crofton md real estate: Crofton Real Estate Update for March 2012 - 04/16/12 06:30 AM
Real Estate Activity in Crofton MD for March 2012 was UP over last month (February 2012) and last year (March 2011), based on the units that settled.  Home owners who are thinking of selling will be encouraged by this news.  As you can see from this chart, closings nearly doubled! New non-contingent contracts were down, however, so I don't expect the number of closings to rise again in April.  We'll see... I hope I'm wrong about this.
More good news:  The ratio of Sale Price to Original List Price was up about 3% over last month and last year (although it … (2 comments)

CROFTON, MARYLAND:  REAL ESTATE QUESTIONS & ANSWERS

A. Paperwork that required mailing 10 years ago and scanning/emailing just 2 years ago can now be signed and sent electronically. Let me explain…

crofton md real estate: It's raining, it's pouring... AGAIN! - 09/24/11 06:06 AM
Texas is having a dought, and we're drowning here in Crofton, Maryland. Another home football game for the Maryland Terps (4 in a row, this year), and a 3rd rainy game. I'll be the first to admit that I'm a fair-weather football game.  When it rains, I prefer to stay home and watch it on TV, even though that means I'm gonna miss a great tailgate party.
So much going on in this area today, in addition to the Terps game: The Renaissance Festival, Crofton Crafts Fair, solar homes on the National Mall, etc., etc., etc.  But, what's a fair-weather gal … (13 comments)

crofton md real estate: 2011 Crofton Craft Fair is Tomorrow - 09/23/11 10:15 AM
The Crofton Craft Fair is a long-standing tradition in this community, and many people look forward to it on the last Saturday of September and April each year.
The Greater Crofton Chamber of Commerce will sponsor this event for the first time, on Saturday, and their enthusiasm for this project is showing. If the weather gods smile on that day, it should be more fun than ever. But don't let a little rain keep you away... the event is "on" even if it's rainy out there.
The craft fair will be held at Crofton Country Club parking lot from 10 a.m. … (5 comments)

crofton md real estate: Your Agent's Role in the Sale of Your Home - 09/09/11 10:24 AM
What do you expect of your real estate agent?
It's okay for you to blurt out an un-edited list of demands that will make your agent just about fall out of the chair, thinking "Why did I open this can of worms?"
Or you may hesitate to answer because you know what you want, but you don't know if it's reasonable to expect.

Canton, Massachusetts, Buyer Agent and Attorney Christine Smith summed up her customer service philosophy in a post on Activerain yesterday, Put the Client First and the Rest Will Take Care of Itself, and that probably sums up … (6 comments)

crofton md real estate: Will the Crofton MD Real Estate Market Improve in Spring? - 02/02/11 10:00 AM
Q.  I’m concerned about the Crofton real estate market because I'd like to list my home for sale.  Do you think the market will pick up in Spring?A.   If you’ve been feeling a little blue about the real estate market in Crofton and throughout this area, I understand. From December - February, sales tend to be fewer than the rest of the year for a variety of reasons beyond our control - weather conditions being the #1 culprit.
The world-famous weather-reading groundhog Punxsutawney Phil predicted from his home at Gobbler's Knob, near Punxsutawney PA, earlier today, that spring is on … (6 comments)

crofton md real estate: Spacious Crofton Colonial on 2 Acres for Rent - 12/15/10 07:43 AM
Not many homes in the Crofton area are located on 2 acres, so it's a rare opportunity when one becomes available for rent.  If you're relocating to the Baltimore-Washington area, your timing couldn't be better.
Three military installations are located within a half hour - Fort George G. Meade, Andrews AFB, and the U.S. Naval Academy - not to mention the various U.S. Government offices in D.C. (just a little farther but still an easy commute).  Maryland public schools are ranked #1 in the nation, and recreation opportunities abound in nearby Annapolis, Baltimore and D.C.  Now you can enjoy it all … (8 comments)

crofton md real estate: Nautilus Diner to Host Crofton Regional Community Center Meeting - 07/09/10 09:37 AM
If you haven’t visited The Nautilus Diner yet, why not put it on your calendar for Wednesday, July 14.  That’s when the next meeting for Crofton Regional Community Center (CRCC) is scheduled, and The Nautilus Diner is hosting it at 6:30 p.m.
Nautilus is located on Route 3 at the intersection with Rt. 424.  It’s open round-the-clock on Fridays and Saturdays, and 6 a.m. –  1 a.m. Sunday thru Thursday.  My personal favorite is breakfast - there’s just something about that diner environment and pancakes that seem to go together –  and breakfast is served any time.  Of course, they also have … (4 comments)

crofton md real estate: It's a Beautiful Day for a Picnic in Crofton MD - 04/06/10 08:27 PM
When you're looking for something to do in Crofton MD…

Take the family to Swann Park, located off Crofton Parkway at Swinburne Avenue in Old Crofton.
Let the kids play on the equipment, toss pebbles into the pond and watch them skip across the water, critique (or cheer) golfers on the adjacent 12th hole of Crofton Country Club, or take photos of the scenic red barn across the 13th fairway.
Swann Park is a nice walk from most homes in “Old Crofton” and there’s plenty of adjacent parking for anyone coming from nearby communities.

crofton md real estate: Are You Ready to Dump That Crofton-Area Rental Property? - 02/18/10 10:23 AM

If you own rental property in the Greater Crofton Area and want to get rid of it, now might be a good time for doing that.
Chances are good that you can cut your losses and get the property sold during the next few months while the first-time buyer and repeat-buyer tax credits are still going strong.  After those tax credits expire, I suspect we might see a lull in the local real estate market - and that’s probably right about the time your lease expires again.  You don’t want to wait 'til then.  (Early End Likely for Spring Home-Buying Season)
In fact, it’s possible your … (5 comments)

crofton md real estate: Why Plant a Wye Oak? - 10/20/07 09:55 PM
Posted to Localism.com and FocusonCrofton.com.
If you are new to Maryland, and not familiar with the Wye Oak, perhaps I should start by telling you what this is all about.
About the species - In 1941, Maryland designated the White Oak (Quercus Alba) as the State Tree.
The white oak is a handsome and sturdy tree, named for its whitish bark and grey twigs.  The trees are large, long-lived, and slow-growing - reaching heights of 60 to 150 feet, with diameters between three to four feet.  They have glossy bright green leaves with five to seven rounded lobes on each leaf.
A white oak … (5 comments)

crofton md real estate: Anne Arundel County MD Real Estate Trends - ABSORPTION RATE - 09/10/07 01:10 PM
(January - August 2007)
ABSORPTION RATE is simply the pace at which homes are absorbed by the market. By measuring the number of homes in inventory and the number of homes sold, we can estimate how long it will take to sell the homes currently available.
The first chart shows the number of properties for sale in Anne Arundel County and how many properties sold and settled.  The absorption rate, on the second chart, is calculated by dividing the number of sold properties by the number of homes in inventory.  Any percentage above 50% means that more homes sold than didn't; if the percentage is less than 50%, fewer than half … (8 comments)

crofton md real estate: Anne Arundel County MD Real Estate Trends - DAYS ON MARKET - 09/09/07 10:02 AM
(January - August 2007)
DAYS ON MARKET go up and prices go down when new listings outpace new contracts for homes, as we've seen throughout 2007 in Anne Arundel County MD.  The explanation is simple - supply and demand.  Housing inventory simply exceeds the number of qualified buyers in the marketplace.
No turn-around in this situation is anticipated soon, unfortunately, since issues surfaced during August in the mortgage industry which resulted in the tightening of credit qualifications for homebuyers.  Many lenders literally closed their doors and others severely restricted their loan programs.  Popular "no-money down" conventional loans may now be history, eliminating a large percentage of prospective home buyers from the … (7 comments)

crofton md real estate: St. Joseph Statues Help Sell Homes - Superstition or Sales Strategy? - 09/08/07 05:33 PM
This week's real estate articles on MarketWatch.com included Countrywide to cut up to 12,000 jobs. New foreclosures set record in latest MBA survey, and How to get a mortgage today.  Yawn...

Then I scrolled back to an August post by Amy Hoak, Keeping the faith, which inspired me take a look at the home-selling strategy of burying St. Joseph in the yard.
I'm a little sensitive about St. Joseph, having been born on his feast day, March 19.  My mother often said she wish it occurred to her to name me "Josephine" in his honor - Thank goodness, she didn't!  (Please, no offense intended to all … (24 comments)

crofton md real estate: Where's YOUR agent... front row or nosebleed section? - 09/05/07 12:19 PM

Take a look at this seating chart for Comcast Center, the basketball arena at University of Maryland.  You'll notice a lot of pretty colors, each representing a more or less desirable section for seating, a wide range of prices, and different expectations.
It's a little like the real estate arena, don't you think?  Consumers can reserve a seat in the "purple"section at a lower price, knowing before they step foot into Comcast that they saved a lot of money over those people who are sitting court-side to watch the very same basketball game.  The question is this:  "Where's YOUR agent... front row or nosebleed section?  … (29 comments)
