There was a record low number of single-family home constructed which was only slightly mitigated by an increase in the construction of multi-family homes (specifically apartments). Analysts are saying those numbers reflect the increased difficulty in qualifying for mortgages, the weakened economy and a loss of consumer confidence.</p> <p>It seems to me that as people lose their homes, and their credit is destroyed, they have no place else TO go but a multi-family home and even then, with poor credit, those options are limited. I believe that as more jobs are created, unemployment rates go down, and the economy starts to increase, people will rebuild their credit and look to buying again. You heard right! In an extraordinary achievement, engineers in Mesquite, Nevada have devised a way to switch out an old bridge for a new one in a matter of hours. To give you some idea of the enormity of this, the normal process - used across the country even as we speak - can take up to a year of road closures. It's called "Accelerated Bridge Construction" and it was developed by a team in Utah.</p> <p>Basically, what they did was build the new bridges temporary platforms right next to the old I-15 bridges being replaced. The old bridges were demolished and then hydraulic jacks were used to lift the new bridges up and ease them onto Teflon rails lubricated with - yep, you guessed it - Dawn dish soap and were then slid into place about 5 feet at a time. In addition to the millions saved in labor, it is estimated that $12.7 million was saved in time and fuel costs alone. One of the main reasons is that they have so many varied topics and offer so many during the year that you can choose to attend those that specifically speak to you and where you are in your business right now.</p> <p>For example, I took a course on using social media in my business and where I was a bit intimidated by sites like Facebook and Twitter before (especially as they relate to Realty), now I'm completely comfortable using them. I'm not an expert, by any means, but I can see it's value and I'm using them to my advantage! I had really thought havign a Facebook page or Twitter feed was a little unprofessional before and I didn't see how helpful they would be. I knew my daughter used them, so I thought they were just for teenagers. You'd be amazed at how many clients (and potential clients) have found me through my Facebook page or, if they found me by other means, how many have asked me for my Facebook and Twitter handles so they can follow me.</p> <p>At this point, I've used both Twitter and Facebook for contests and community information and just general updates for my community and I'm always looking for new ways to connect. Let me caution you that, like a blog and a website, social media sites need continually fresh content as well to keep people interested and coming back. of the entries reads, "Respect copyrights. Only upload content and images that you have the right to use commercially." This one is really critical but very easy to accidentally mix up. Now, I'm not talking out-right plagery here because we all know what that is. What I mean is, how do you know if something is copyrighted or if it's okay to include in your post? Generally speaking, copyrighted material will indicate it somewhere either on the content page you're reading or on the home page of the site the content is located on. A good rule of thumb is to just assume everything you read is copyrighted because it's always better to err on the side of caution. Also check to see if they have a provision for reprinting their material (you will sometimes see authors say it's okay to reprint as long as you give them credit and link back to their page).</p> <p>If you're not sure, but you really want to include a piece in your post, what I've done in the past is contact the author directly (there is usually some form of contact information on the page where the article is posted). I joke, but honestly one of the best things you can do to improve your SEO is link, link, link! Link back to your sites, Facebook, Twitter, AR Blog, etc. wherever you can. You can use links in two ways (or possibly more – but I only know about these two). The first link from your site and lead to an external site (I have several sites and blogs, and they all link back to each other). Aside from directing viewers to your other sites, this will also likely provide the kind of "quality" link that search engines look for (more on that later).</span></p> <p> </p> <p><span>The second method is for someone else to link from their site to yours (also called “backlinking”). I have done “link exchanges” with lots of Realtors across the country and, aside from increasing your SEO overall, you’d be surprised at the leads you can get from people who want to move out of state and find you through their current Realtor. I found out that when search engines calculate the relevance of a site to a keyword (which is the key to SEO), they not only consider the number of backlinks to that site but also the quality of the links. Quality is determined when the search engine considers the content of the sites and checks to see what backlinks are relevant. The more relevant the backlinks are to your site the greater their quality. So, an example of a highly relevant backlink would be a link to a rescue shelter on a veterinarian’s site. If, however, you have a link on a veterinarian’s site for, say, ice skating than that link would be considered less relevant and therefore a lower quality link in the eyes of the search engine.</span></p> <p> </p> <p><span>We’re all learning day-to-day what helps with SEO, so I’m always researching online and reading your blogs to get more ideas! </span><span style="color: black;
