The Bowie real estate statistics for May contained some good news, however, probably the result of sales prior to the tax credit expiring on April 30, 2010.
Median Sale Prices and Average Sale Prices - Both UP over May 2009 AND the previous month, April 2010.

BOWIE MARYLAND HOME BLEEDS SEWAGE 
An eye-catching title or living a nightmare, depending on whether it's your house or someone else's.  
The same people I introduced to you a few weeks ago in another blog - Tenants Faced With Foreclosure - Lives Turned Upside Down - are now renting a nearby home in Bowie, Maryland, that is literally bleeding sewage:  Sewage seeping up between the planks of wood flooring, sewage coming out of the walls, sewage backing up through the toilets and drains, sewage seeping outside between the slab foundation and structure of the house.

Relocating to the Washington-Baltimore area from another part of the country?  You may notice that many Bowie homes are similar to other neighborhoods in Maryland including nearby Crofton, Largo, Laurel, Columbia and Wheaton. 
 
In fact, Belair at Bowie may resemble a place you previously lived in New York or New Jersey, Virginia or Pennsylvania - literally hundreds of communities, with many of the same floorplans and architectural designs, were built in hundreds of communities by Levitt and Sons.  In fact, the company is still in business as Levitt Corporation, 36 years after the family company was sold.

If you're thinking of selling your Bowie home any time soon, you have a lot of competition in the 20715 zipcode - there are 199 homes currently for sale.  Of those, 181 are detached homes ranging from $239,500 for an Ardsley model (Levitt cape cod) to newer large homes in the $900,000's.  Since only 13 homes sold during February in the 20715 zipcode, that's an inventory that could take 15 months to sell, assuming no new listings come on the market.
It's an understatement to say it's never been more important to have your home priced right, in GREAT condition, and listed with an experienced agent.

What happens to tenants when their landlord fails to make the mortage payment?  One of my clients is learning the answer to this question the hard way.  He's living through it.
