3–Year History of Bowie MD Real Estate Sales
As we begin the new year, it's always good to reflect for a moment on the year behind us. I like to put that reflection in perspective by comparing it with two previous years:

North Bowie (20715) had 290 closings, the highest number in three years, with 216 in 2010 and 250 in 2009. Hopefully this trend will continue so the inventory of 79 homes currently for sale will drop consistently each month of 2012.

Looking across three Bowie zipcodes, we see that Bowie home sales were up in March compared to the previous month, February 2011. 

The picture was not entirely rosy, however, when we compare last month with last year:  In North Bowie, the number of sold homes remained flat from 2010 to 2011 while they plunged almost 30% south of Rt. 50; Residential real estate in the 20720 zipcode experienced an increase in units sold, from 18 last year to 23 in March 2011.  Looking at this chart from a different perspective, we … (12 comments)

Borders Group, Inc. helped put countless small bookstores out of business nationwide over the past few years.  After filing for bankruptcy protection today, 200 of their own stores will be closing and 6000 people will lose their jobs.
In Maryland, the Bowie, Largo and Kensington stores are on the chopping block.  The Bowie store website indicates that closing will be complete before the end of April.
Borders Bookstore in Bowie is located at 4420 Mitchellville Rd. at the Gateway Center west of the Route 50/Route 301 interchange.  My family will certainly miss this convenient location and friendly staff, and we'll continue … (16 comments)

Bowie sales increased last month –  but prices fell.

 
When the tax credit ended in April, I expected Bowie MD home sales might drop off dramatically this summer.  Sales statistics for June have proven differently –  at least for the number of “units sold”.  Prices, on the other hand, have declined in Bowie.
Bowie MD is a very large area, with four primary zipcodes, and you can’t really generalize about the Bowie housing market because sales statistics can differ widely from one zipcode to the next.  Take a look at these numbers for June 2010 in Bowie, compared to June 2009:

Take a walk through history right here in Bowie MD as you explore several sites listed on the National Register of Historic Places, including the Belair Mansion, Belair Stable, and Bowie Railroad Museum.

 
BELAIR MANSION - This home was built circa 1740 by Samuel Ogle, Governor of Maryland.  Through the years, it became known as the "House of Governors" because Governors Thomas Bladen, Benjamin Tasker, Sr, Benjamin Ogle I, Oden Bowie and Christopher Lowndes were also associated with it at various times.  Belair at Bowie was built on land that was originally part of this estate.

Some Bowie home buyers are experiencing a flashback to the seller's market of a few years ago as they compete with multiple offers on their dream home.  
It was déjà vu this past week in our local real estate market as some disappointed home buyers, eager to go under contract in time for the soon-to-expire tax credit, found themselves on the losing end of a bidding war for their dream home.  The combination of tax credit and customary Spring real estate market up-tick has created a surplus of home buyers competing for the best properties on the market.

There was a mix of good and bad news for Bowie MD real estate last month, as I look at the November statistics published by MRIS.  These were my questions:  How many homes sold?  What happened to prices? How long did it take for homes to sell? And, for all of the above, how did November 2009 compare with November 2008?
UNITS SOLD:
20715 - UP a whopping 142.86%
20716 - DOWN 50%
20720 - UP 53.33%
SOLD PRICES:
20715 - Average sold price DOWN 14.08% to $277,506.  Median sold price DOWN 11.4% to $279,000

bowie md real estate: Bowie Maryland Homes Selling in Half the Time - October 2009 - 11/23/09 09:18 AM
Good news for Bowie homesellers:  Days on Market in the 20715 zipcode were down in October more than 52% from the same month last year.  Homes that sold in Bowie last month were on the market less than two months compared to four months in October 2008.
There's more good news... The number of homes sold is up 10% from last year.
The best news, however, is the fact that new listings and new non-contingent contracts are gaining balance in Bowie.  If we also consider the contingent contracts, the total number of new homebuyers last month in the 20715 zipcode was … (9 comments)
