In 2007 when the housing bubble burst and the market rolled over.  I believed huge changes were in our future.
It seems to me that it's human nature to like extremes.  I believed that extremely loose guidelines would reverse and the opposite would be on the way. 
 Well..... I believe we arrived.

utah: Gardening Tip Number 4.. The Mini-Green House.... - 06/09/09 02:12 AM

Probably the most helpful tip in my last post was number 4.
I was Gardening when Gardening wasn't COOL......
Here is the list.  I will go into more detail on number 4.
Soil preparation Planting Watering Getting started before the last frost.  Here the last frost is normally around May 15. Weeding and maintaining the garden Harvesting Canning Getting started early is key and here's how to make it happen.  Mini Green Houses the protect plant down to 16 degree.  It works we have seen it happen and use them ever year.

Earlier this year the first lady Michelle Obama planted a garden at the White House and then gardening became COOL.
Michelle Obama and several fifth graders started work on the vegetable garden.  The garden is intended to furnish produce for the White House and a local soup kitchen.  Since the Obamas are advocates for healthy eating (so now it's COOL) and we have always enjoyed the fresh produce for our garden. 
I thought I would share some of our gardening techniques and maybe they will help others.

Many real estate agent and borrowers don't understand the current challenges in the mortgage market.
Solution:
Educated, Educated and Educated Here are a few examples of challenges I have encountered:
Down payments are required in most cases.  
Rates can and do (many times) change several times during the day.  
Stated income and stated assets underwritten only on a Credit Score no longer exists.  
Higher credit scores are now required for most products.  
Brokers who register, submit and lock loans are required to close these loans at an acceptable level (pull-through) or they are cut off (out of … (2 comments)

Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.  
 SUMMARY
Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those with low and/or no risk tolerance to purchase.
