The good new is everyone is now available to take the tax credits! The bad new is It is only available to you until April.

If you have been thinking about selling your home NOW is the time to put it on the Market! The average days on the Market in the Augusta Ga Real Estate market area are about 200. That is 9 months! And that is having your home in the best condition and PRICED to sell.

In today's Market you can not play the game of pricing to high and expecting to reduce the price if you don't price it correctly to begin with. You will actually sell for less than what a home priced correctly in the beginning  will sell for.

If the average sale price is you neighborhood is $170,000 and your house has been upgraded with the new flooring and paint and corian counter tops DO NOT expect to sell your home quickly by pricing it higher (expecting your dollar for dollar return) than what has been selling. Home buyers are getting the most for there money and are not afraid to make a few upgrades themselves.

Be the best home at the best price and you will beat the average time on the market!

For more information about the correct pricing strategy for you Augusta Evans area home, call me today! Time is not on your side!

Wow, are we fortunate to have Fort Gordon in our community!

Facts and figures about Fort Gordon’s impact on the CSRA.

1.       Fort Gordon remains the CSRA’s largest employer with over 27,000 military, civilian and contractor employees, a growth of over 9,000 since 2002.  Using a conservative Dept of Commerce multiplier of 2:1 this equates to 54,000 community jobs as a result of Fort Gordon GA.

2.       About 800-1200 service members separate from the military at Fort Gordon each year.  These are primarily highly skilled information technology or medical professionals.  Surveys show about half plan to or would like to remain in Augusta GA area if there were jobs available.

3.       There is over $234M worth of construction currently on-going or programmed for this year, not counting the new $300M+ strategic intelligence center scheduled for completion in 2012.

4.       Ft Gordon GA has contracts with 26 area hotels to provide lodging for students and others on official travel.  They average 300 hotel rooms per day for official military visitors.

5.       The Fort Gordon Retirement Services area of responsibility includes 30 Georgia counties and 10 South Carolina counties, within which there are over 51,000 military retirees and family members.

6.       There are over 73,000 vehicles registered on Ft Gordon.  Per Edmunds.com and area auto dealers, the average driver buys a different vehicle every 5-6 yrs, thus about 13,000 vehicles are sold annually to people affiliated with Ft Gordon.  Consider 2nd order affects of repairs, car washes, oil changes, tires, etc.

7.       Over $138M in health care was purchased from area medical facilities in FY2008.  This includes TRICARE in/outpatient care at area civilian facilities, specialty care/referrals for treatment not available at Eisenhower Army Medical Center, and contracted care at civilian facilities such as all obstetric care for military being provided by Trinity Hospital and the Medical College of Georgia.

8.       Area school districts receive about $1.3M annually in impact aid, which is funding provided by the Department of Education to compensate for federal employees who do not pay property or Georgia state taxes because they live in government housing or are out-of-state residents.

9.       DoD has reinstituted the adopt-a-school program permitting military units to establish partnerships with area schools.  These partnerships permit service members to assist students as big brothers/sisters, tutors, coaches, etc.  Thus far, 2 schools in Richmond County have unit sponsors through this newly reinstituted program.

10.   Fort Gordon is the CSRA’s largest contributor to the Combined Federal Campaign, collecting over $535,000 for CFC in 2008.

11.   The US Army Signal Corps Band provides over 300 performances annually in parades, ceremonies, receptions, schools, nursing homes, museums, funerals, and other area activities.

12.   Fort Gordon service members, civilians and family members volunteer over 5000 manhours annually in area schools, nursing homes, food banks, and for other community activities and events.

13.   Fort Gordon facilities are used for community activities such as the Soap Box Derby, Special Olympics, Motorcycle Safety Course, and ROTC/JROTC training.  The 27-hole Gordon Lakes Golf Course, Ft Gordon Bowling Center, Riding Stables, Dinner Theater, Gordon Club, Bingo Palace and the Sportsman’s Complex with skeet, trap, archery, and firearms ranges are all open to the public.

14.   Ft Gordon is home to the Georgia National Guard’s Youth Challenge Academy which is a program for high school dropouts, offering a chance to complete their GED and gain experience as responsible adults.  Each session is 5 months long and graduates over 200 students.

It has been a most frustrating weekend showing houses in Evans Georgia. I was working with two buyers this weekend and had the hardest time I have ever had getting a hold of the listing agent so that we could view homes.

Saturdays clients were looking in the $250,000 to $270,000 range. There where 7 homes I wanted to show them. Can you believe that only 5 agents called me back in a timely manor to schedule these homes to be shown. Two agents never called back at all. How sad for their client that their agent did not care enough to return a phone call to set up a appointment for Qualified buyers to see their home!!

The home that we are interested in and want to make a offer on we can not get a return phone call from to get the HOA amount and covenants! WE WANT TO MAKE A OFFER!!!

Sunday we are looking in the $100,000 range in Hephzibah GA and Waynesboro GA. Two of the homes we wanted to see are under contract the agent had not done there job and and placed them as pending in the MLS, and one had sold and closed.

Sellers please make sure your Agent is truly doing his/her job and returning phone calls so that you can get your home sold.

Whether your passion is contemporary theatrical performances or traditional symphony events, strolling through gallery exhibitions or listening to jazz, you’ll find it all, and more at the 2009 Westobou Festival.Westobou Festival

Highlights of the 2009 Festival include concerts featuring The Avett Brothers, Keb’ Mo’ and Patricia Barber - presented by the Westobou Festival. Other highlights include the 29th Annual Arts in the Heart of Augusta Festival presented by the Greater Augusta Arts Council, Video Games Live presented by the Symphony Orchestra Augusta, Rhonda Vincent and the Rage presented by The Morris Museum of Art and the Greater Augusta Arts Council within the Southern Soul and Song Series, Elisabeth von Trapp in Concert presented by The Riverwalk Series, Inc., Steel Magnolias presented by The Augusta Players, Sitka Trio and The Blind Boys of Alabama presented by Augusta State University, Langston Hughes’ Ask Your Mama: Twelve Moods of Jazz featuring the Ron McCurdy Quartet presented by the Lucy Craft Laney Museum of Black History, American Ballet Theatre II presented by Augusta Ballet, Inc . . . and so much more! For ticket information Click Here.

Why is it called the Westobou Festival? Between 1660 and 1680, the Westo Indians lived in an area between Augusta, GA, and North Augusta, SC, along the banks of the Westobou River. Today, that river is known as the Savannah River. The river was a valuable resource to the Westo Indians and remains an integral part of the Augusta Region, serving as the catalyst to stimulate an economic and cultural impact on the entire area. It is fitting that the Trustees of the Academy of Richmond County selected the name Westobou Festival in promoting their vision to advance excellence in the arts and celebrate Augusta's wealth of artistic talent.

I still haven't decided exactly who and what I am going to see ...but you can bet you'll see me there!
