Maryland residents know that we're in a buyer's market, yet there are prospective home buyer's still sitting on the sidelines, risking every day that market conditions could be less favorable for them when they finally get into the game. 
The situation kinda reminds me of this cartoon:

The procrastinating fish isn't really going to enjoy any benefit by (1) waiting for a bigger worm or (2) taking the bait now.  He's going to end up on someone's dinner plate, whichever choice he makes.
On the other hand, a procrastinating home buyer will benefit from taking advantage of today's buyer's market:  … (17 comments)

maryland real estate: Another "WOW" Moment for Maryland Public Schools - 02/10/11 03:18 AM
Maryland public schools are ranked #1 again, less than a month after they were ranked #1 by Education Week, College Board and Newsweek for the highest percentage of rigorous high schools in America.  
For the 3rd straight year, Maryland had the highest percentage in the nation of high school seniors scoring 3 or higher on an AP exam. According to the College Board's Annual AP Report to the Nation, they also scored 1.6 percentage points better than they did in 2009.
The "WOW" moments for Maryland education and higher education just never seem to end, do they?

If your home is on the market, in Maryland or anywhere across the USA, do you know why it hasn't sold yet? 
Without seeing your home first hand, I can't even guess.  But I can give you some food for thought based on many years of experience. 
When there's a six-month supply of homes for sale, like today, it's a buyers' market - that means market conditions are more favorable for buyers than sellers.   Some homes are selling, and no doubt there's a good reason why they sold when others did not.
Burying a statue of Saint Joseph in your yard is probably not the magic answer … (11 comments)

maryland real estate: Real Estate Update - Maryland's Special Legislative Session - 11/25/07 09:00 PM

Do you remember this big NO button on my post last month titled Consumer Tax on Real Estate Services?  No Way!?  I reported that Maryland's Governor Martin O'Malley had called a special legislative session to railroad through several tax increases without the usual citizen safeguards in place during a regular session - including a tax on property management fees. 
Unfortunately, the Governor's strategy was effective in increasing the sales tax 20% from 5% to 6% and returning slots to Maryland for the first time since 1968, when they were outlawed.
Maryland Realtors were very effective in opposing several other bills, however, so our "NO" was heard!

They say a picture is worth a thousand words, and it's certainly true when you look at Davidsonville real estate statistics in the form of a graph or chart. 
This shows the sold properties each month, alongside the listing inventory.  It's not a very pretty picture for home sellers, is it?

 
As ugly as this appears, there ARE homes selling. 
Just this week, closing occurred for my listing on Blandford Way in Wynnewood Subdivision. The property listed, sold and settled in LESS THAN 60 DAYS.

As you drive around your neighborhood, do you get tired of seeing FOR SALE signs?  I do.  Some days, it seems like they just don't make SOLD signs any more. 
I came across a website today called FunnyChill, featuring funny candid photos of people and places.  I thought it might be fun to go through them and create a list of 20 funny signs, since we don't have many SOLD signs making us smile in this market.  'It would take a LOT of room to show these here, so I will just provided you with links instead.

Crofton home prices dropped in July, putting her in good company with communities across the nation (although the number of homes sold in July 2007 exceeded those in 2006).  The news is particularly discouraging, given that the current mortgage market debacle is not reflected in last month's statistics.  Given the downward direction in prices for July, continually expanding inventory, and now the tightening of mortgage criteria, sellers and buyers alike could be in for some tough times for the remainder of the year.

MarketWatch reports more bad news for real estate...
...on a national  level.  But it is important for you to remember that the real estate market is more accuratey measured on a LOCAL level.
Today's report by Rex Nutting for MarketWatch sounds very dire:  Existing home sales fall to 5-year low of 5.75 million.  He quotes National Association of REALTORS statistics that sales were down 11.4% in June 2007 from June 2006.  Just yesterday, John Spence reported for MarketWatch that Home-builder stocks fall on renewed housing fears.  Now I would like to call a "time out", please, to ask a question in the face of all this bad … (6 comments)

Those "old pros" - I know they get to you sometimes! 
When I was a rookie, a lifetime ago, I had a love-hate relationship with them.  In my mind, most of them were old-fashioned, overweight, arrogant - and clients seemed to fall effortlessly into their laps from nowhere.  Yet, over the years I have found myself mentally giving some of those "grande dames" credit for different things I learned from them that still impact my business after four decades as a REALTOR.  Now that I'm an old pro myself, I stipulate to the weight and being somewhat old-fashioned; I just hope today's rookies don't find me too arrogant...  that they realize … (65 comments)

There were almost 3 times as many new listings in Anne Arundel County last month as there were new "solds", according to MRIS, but most real estate sales statistics were relatively stable last month.   The difference from June 2006 to 2007 was less than 10% in every category, except Average Days on Market.
Total Sold Dollar Volume was down a mere 5.93% from $317,922,308 to $299,060.159, primarily because the Total Units Sold went down from 750 to 676 last month.  Yet both the Average Sold Price and Median Sold Price were up.

Davidsonville fared better than most zipcodes in the area last month, with ten new listings and six new sales.  In spite of the higher price ranges in Davidsonville, there was only one contingent contract accepted.  Yes, the inventory is growing, but the rate is much lower than surrounding zipcodes where new listings outnumber sales 3 to 1.  Right now, there are only 60 properties on the market in Davidsonville, ranging from $349,900 to $2,650,000. 
MRIS released their statistics today, comparing June 2007 to June 2006:

There is more good news today for homebuyers in the Crofton area, based upon the June sales statistics released today by MRIS.
84 homes were listed last month in the 21114 zipcode, while just 32 went under contract.  With the home inventory continuing to grow at more than double the number of sales, home prices are not likely to head back up in the near future.  If buyers act now, while rates are still hovering around 6.5%, they should do "okay" in today's market.

Are home sellers in denial?  Now that is a very good question, and everyone has an opinion.  I'll bet you've already framed an answer in your own mind, and now you're waiting to hear what I have to say.

The Miss Maryland Pageant began today, with contestants arriving in Hagerstown for a hectic week of rehearsals, appearances and competition (June 24-July 1).  If you've never been to Hagerstown or to a Miss America state pageant preliminary, this is a great opportunity for you to experience both.  And you still have time to get tickets, which are very affordable.
