The Washington Business Journal reported on Thursday, January 10, 2008 that housing prices stabilized in parts of the DC metropolitan area in December 2007. "Prices actually rose slightly in the District, and inner suburbs such as Montgomery County and parts of Northern Virginia saw only modest declines in sales prices. Outlying regions such as Prince William County suffered steep drops in pricing and sales volume, according to data released by Metropolitan Regional Information Systems." The Greater Capital Association of REALTORS has just released the housing statistics ending in December 2007.* In the District of Columbia, the average price of a single family home in 2007 was $687,459 up from $529,000, The total number of houses sold was 3,439 down from 3,946 in 2006 (down 12.8%). Meanwhile the condo and coop market saw an increase in sales in 2007. In 2007, 3,852 condos and coops sold compared to 3,648 units sold in 2006. (up 5.6 %). dc: Parts of Washington, DC may be declared in a Flood Zone - 01/07/08 06:03 PM
The Federal Emergency Management Agency has proposed new flood zone maps that could result in mandatory flood insurance and stricter building codes for parts of downtown Washington according to to an article in today's Washington Post. The Post reports that the maps show a proposed flood zone several blocks wide and extending in a broad crescent from the Lincoln Memorial to Fort McNair, in Southwest Washington. The zone would include Federal Triangle, much of the Mall to the base of Capitol Hill and a large section of Southwest Washington (not not the entire neighborhood). dc: DC Domestic Partners May File Joint Tax Returns for 2007 - 01/06/08 12:21 PM
Beginning this year, registered Domestic Partners may file joint tax returns in the District of Columbia. Bill 16-958, the Domestic Partnerships Joint Filing Act of 2006, became law on Wednesday, March 14, 2007. Couples registered as domestic partners in D.C., who must still file as single on federal forms, may file their 2007 taxes jointly in 2008 under the new law. With the adoption of the Domestic Partnership Equality Amendment Act of 2006, registered domestic partners in the District of Columbia gained many of the same rights as a spouse (see list below). Domestic partners in the District of Columbia must sign on mortgages and deeds of trust even if they are not listed on the loan. The $5,000 DC First Time Homebuyer Tax Credit provides a federal tax credit of up to $5,000 for individuals who purchased in the District of Columbia by 12/31/2007. Eligibility for the credit is phased out for single filers making $70,000 to $90,000 (adjusted gross income) and joint filers making $110,000 to $130,000. dc: Southwest DC: Waterfront Mall Closing - 08/23/07 11:44 PM
Waterfront Mall has posted signs announcing the closing of the mall in preparation for it's demolition to re-open 4th Street SW. The closing is anticipated to happen between 9/8 - 9/15/2007. The District will be renting 500,000 square feet of office space in new buildings to be built along the portion of 4th Street SW to be reopened. During the construction the Safeway will remain open in its present location. Both CVS and Bank of America will relocate into temporary buildings that have bee erected on the south parking lot.
