market statistics: Anne Arundel County MD Real Estate Trends - ABSORPTION RATE - 09/10/07 01:10 PM
(January - August 2007)
ABSORPTION RATE is simply the pace at which homes are absorbed by the market. By measuring the number of homes in inventory and the number of homes sold, we can estimate how long it will take to sell the homes currently available.
The first chart shows the number of properties for sale in Anne Arundel County and how many properties sold and settled.  The absorption rate, on the second chart, is calculated by dividing the number of sold properties by the number of homes in inventory.  Any percentage above 50% means that more homes sold than didn't; if the percentage is less than 50%, fewer than half … (8 comments)

market statistics: Grab your umbrella, real estate is falling! - 07/25/07 11:17 AM
MarketWatch reports more bad news for real estate...
...on a national  level.  But it is important for you to remember that the real estate market is more accuratey measured on a LOCAL level.
Today's report by Rex Nutting for MarketWatch sounds very dire:  Existing home sales fall to 5-year low of 5.75 million.  He quotes National Association of REALTORS statistics that sales were down 11.4% in June 2007 from June 2006.  Just yesterday, John Spence reported for MarketWatch that Home-builder stocks fall on renewed housing fears.  Now I would like to call a "time out", please, to ask a question in the face of all this bad … (6 comments)

market statistics: The experts are saying... - 06/25/07 01:02 PM
Are home sellers in denial?  Now that is a very good question, and everyone has an opinion.  I'll bet you've already framed an answer in your own mind, and now you're waiting to hear what I have to say.
Yes, I think that's true.  I've talked to a number of sellers, and even agents, who are convinced that their home is worth 10% higher than it's likely to get in today's market.  In fact, even economists and other experts are making that observation.  Just today, I was reading an article in MarketWatch by Rex Nutting, and he quoted the Chief Economist for … (7 comments)

market statistics: Odenton MD - Market Report for May 2007 - 06/13/07 07:40 AM
ODENTON MD 21113
Recently released real estate statistics indicate that Odenton (21113) fared better than other Anne Arundel County zipcodes during May 2007, compared to May 2006.
According to the Metropolitan Regional Information Systems, Inc. (MRIS), the mls used by REALTORS and others in the Odenton area, the average "Sold" price was down by less than 1% from a year ago - essentially, values are holding their own.
One statistic that I always look for is New Listings vs. New Contracts, because that is a good indicator of supply and demand - which helps me to predict the market for the next few … (0 comments)

market statistics: Crownsville MD - Market Report for May 2007 vs. May 2006 - 06/10/07 09:54 PM
CROWNSVILLE MD 21032
Sales statistics for Crownsville, MD (21032) were almost scary for May 2007.
There were twenty-four new listings and only three new sales (plus three contingent contracts).  Talk about an imbalance of supply and demand!  All I can say is this:  BUYERS, IT'S A GREAT TIME TO BUY A HOME IN CROWNSVILLE.  (Sorry, Sellers!)  Here are some additional statistics from Metropolitan Regional Information Systems, Inc. (MRIS), comparing May 2007 with May 2006:
Total Units Sold:  Down 61.54%Total Sold Dollar Volume:  Down 71.09%Average Sold Price:  Down 24.84%Median Sold Price:  Down 43.17%Contrary to other areas, however, the days on market are also Down - from 139 … (3 comments)

market statistics: College Park MD - Market Report for April 2007 - 06/02/07 10:59 AM
COLLEGE PARK MD
April sales statistics from Metropolitan Regional Information Systems (MRIS) are now available for College Park, MD.  Following is a report comparing this year with the same month in 2006:
As you can see, the volume of sale is down about the same amount as the number of sales - almost 50%.  At the same time, the average days on market have nearly doubled.  It's important to note that the 98.11% for avg. sale price as a percentage of avg. list price could be somewhat misleading because it is based on the list price at the time of contract - the original list … (0 comments)

market statistics: Bowie MD - Market Statistics for April 2007 - 06/01/07 10:47 PM
BOWIE MD 20715, 20716, 20720
As you consider whether to buy or sell a home in the Bowie area, you might want to take a look at recent sales statistics so that you will have realistic expectations.  These figures were published by the Metropolitan Regional Information Systems, Inc., the multiple listing service used in the Bowie area of Prince George's County.
The imbalance of new listings and new contracts is even greater in this area of Bowie.  During April, there were 74 new listings and only 20 new sales.
Fortunately, the average sale price vs. list price has remained fairly good, at more than … (0 comments)

market statistics: Davidsonville MD - Market Report for April 2007 - 05/22/07 07:08 AM
DAVIDSONVILLE MD 21035
Sales comparisons between April 2006 and 2007 don't mean much for Davidsonville, MD, when there was only one sale during April 2006.  That seems crazy, but it's the information reported by Metropolitan Regional Information Systems, Inc., the regional multiple lsting service that includes Davidsonville.
I think we need to focus on the 2007 information, specifically the fact that there were 14 new listings in April, 4 new contracts, and 6 new settlements (see Total Units Sold below).  Those 6 units were on the market for an average of 217 days - almost 2/3 of a year.  If you have a … (0 comments)

market statistics: Odenton MD - Market Report for April 2007 - 05/21/07 05:54 PM
ODENTON MD 21113
Wow, this is interesting...  I've been posting MRIS sales statistics for Anne Arundel County, MD for a few days, and Odenton is the only zipcode (so far) where the numbers seem to be going up.
Total sold dollar volume, average sold price, median sold price, total units sold and average list price for sold homes - all UP from April of last year.  Unfortunately, the average days on market more than doubled.  And the average sale price as a percentage of average list price went down.  That last statistic does not take into account any price reductions before the sale, so it … (0 comments)

market statistics: Anne Arundel County MD - Market Report for March 2007 - 04/11/07 07:37 AM
ANNE ARUNDEL COUNTY MD
MRIS, the regional multiple listing service for 25 local Associations/Boards of Realtors in Maryland, Virginia, Pennsylvania, D.C. and West Virginia, has just released sales statistics for March 2007.  It's not surprising to anyone working in Anne Arundel County, Maryland, to see that everything is down EXCEPT days on market, when compared with last year.  What is surprising is the fact that it's barely down - the sales figures are really almost stable.  I'm certain that agents in other markets around the country would be very pleased to have numbers like these:
Total sold dollar volume is down 2.91% from March 2006 … (0 comments)
