Crofton Library is the heart of our community for many residents.  
This Saturday, January 14, babies under two are invited to Babies in Bloom.  It will be a fun half-hour for babies and caregivers, designed to stimulate early infant development with stories, songs, rhymes and fingerplays.
Family Game Day will take place from 2–4 p.m. on Tuesday, January, 24, when school is closed for elementary and middle school students.

Crofton home prices dropped in July, putting her in good company with communities across the nation (although the number of homes sold in July 2007 exceeded those in 2006).  The news is particularly discouraging, given that the current mortgage market debacle is not reflected in last month's statistics.  Given the downward direction in prices for July, continually expanding inventory, and now the tightening of mortgage criteria, sellers and buyers alike could be in for some tough times for the remainder of the year.

Each month, when new sales statistics are published by the Metropolitan Regional Information Systems, Inc. (MRIS) - the multiple listing service for Crofton (21114) - the first thing I look at is the Total New Listings (76) and the Total New Contracts (41).  If these numbers are not close, then I can predict the future.  How, you might ask?  Well, it's a case of Supply and Demand.
If 76 property owners in Crofton put their homes on the market in a month when only 41 homebuyers elect to purchase a home, the inventory of homes for sale continues to grow.  … (0 comments)

After spending a few hours online to post local sales statistics today, I can't believe the market isn't FLOODED with home buyers!  We real estate agents must not be communicating to buyers exactly how great a time it is to get out there and buy a home.
Interest rates are still very low, job security (in the DC-Baltimore region) is great, home prices are down, and home sellers are often giving away everything including a brand new kitchen sink!  Sellers are taking huge price reductions, offering incentives such as country club memberships or a year's worth of condo fees, paying buyer's closing costs...  WHAT ARE YOU WAITING … (4 comments)

Yikes!  93 new listings and 31 listings sold!  Three times as many new listings as sales in the month of April in the Crofton (21114) zipcode.  Now THAT is something to be concerned about.  During my 33 years in Crofton real estate, it has never been more important for home sellers to choose an experienced real estate agent who knows how to get results in a "buyer's market".
Okay, let's be more objective now and look at the facts (comparing April 2007 with April 2006):

My name is 2090 Montpelier Court.  I am located in Crofton, Anne Arundel County, Maryland - in the middle of a triangle formed by Baltimore, Washington, D.C. and Annapolis.  I have my own website!  www.CroftonRancher.com.

Are you worried that your prospective seller won't like the truth, and it could cost you the listing?  In other words, if they don't like the message, they might "shoot the messenger" -
How do you handle it when you walk into a prospective seller's home and your reaction is something to the effect of...
Whew, this house stinks!  I can't breathe!  I need fresh air! This place looks like an annex to the city dump! Has your bathtub ever been cleaned since you moved in (15 years ago)? You want how much for this house?  You've got to be kidding! One, two, three, four, five, … (41 comments)

MRIS, the regional multiple listing service for 25 local Associations/Boards of Realtors in Maryland, Virginia, Pennsylvania, D.C. and West Virginia, has just released sales statistics for March 2007.  It's not surprising to anyone working in Anne Arundel County, Maryland, to see that everything is down EXCEPT days on market, when compared with last year.  What is surprising is the fact that it's barely down - the sales figures are really almost stable.  I'm certain that agents in other markets around the country would be very pleased to have numbers like these:

Who says that online marketing doesn't work?  Well, its effectiveness depends on two primary factors:  Target marketing - i.e. appropriate marketing for the online venue - and follow-up.  Let's talk about TARGET MARKETING online for now, and leave follow-up for another day. 
When you list a home, you probably give some thought to the best way of reaching likely buyers and target market accordingly.  Let's use mailings as an example:  In the case of a starter home, you might decide to send photo postcards to a nearby rental community.  When you list a waterfront home, you might send mailers to people who live in … (1 comments)
