the newest development/cities in Utah. The young age of the city and location make it a desirable community to live.

We need Positive Price Action to confirm market bottom. One month of price improve isn't sufficient to confirm the market bottom. We need to see appreciation month over month for three months.
PRICE ACTION
Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.
SUMMARY
Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom. This is NOT a good time for those with low and/or no risk tolerance to purchase.

They arrived a little early and the ice has now melted.
They are experiencing a hard water problem....
Also some snow still on the pond......
It was only a couple of days before the ice melted and they were able to enjoy the pond....I believe now they have built their nest and the little ones should be appearing soon.

I've decided it would be nice look at the history of sales in the Utah County area. So I started with last month's sales and compared year over year for March. The report includes everything on record.
Things I find most note worthy
1- Sales showing an improvement over last year
2- (DOM) days on the market at record levels.
3- Trend is to buy less expensive home. Some of the lower prices is deflation of the market and part is the appetite of the buyers for upgrades is waning.

We get visitors stop for a bi-annual visit. The geese and gosling are a welcome site. The geese return and the goslings seek a differnt path. It's time for them to return and we are excited to see them return to the pond here in Saratoga Springs, Utah.

What is a Bank Owned?
Bank Owned aka REO property are those owned directly by the bank. They acquire these properties thru the foreclosure process.
The bank is the position to move as fast or as slow as they feel necessary when accepting an offer. Their decision is based on what is best for their bottom line. Holding properties is normally not in their best interest. So they are willing to deal on offers that make sense to them.
Many home buyers have the perception bank owned homes are always the best deals and many buyers will not even look at other options.
