(January - August 2007) ABSORPTION RATE is simply the pace at which homes are absorbed by the market. By measuring the number of homes in inventory and the number of homes sold, we can estimate how long it will take to sell the homes currently available. The first chart shows the number of properties for sale in Anne Arundel County and how many properties sold and settled. The absorption rate, on the second chart, is calculated by dividing the number of sold properties by the number of homes in inventory. Any percentage above 50% means that more homes sold than didn't; if the percentage is less than 50%, fewer than half

ODENTON MD 21113 Recently released real estate statistics indicate that Odenton (21113) fared better than other Anne Arundel County zipcodes during May 2007, compared to May 2006. According to the Metropolitan Regional Information Systems, Inc. (MRIS), the mls used by REALTORS and others in the Odenton area, the average "Sold" price was down by less than 1% from a year ago - essentially, values are holding their own. One statistic that I always look for is New Listings vs. New Contracts, because that is a good indicator of supply and demand - which helps me to predict the market for the next few

CROWNSVILLE MD 21032 Sales statistics for Crownsville, MD (21032) were almost scary for May 2007. There were twenty-four new listings and only three new sales (plus three contingent contracts). Talk about an imbalance of supply and demand! All I can say is this: BUYERS, IT'S A GREAT TIME TO BUY A HOME IN CROWNSVILLE. (Sorry, Sellers!) Here are some additional statistics from Metropolitan Regional Information Systems, Inc. CROFTON MD 21114 Each month, when new sales statistics are published by the Metropolitan Regional Information Systems, Inc. (MRIS) - the multiple listing service for Crofton (21114) - the first thing I look at is the Total New Listings (76) and the Total New Contracts (41). If these numbers are not close, then I can predict the future. How, you might ask? Well, it's a case of Supply and Demand. If 76 property owners in Crofton put their homes on the market in a month when only 41 homebuyers elect to purchase a home, the inventory of homes for sale continues to grow.

ODENTON MD 21113 Wow, this is interesting... I've been posting MRIS sales statistics for Anne Arundel County, MD for a few days, and Odenton is the only zipcode (so far) where the numbers seem to be going up. Total sold dollar volume, average sold price, median sold price, total units sold and average list price for sold homes - all UP from April of last year. Unfortunately, the average days on market more than doubled. And the average sale price as a percentage of average list price went down. That last statistic does not take into account any price reductions before the sale, so it

ANNE ARUNDEL COUNTY MD MRIS, the regional multiple listing service for 25 local Associations/Boards of Realtors in Maryland, Virginia, Pennsylvania, D.C. and West Virginia, has just released sales statistics for March 2007. It's not surprising to anyone working in Anne Arundel County, Maryland, to see that everything is down EXCEPT days on market, when compared with last year. What is surprising is the fact that it's barely down - the sales figures are really almost stable. I'm certain that agents in other markets around the country would be very pleased to have numbers like these: Total sold dollar volume is down 2.91% from March 2006
