crofton real estate: Contemplating Renovation of Your Crofton Home? - 06/03/10 11:43 AM
IF YOU LIVE IN OLD CROFTON, BELAIR AT BOWIE, FOUR SEASONS ESTATES or any other older community in the area, this is important for you to read: A new law went into effect on April 22, 2010 that will impact any work you have done on your home, if it was built before 1978. That describes a lot of homes in the greater Crofton area... maybe even most of them. According to the Environmental Protection Agency website, “Common renovation activities like sanding, cutting, and demolition can create hazardous lead dust and chips by disturbing lead-based paint, which can be

crofton real estate: Have Crofton Real Estate Sales Dropped Since the Tax Credit Ended? - 05/26/10 08:41 AM
The tax credit for homebuyers ended April 30, 2010. What does that mean for Crofton homesellers? Home sales have dropped in the greater Crofton area and throughout the country, now that the tax credit is behind us. A quick glance at local home sales for the first 15 days of May 2010 vs. the first 15 days of April : Fortunately, there do seem to be some homebuyers still out there, but we're not likely to see another month like April 2010 for quite a while. The tax credit did what was intended, i.e. encourage people to

crofton real estate: Crofton Condo at Short-Sale Price without any Short-Sale Hassles or Delays - 09/18/09 01:35 PM
You have less than two weeks to buy a Crofton condo before FHA purchase money for condos dries up on October 1. (Assuming they don’t come to their senses before then and cancel a planned policy change.) That’s because condo communities approved by FHA before 10/1/08 will lose their approvals, and the process for approving them again is expected to be lengthy. And that is a good reason to buy a Crofton Condo NOW. Any Crofton condo. But… THIS Crofton condo can be purchased at a price comparable to a short-sale at just $187,000, but it is NOT a short sale. You can avoid all the

crofton real estate: Neighborhoods in Crofton Maryland - Charing Cross Townhomes - 08/13/09 08:19 AM
Neighborhoods in Crofton Maryland located outside the Crofton Gates - Charing Cross Townhomes. Charing Cross is a community of 122 spacious Crofton townhomes built from 1979 through the mid-80's in two phases by different builders. The community is located on the north side of Rt. 424, just east of Rt. 3. It is not inside the "Crofton Triangle" or the special taxing district, but it is located within the Crofton zipcode (21114) and residents do attend Crofton public schools. The first section, as you drive into the community from Rt. 424 (left), was a pet project

crofton real estate: Crofton Commons Townhomes in Crofton MD - 08/06/09 07:57 AM
CROFTON COMMONS in Crofton MD is ideally located for anyone working on post at Fort Meade or anywhere in the D.C.-Baltimore area... and it's only about a half hour to either the D.C. or Baltimore beltways. CROFTON COMMONS is a community of about 90 homes built in the '70's. Like other townhomes in the area at the time, they originally sold around $60,000. All of the homes have a basement, as far as I know, and most are 3 bedroom homes with about 1400 sq. ft. There are also a number of 4-bedroom end units with nearly 1650 square

crofton real estate: Selling Time is Down for Crofton Real Estate - 04/11/09 01:22 PM
The number of "days on market" for homes sold in Crofton during March was DOWN 24% from the same month in 2008 and 40% from last month. How's that for good news!?! Two adjacent zipcodes have different results to report, however, proving again that all real estate is local. In Odenton, "days on market" went UP 43% from March 2008 and, in Gambrills, the number went DOWN 58% in March 2009 from the same month last year. That's quite a swing for three adjacent zipcodes that many people consider to be the "Greater Crofton Area." I've been collecting statistics about Crofton

crofton real estate: Why Buy a Home in This Down Market? - 03/21/09 02:15 PM
Buying a home is still the right option for most people. In fact, this may be the best time in years for renters (or military personnel living in government housing) to make that move to home ownership because home prices are more affordable than they've been in years. Not only that, interest rates are lower than they've been in decades. You don't want to let this opportunity get away, especially if you plan to live in the same area for a few years. There's so much media focus on falling home values that all the other benefits of home ownership are

crofton real estate: Housing Relief for Military Families - 03/13/09 07:59 AM
Military families stationed at Fort Meade, Andrews AFB, the U.S. Naval Academy and other military installations in the Crofton area and throughout the D.C.-Baltimore region will be glad to learn they may now be eligible for relief to their housing woes, compliments of the recent stimulus package. It comes in an expansion to the Homeowners Assistance Program (HAP). administered by the Army Corps of Engineers. The program was intended initially to assist military homeowners affected by base closings under BRAC 2005. It has since been extended to help those affected by the credit and foreclosure debacle, and now it will also help

crofton real estate: Searching Online for Homes While Wearing My Customer Hat - 03/05/09 09:45 AM
ONLINE HOME SEARCH, FROM A BUYER'S PERSPECTIVE This evening I decided to "play" real estate, not "do" real estate. In other words, I put on my customer hat and put away my real estate agent hat. We've toyed with the idea of relocating to another area of the country ever since my husband retired three years ago. We're not what you would call "highly motivated" but we're more motivated now than we were a year ago, before lifelong savings and investments started to tank with the economy. Tonight I focused on South Carolina, where we lived in the 70's

crofton real estate: Friends Don't Advise Friends About Real Estate - 02/17/09 09:54 PM
You Love Them... They Love You... But... HOME SELLERS: Those loving friends of yours are shaking their heads and saying that your listing price is too low... the commission you're offering is too high... and you chose the wrong agent. You believe those friends mean only the best for you, and that's why you rely upon them even though they have no professional expertise in real estate. Of course, they'll quickly tell you they have all the right answers (from reading the Washington Post and watching CNN): Raise the price of your home - Quick, before someone makes an offer. Drop

They're also taking on the battle against Cancer as part of a larger school effort to create awareness and fight the disease. They're asking fans to make a donation to the American Cancer Society at the door for the Senior Night game. Arundel Wildcats Varsity girls wear new uniforms, with a splash of pink as a reminder of the fight against breast cancer. crofton real estate: Crofton in Photos - Lake Louise Townhomes - 02/07/09 07:31 PM
As you drive past Crofton on Route 3, you will see the back of brick townhomes overlooking Lake Louise. No surprise, then, that the neighborhood in which they're located is called "Lake Louise." The townhomes in this neighborhood are brick front and back, with siding used on very few of them and only for architectural detail. Their location is wonderful, just inside the main gate, within blocks of the Crofton Village Green and Crofton Country Club. Some could say these townhomes are "cookie cutter" because their exteriors are very similar, but that doesn't detract from their appeal at all. There is

crofton real estate: Crofton in Photos - The Crofton Village Green (LOCALISM FEATURED) - 01/25/09 05:04 PM
Located on Crofton Parkway in the heart of "Old" Crofton at the top of Crawford Boulevard, you'll see the Crofton Village Green as you enter this community. In Crofton's early days it was the scene of the Spring and Fall Craft Fairs and the annual Christmas Tree Lighting, but both events outgrew the Green as the community expanded far beyond the original triangle bounded by Routes 3, 424, and 450. You can still catch a free summer concert at the Village Green, however, and residents frequent the many businesses ranging from Sly Horse Tavern to a variety of professional offices. The

crofton real estate: Crofton in Photos - The Village at Waugh Chapel - 01/19/09 10:31 AM
The Village at Waugh Chapel is a favorite destination of families in the Greater Crofton Community and nearby Fort Meade for dining, shopping, and many services. This photo was taken from the parking lot in front of Chipotle towards The Atlanta Bread Company, Robert Andrews Salon & Spa, Fuji Steak House and the Village Commons Community Center. For a complete list of restaurants, retailers, and services, you can visit the Village at Waugh Chapel online. There's a separate tab at the top of the homepage for each different category of businesses, so it's very easy to navigate and find whatever

crofton real estate: Crofton in Photos - First Baptist Church of Crofton - 01/11/09 10:01 AM
It's Sunday morning, and some of my neighbors will gather at one of the many places of worship in our community. First Baptist Church of Crofton, located on Crofton Parkway, is the first House of Worship you see when you drive into the communty via Clubhouse Gate Rd. If memory serves me correctly, the architecture is modeled after Bruton Parish Church in Historic Williamsburg. Built in 1968 with the help of Crofton developer Hamilton Crawford, it is located at the heart of the community near the Crofton Village Green and Crofton Country Club Clubhouse. There's a very informative church website,

crofton real estate: Real Estate Market Study September 2008 - Crofton Maryland - 10/10/08 11:00 PM
Many homeowners are worried about the values of their Crofton homes, and that certainly is understandable in this economic climate. Let me reassure you that the "average" and "median" sold home prices in September 2008 were only slightly lower than they were in 2005. (Probably the 2004 level, but I don't have the statistics to substantiate that.) Most of us were not unhappy with those prices at that time. Yet homes which probably would have sold quickly in September 2005 or 2006 took many months to sell in the same month this year. There are many reasons for this, beginning

Included in Your Online Relocation Package for Anne Arundel County, Maryland- Home of Fort George G. Meade, NSA, Northrop Grumman, BWI, and the U.S. Naval Academy. Since Maryland Schools ranked #3 in the Nation, chances are your children will be attending a better school here than the one they left. Only New York and Massachusetts rank higher. Anne Arundel County Public Schools seem to have another award or accomplishment to announce nearly every time I visit their website. I usually take the published information and boil it down to just what will interest folks living in my immediate market area, Crofton and the nearby communities
