Real Estate Activity in Crofton MD for March 2012 was UP over last month (February 2012) and last year (March 2011), based on the units that settled. Home owners who are thinking of selling will be encouraged by this news. As you can see from this chart, closings nearly doubled! New non-contingent contracts were down, however, so I don't expect the number of closings to rise again in April. We'll see... I hope I'm wrong about this. The first-time home buyer tax credit is probably responsible for the decline in average and median home prices in Crofton Maryland since August, because first time homebuyers generally purchase at the low end of the market. Overall for the year, however, the trend in prices has been upward with the average sold price at $268,400 in January and $319,137 in October, and the median sold price increasing from $250,000 in January to $308,000 in October. At the same time, that tax credit may be the reason more homes sold in September and October of this year than in 2008

Since statistics were released by MRIS last week for January real estate sales in Crofton, I've been procrastinating on writing my monthly real estate update. That's because I can't find a positive spin to put on any of the numbers - at least not from a seller's perspective. Crofton Maryland Real Estate real estate sales were down almost 40% in July from the same month last year, based on dollar volume. The number of units sold was down about 37%. Of course, that means the "average sold price" was down in July, too, by 3.9% from the same month last year. Ironically, the "median sold price" was actually up by 3.15%. While that's not much of a drop from July last year to this, the average sold price fell almost $30,000 from last month and the median sold price by more than 42% since June. But don't panic... Crofton real estate prices are still higher than the 2005 level. And that's good news for Crofton homeowners - especially the military families based at Fort Meade, NSA, USNA, and Andrews AFB, because relocation is not optional for you when you get orders! For many other Crofton residents, the timeframe for moving is more flexible. The biggest issues we face, in Crofton, is the steadlily growing inventory and shrinking number of homes sold. Crofton Real Estate is still doing better than most of the country, yet the market is quite different from two years ago - at least when it comes to "days on market" and the number of "homes sold". CROFTON MD REAL ESTATE MARKET SHOWS IMPROVEMENT The real estate market in Crofton (21114) was looking up for home sellers in February, compared to the two previous months. I consider the best indicator of local market trend to be total new listings compared to total new sales. When new listings significantly outnumber new sales, it is a sign of growing inventory. Based on the law of supply and demand, a growing inventory means falling prices and more days on the market. In February there were 59 new sales, 3 more than the new listings (56) in the 21114 zipcode. Yay!!!! Let's hope this turns
