On The Planet of Greed That Wells Fargo Resides on...

I was working short sales even before they became popular. We used to call them "upside down" sales (you know, where the seller was upside down, meaning that they owed more than the home was worth). I have done hundreds of short sales with every bank imaginable, but none have been as brutal as the short sales I've done with Wells Fargo. (See: "A Short Sale With Wells Fargo is Like Being in an Abusive Relationship").

Wells Fargo is the most ruthless establishment that I've ever worked with and due to the horrible way they treat the homeowners who are under water, I have stopped sending them business a long time ago. As much as I abhore Wells Fargo, others hate them even more. See: Wells Fargo Sucks, Wells Fargo is the Devil and other Internet groups and pages that explore just how miserable this bank truly is. Keep in mind that Wells Fargo was the largest recipient of the bailout money, to the tune of TWENTY FIVE BILLION TAX DOLLARS!!! In spite of this, Wells Fargo continues to abuse hard working Americans with their shenanigans.

Here is but the latest example of a Wells Fargo short sale experience:

1. I listed the condo in April of 2012 and got the first buyers within a month or two thereafter. I had the short sale package all ready to go, but Wells Fargo only allows you to work through their Equator system. On the Equator system you are not allowed to upload the entire short sale package. No, that would be too easy. Instead, you have to wait until a task is assigned to you. That way, they can request paperwork piecemeal, so as to string you along for several weeks before you can upload the entire package.

2. If a task is assigned to you and you don't respond within the designated time (sometimes that window of opportunity is a day or two) and God forbid you have other clients, the short sale is denied and you have to start the whole process from square one all over again. This happened a few times on this short sale.

3. I lost the first buyers because they didn't want to wait anymore.

4. I put the unit back on the market and found the second set of buyers. Several weeks later we lost those buyers because they didn't want to wait anymore and another lower priced unit became available for sale in the same building.

5. While I was on my European vacation, with limited Internet access, I got the third set of buyers. Cash deal, they were willing to wait for as long as it took. This was in September 2012.

6. Having lost all my patience, I hired a negotiator to deal with Wells Fargo, sometime at the end of 2012. By March 2013, Wells Fargo finally approved the short sale, but they demanded $20,000 more. The original sales price was $135,000 and Wells Fargo demanded $155,000. Apparently, the price on comps had gone up during the wait from September to March. The Buyers wouldn't pay the new price and Wells wouldn't approve the Buyers' counter of $145,000. Goodbye Buyers number three.

7. We put the condo on the market again. Through some perfect timing and sheer luck, we had multiple offers. The winning buyer offered $5,000 more than the price Wells Fargo demanded, so, only about a week and a half after Wells Fargo gave us the $155,000 price demand, I sent them an offer that was $5,000 higher than their asking price. Naturally, I expected a clear approval of the higher offer, especially because it was a cash offer with no contingencies and no special stipulations.

8. A few days later, so about two weeks after Wells Fargo said they wanted $155,000 for the condo, and after submitting an offer for $160,100, Wells Fargo came back with a new price demand: $169,100.

I submitted comps showing that NO oceanview unit had ever sold for that high of a price and that they were comparing our oceanview unit with Oceanfront units, which were typically selling for considerably more than the oceanview ones.

What was the Wells Fargo response? Are you ready for this? Wells Fargo informed me that Oceanview units sell for more than Oceanfront ones.

Yeah, that's what Wells Fargo believes, because on that special planet that Wells Fargo resides on, Oceanview units sell for more than Oceanfront ones! What planet is that, you ask? The planet of greed!

9. So, now I am marketing the unit again at the $169,100 Wells Fargo price. No buyers yet and it's been several weeks. Never mind that an oceanfront unit recently sold for about that price, on the planet of greed that Wells Fargo resides on, Oceanview is better than Oceanfront!

A Short Sale With Wells Fargo is Like Being in an Abusive Relationship

It started innocently enough: filled with good intentions and hope, then it became more and more abusive:

“Give me this, give me that…”

“That’s not good enough…”

“No, I won’t do that!”

“No, you can’t have that!”

“You do exactly as I tell you, or else!”

I would call. I would write. Send emails. Sometimes all my attempts went unanswered. Then, out of the blue, I’d get a phone call, or an email and all of a sudden I was hopeful again. Then nothing again, but more demands and more abuse.

You know how it goes… Pretty soon, I was constantly in a state of alert, waiting for that next email, waiting on pins and needles for the next demand. Months and months like this. It was torture, I tell you!

This relationship was killing me! Take, take, take and nothing in return, only more abuse.

Finally, I said: That’s it! I’m not doing this anymore! I’m done! I want no more of this!

Then, Wells Fargo approved my Short Sale.

It Has Happened Here: The Police State is Real

The Bush regime’s response to 9/11 and the Obama regime’s validation of this response have destroyed accountable democratic government in the United States. So much unaccountable power has been concentrated in the executive branch that the US Constitution is no longer an operable document.

Whether a person believes the official story of 9/11 which rests on unproven government assertions or believes the documented evidence provided by a large number of scientists, first responders, and structural engineers and architects, the result is the same. 9/11 was used to create an open-ended “war on terror” and a police state. It is extraordinary that so many Americans believe that “it can’t happen here” when it already has.

We have had a decade of highly visible evidence of the construction of a police state: the PATRIOT Act, illegal spying on Americans in violation of the Foreign Intelligence Surveillance Act, the initiation of wars of aggression–war crimes under the Nuremberg Standard–based on intentional lies, the Justice Department’s concocted legal memos justifying the executive branch’s violation of domestic and international laws against torture, the indefinite detention of US citizens in violation of the constitutionally protected rights of habeas corpus and due process, the use of secret evidence and secret “expert witnesses” who cannot be cross-examined against defendants in trials, the creation of military tribunals in order to evade federal courts, secret legal memos giving the president authority to launch preemptive cyber attacks on any country without providing evidence that the country constitutes a threat, and the Obama regime’s murder of US citizens without evidence or due process.

As if this were not enough, the Obama regime now creates new presidential powers by crafting secret laws, refusing to disclose the legal reasoning on which the asserted power rests. In other words, laws now originate in secret executive branch memos and not in acts of Congress. Congress? We don’t need no stinking Congress.

Despite laws protecting whistleblowers and the media and the US Military Code which requires soldiers to report war crimes, whistleblowers such as CIA agent John Kiriakou, media such as Julian Assange, and soldiers such as Bradley Manning are persecuted and prosecuted for revealing US government crimes. http://www.informationclearinghouse.info/article33804.htm The criminals go free, and those who report the crimes are punished.

The justification for the American police state is the “war on terror,” a hoax kept alive by the FBI’s “sting operations.” Normally speaking, a sting operation is when a policewoman poses as a prostitute in order to ensnare a “John,” or a police officer poses as a drug dealer or user in order to ensnare drug users or dealers. The FBI’s “sting operation” goes beyond these victimless crimes that fill up US prisons.

The FBI’s sting operations are different. They are just as victimless as no plot ever happens, but the FBI doesn’t pose as bomb makers for terrorists who have a plot but lack the weapon. Instead, the FBI has the plot and looks for a hapless or demented person or group, or for a Muslim enraged over the latest Washington insult to him and/or his religion. When the FBI locates its victim, its agents approach the selected perpetrator pretending to be Al-Qaeda or some such and ply the selected perpetrator with money, the promise of fame, or threats until the victim signs on to the FBI’s plot and is arrested.

Trevor Aaronson in his book, The Terror Factory: Inside the FBI’s War on Terrorism, documents that the FBI has so far concocted 150 “terrorist plots” and that almost all of the other “terrorist cases” are cases unrelated to terrorism, such as immigration, with a terror charge tacked on. http://www.youtube.com/watch?feature=player_embedded&v=LpTOrNQ3G9Q#! The presstitute American media doesn’t ask why, if there is so much real terrorism requiring an American war against it, the FBI has to invent and solicit terrorist plots.

Neither does the media inquire how the Taliban, which resists the US invasion and attempted occupation of Afghanistan, fighting the US superpower to a standstill after 11 years, came to be designated as terrorists. Nor does the US presstitute media want to know how tribesmen in remote regions of Pakistan came to be designated as “terrorists” deserving of US drone attacks on the citizens, schools and medical clinics of a country with which the US is not at war.

Instead the media protects and perpetrates the hoax that has given America the police state. The American media has become Leni Riefenstahl, as has Hollywood with the anti-Muslim propaganda film, Zero Dark Thirty. This propaganda film is a hate crime that spreads Islamophobia. Nevertheless, the film is likely to win awards and to sink Americans into both tyranny and a hundred-year war in the name of fighting the Muslim threat.

What I learned many years ago as a professor is that movies are important molders of Americans‘ attitudes. Once, after giving a thorough explanation of the Russian Revolution that led to communist rule, a student raised his hand and said: “That’s not the way it happened in the movie.”

At first I thought he was making a witty joke, but then I realized that he thought that the truth resided in the movie, not in the professor who was well versed in the subject. Ever since I have been puzzled how the US has survived for so long, considering the ignorance of its population. Americans have lived in the power of the US economy. Now that this power is waning, sooner or later Americans will have to come to terms with reality.

It is a reality that will be unfamiliar to them.

Some Americans claim that we have had police states during other wartimes and that once the war on terror is won, the police state will be dismantled. Others claim that government will be judicious in its use of the power and that if you are doing nothing wrong you have nothing to fear.

These are reassurances from the deluded. The Bush/Obama police state is far more comprehensive than Lincoln’s, Wilson’s, or Roosevelt’s, and the war on terror is open-ended and is already three times longer than World War II. The Police State is acquiring “squatter’s rights.”

Moreover, the government needs the police state in order to protect itself from accountability for its crimes, lies, and squandering of taxpayers‘ money. New precedents for executive power have been created in conjunction with the Federalist Society which, independent of the war on terror, advocates the “unitary executive” theory, which claims the president has powers not subject to check by Congress and the Judiciary. In other words, the president is a dictator if he prefers to be.

The Obama regime is taking advantage of this Republican theory. The regime has used the Republican desire for a strong executive outside the traditional checks and balances together with the fear factor to complete the creation of the Bush/Cheney police state.

As Lawrence M. Stratton and I documented in our book, The Tyranny Of Good Intentions, prior to 9/11 law as a shield of the people was already losing ground to law as a weapon in the hands of the government. If the government wanted to get you, there were few if any barriers to a defendant being framed and convicted, least of all a brainwashed jury fearful of crime.

I cannot say whether the US justice system has ever served justice better than it has served the ambition of prosecutors. Already in the 1930s and 1940s US Supreme Court Justice George Sutherland and US Attorney General Robert Jackson were warning against prosecutors who sacrifice “fair dealing to build up statistics of success.” Certainly it is difficult to find in the ranks of federal prosecutors today Jackson’s “prosecutor who tempers zeal with human kindness, who seeks truth and not victims, who serves the law and not factional purposes, and who approaches his task with humility.”

Just consider the wrongful conviction of Alabama’s Democratic governor, Don Siegelman by what apparently was a Karl Rove plot to rid the South of Democratic governors. The “Democratic” Obama regime has not investigated this false prosecution or given clemency to its innocent own. Remember how quickly Bush removed the prison sentence of Cheney’s operative who revealed the name of a CIA undercover agent? The Democrats are a cowed and cowardly political party, fearful of justice, and as much a part of the corrupt police state as the Republicans.

Today the purpose of a prosecution is to serve the prosecutor’s career and that of the party that appoints him or her. A prosecutor’s career is served by high conviction rates, which require plea bargains in which the evidence against a defendant is never tested in court or before a jury, and by high profile cases, which can launch a prosecutor into a political career, as Rudy Giuliana achieved with his frame-up of Michael Milken.

Glenn Greenwald explained how Internet freedom advocate Aaron Swartz was driven to his death by the ambition of two federal prosecutors, US Attorney Carmen Ortiz and Assistant US Attorney Stephen Heymann, who had no aversion to destroying an innocent person with ridiculous and trumped-up charges in order to advance their careers. http://www.guardian.co.uk/commentisfree/2013/jan/16/ortiz-heymann-swartz-accountability-abuse

It is rare for a prosecutor to suffer any consequence for bringing false charges, for consciously using and even paying for false evidence, and for lying to judge and jury. As prosecutors are rarely held accountable, they employ illegal and unethical methods and routinely abuse their power. As judges are mainly concerned with clearing their court dockets, justice is rarely served in America, which explains why the US has not only a larger percentage of its citizens in prison than any other country on earth, but also the largest absolute number of prisoners. The US actually has more of its citizens in prison than “authoritarian” China which has a population four times larger than the US. The US, possibly the greatest human rights abuser in history, is constantly bringing human rights charges against China. Where are the human rights charges against Washington?

In America the collapse of law has gone beyond corrupt prosecutors and their concocted false prosecutions. Unless it needs or desires a show trial, a police state does not need prosecutors and courts. By producing legal memos that the president can both throw people into prison without a trial and execute them without a trial simply by stating that some official in the executive branch thinks the person has a possible or potential connection to terrorism, tyranny’s friends in the Justice (sic) Department have dispensed with the need for courts, prosecutors and trials.The Bush/Obama regime has made the executive branch judge, juror, and executioner. All that is needed is an unproven assertion by some executive branch official. Here we have the epitome of evil.

Evidence is no longer required for the president of the US to imprison people for life or to deprive them of their life. In “freedom and democracy” America, innocent until proven guilty is no longer the operative legal principle. If the government says you are guilty, you are. Period. No evidence required for your termination. Even Stalin pretended to have evidence.

The United States government is working its way step by step toward the determination that any and every critic of the government is guilty of providing “aid and comfort” to Washington’s “terrorist enemies,” which includes the elected Hamas government in Gaza. The only critics exempted from this rule-in-the-making are the neoconservatives who criticize the US government for being too slow to throttle both its critics and “anti-semites,” such as former US President Jimmy Carter, who criticize the Israeli government’s illegal appropriation of Palestinian lands. Most of Palestine has been stolen by Israel with Washington acquiesce and aid. Therefore, nothing is left for a “two-state solution.”

There is no doubt whatsoever that the Israeli government’s theft of Palestine is illegal; yet, Washington, on which Israel is totally dependent, does nothing about law. Law, we don’t need no stinking law.” Washington has might. Might is right. Get used to it.

The opening decade of the 21st century has seen the destruction of all the law that was devised to protect the innocent and the vulnerable since the rise of the now defunct moral conscience of the West. The West’s moral conscience never applied outside of itself. What happened to people in Europe’s colonies and to native inhabitants of the US and Australia is a very different story.

Nevertheless, despite its lack of coverage to the powerless, the principle of the rule of law was a promising principle. Now America under Bush and Obama, two peas of the same pod, has abandoned the principle itself.

The Obama police state will be worse than the Bush/Cheney police state. Unlike conservatives who in times past were suspicious of government power, Obamabots believe that government power is a force for good if it is in the right hands. As Obama’s supporters see him as a member of an oppressed minority, they are confident that Obama will not misuse his power. This belief is akin to the belief that, as Jews suffered so much at the hands of Hitler, Israel would be fair to the Palestinians.

Glenn Greenwald writes that “the most extremist power any political leader can assert is the power to target his own citizens for execution without any charges or due process, far from any battlefield. This is the power of a dictator. That Saddam Hussein and Muammar Gaddafi were said to have this power was part of their demonization as “brutal dictators,” a justification for overthrowing their governments and murdering the dictators and their supporters.

Ironic, isn’t it, that the president of the United States now murders his political opponents just as Saddam Hussein murdered his. How long before critics move from the no-fly list to the extermination list?

EXCLUSIVE: Justice Department memo reveals legal case for drone strikes on Americans

A confidential Justice Department memo concludes that the U.S. government can order the killing of American citizens if they are believed to be “senior operational leaders” of al-Qaida or “an associated force” -- even if there is no intelligence indicating they are engaged in an active plot to attack the U.S.

The 16-page memo, a copy of which was obtained by NBC News, provides new details about the legal reasoning behind one of the Obama administration’s most secretive and controversial polices.

“The condition that an operational leader present an ‘imminent’ threat of violent attack against the United States does not require the United States to have clear evidence that a specific attack on U.S. persons and interests will take place in the immediate future,” the memo states.

Instead, it says, an “informed, high-level” official of the U.S. government may determine that the targeted American has been “recently” involved in “activities” posing a threat of a violent attack and “there is no evidence suggesting that he has renounced or abandoned such activities.” The memo does not define “recently” or “activities.”

“This is a chilling document,” said Jameel Jaffer, deputy legal director of the ACLU, which is suing to obtain administration memos about the targeted killing of Americans. “Basically, it argues that the government has the right to carry out the extrajudicial killing of an American citizen. … It recognizes some limits on the authority it sets out, but the limits are elastic and vaguely defined, and it’s easy to see how they could be manipulated.”

Oddly, under current law, Congress and the courts are involved when presidents eavesdrop on Americans, detain them or harshly interrogate them — but not when they kill them.

It is not just the most recent president, this one and the next whom we need to worry about when it comes to improper exercise of power. It is every president. Mr. Obama should declassify and release, to Congress, the press and the public, documents that set forth the detailed constitutional and statutory analysis he relies on for targeting and killing American citizens.

Perhaps Mr. Obama still believes that, in a democracy, the people have a right to know the legal theories upon which the president executes his great powers. Certainly, we can hope so. After all, his interpretation might be wrong.

Constitutional experts said the memo's definition doesn’t hold up to scrutiny. Administration critics immediately said the white paper is fresh evidence the president has abandoned his 2008 campaign pledge to recognize and respect the limits of executive power.

10 Reasons to Prevent Seismic Airgun Testing in the Atlantic

Last week, members of both the U.S. House of Representatives and Senate sent letters to President Obama urging him to stop proposed seismic airgun testing in the Atlantic Ocean.

The U.S. Department of the Interior (DOI) is currently deciding if seismic airgun testing should be allowed to search for oil and gas in the Atlantic Ocean off the coasts of seven states from Delaware to Florida.

This type of seismic testing involves the use of airguns, which are towed behind ships and shoot loud blasts of compressed air at 250 decibels through the water and miles into the seabed to search for deep oil and gas deposits. These airguns make intense pulses of sound, almost as loud as explosives, every 10 seconds, 24 hours a day, for days to weeks on end. The blasts are so loud and constant that they can injure or disturb vital behaviors in fish, dolphins, whales and sea turtles.

Marine life impacts can include temporary and permanent hearing loss, abandonment of habitat, disruption of mating and feeding, and even beach strandings and death. If approved, seismic airguns will threaten endangered species, fisheries and coastal economies throughout the Atlantic.

These disruptive airguns are unnecessary and dangerous and here are the top 10 reasons why:

1. Seismic airgun testing is the first step towards deepwater drilling, the same practice that brought us the Deepwater Horizon oil spill disaster in 2010.

2. Seismic airgun testing will injure about 138,500 whales and dolphins, nine of which are North Atlantic right whales, one of the most endangered species on the planet, based on DOI’s own study, which may underestimate the impacts.

3. In Peru in early 2012, 900 dolphins and porpoises washed up on shore dead with physical signs of damage to their ear bones following seismic airgun testing. In 2008 a similar mass die off occurred for dozens of melon-headed whales in Madagascar after testing.

4. Because it displaces fish and can harm fisheries, seismic airgun testing threatens over 200,000 jobs in commercial and recreational fishing.

5. There are less harmful technologies than airguns on the horizon but they are not being considered by DOI.

6. Seismic testing or drilling in the Atlantic would not reduce U.S. gas prices by even a penny.

7. Oil and gas companies already own oil and gas leases on millions of acres of federal lands and waters, many of them are inactive and have not been developed.

8. The burning of oil and gas contributes to global climate change and ocean acidification, so new drilling in the Atlantic is not the solution to our energy challenges.

9. There is no need to conduct seismic airgun testing now, since the administration does not plan to hold oil and gas lease sales in the area until at least 2017.

10. Atlantic offshore wind could supply more jobs and energy than oil and gas in the region.

The search engine pulls out the sentence or words between the H1 tag as the whole topic of the content. It then classifies the content as such and your page now becomes more important to the search engines.

What Are H1 and H2 Tags? Defining and Using Proper Headings

There was quite a bit of talk on my last post, the rules for blogging, about H1 tags. It really deserves a post in itself. I also got a lot of questions from my earlier post today - Quality over Quality so I am reposting this old but still relevant post.

You may have heard of these, heck, may have even used them and just have no idea what they actually mean or why you are doing it. Other than making the text larger, which you could do in any html editor, it makes a huge difference on the SEO front.

When you see the term - H1 - or H1 through H6 in a tag, the H refers to "Heading". Just like the heading of your paper in elementary school, this is the subject and, well, HEADING of your blog (or article or post or page, or whatever it is you are writing.) You are essentially pointing out the importance of a sentence, keyword or phrase. Google and other search engines, look for this tag when scanning your page to determine the subject and direction of the content.

Think of it as the basic outline for your content. It's a great idea to repeat your blog title in the content and use the H1 tag at the beginning and end of the sentence. This shows the importance of the title (or subject) to the content. The search engine pulls out the sentence or words between the H1 tag as the whole topic of the content. It then classifies the content as such and your page now becomes more important to the search engines.

Other Heading Tags

The use of the other tags are like bullet points in an outline. H2 tags could be the subheading or targets you want to hit down through the content, just like I have used an H2 tag for the subheading "Other Heading Tags". Then this paragraph discusses those "other" tags. From here if I wanted to emphasize a little less but still be more than just content I would use an H3 tag and so forth. All browsers recognize these tags so it doesn't matter where you are working.

How to Incorporate Heading Tags

Depending on the platform you're using, ActiveRain, WordPress or even a Word Document, you may have the ability to highlight a phrase and click a simple heading 1, 2, 3, etc.. from the edit menu. Other platforms may only allow these tags in code (html) such as ActiveRain. In this case click the HTML at the end of the edit at the top and you will see the code of your post.

Once you are in code mode, find the sentence or phrase you want to add a heading to. At the beginning of the phrase type in this code <h1> and at the end of your phrase type this code </h1> .The / will close the section so don't forget to add that at the end. This will work with any number heading you want.

Some other tips to using headings

Don't have all your headings too close together. Remember, you're laying out your post like an outline so make the headings far enough part with the text in the middle.

It helps to have your keywords in the headings when you can.

Make sure your keywords are in the post title, the H1 tag, and in any alt tag (picture descriptions) for maximum SEO effect.

It doesn't matter if they are capitalized or not

Use the H1 tag only once at the top and H2 or beyond farther down

So, do you have to do this H1 business with every blog post ever written? No. But if you want to be found, want to show up on search engines more, we better play by their rules. Blog on!

Photography Tips From The 2012 Real Estate Photographer Of The Year Award Winner, Iran Watson

Upon researching "top real estate photography tips" for a killer article I was planning to write, I stopped dead in my tracks after stumbling upon Iran's Atlanta Real Estate Photography site. Iran's photos truly speak for themselves, every room and shot tells a unique story and I quickly realized how little I know about real estate photography.

So, instead of scavenging up helpful tips and tricks I went directly to the expert. Iran is a professional photographer specializing specifically in real estate. While being an Atlanta, GA Photographer member REPAI, the April 2012 Real Estate Photographer of the Month and the 2012 PFRE Real Estate Photographer of the Year Award he’s also a highly accredited Real Estate Agent.

Something Active Rain’s Bob Stewart told me a long time ago that’s stuck with me ever since was that, ‘As a Realtor, you have to paint a picture of what it would be like to live in that home and area. Think about that…that’s a huge commitment and buyers need to know they’ll love it.’ (not word for word, but something like that). This is something I talk a lot about with my Vail Real Estate Pros at High Life Properties; how can we encapsulate the Vail, CO experience?

But, nothing has rung truer to Bob’s advice than seeing Iran’s work. His photos depict exactly what it would feel like to live in each particular home. This is exactly what buyers need and from a seller’s perspective that’s…priceless.

It was an honor to pick his brain on real estate photography and without further ado I give you the BEST Real Estate Photography Tips on the web!

1. How did you get involved with Real Estate photography?

It was quite by accident really. I started researching "real estate photography" as an effort to improve my own listings' presentations. As I got more and more into, I discovered that I really enjoyed it and as my skills improved it motivated me to take it even further. Then one day, an agent calls me and asks for the number of my photographer. When I mentioned that I did it myself, they offered to pay me to shoot a couple of listings for them. So I did, eventually they told their friends, and then they told their friends and before I knew it, it just took on a life of its own. A couple of years later, I started receiving inquires for commercial work and that’s when I decided to set it up as a bonfide business.

2. If you could go back to your first interior photography shoot, what would you tell yourself, knowing what you know now?

"Hire a professional!" LOL! Seriously though, there were so many aspects of interior photography that I was simply oblivious too. It really is a very challenging type of photography to learn to do well. Nowadays there are some very good resources created by working pros in this field that are invaluable for someone just starting out. I wish these ebooks and videos were available when I was starting.

3. Photos are so crucial in Real Estate, what advice do you have for realtors trying to take photos on a budget (with a point and shoot or cell phones)?

First and foremost, educate yourself on what makes a good interior photograph and learn how to overcome the more common issues one faces when photographing interiors. Study the images of other successful photographers and make notes on what aspects you like and then try to mimic them in your own work. Share your work with your peers, or better yet, a group of professionals like the Flickr PFRE group, and let them critique it and offer you feedback, the more honest, the better.

Looking at a scene and being about to visualize what the finished product will look like is crucial in my opinion. If you can't see what you are after in your mind's eye, it will be difficult to formulate an approach to get you there. Thankfully technology does a lot of the heavy lifting so a good DSLR, Wide Angle lens, Tripod and external flash will go a long way. Finally, if you really want to reach the upper tiers of this kind of photography be prepared to spend a lot of time and money, as there are large investments required for both. Having said that, it’s not an impossible goal to reach.

4. How do you determine what angle to shoot from in a room?

Composition is really my number one concern when shooting interiors, so in a manner of speaking where you (or your tripod) stand in the room is paramount. If you don’t get that right, you really have to work overtime to introduce enough redeeming qualities into the image to make up for a poor composition. For the important rooms of a home, the kitchen, master bedroom, master bath, etc. I will typically shoot multiple angles of these spaces. So what determines my angle, it can be any number of things actually, every scene is different.

Generally speaking I start with the camera at about the eye level of a person sitting in the room, which is about 4ft. I usually go for a straight-on, one point perspective or shoot at a 90 degree angle toward a corner of the room. Wide Angle lenses often introduce a kind of distortion that stretches the corners of the frame. Composing around one of these two perspectives helps to minimize the impact of that. Ultimately, the angle is determined by what I feel is most aesthetically pleasing through the viewfinder of the camera after considering what I mentioned above.

5. Do you ever get behind the lens and have to alter a room's staging for a shot?

All the time. As I mentioned above, using Wide Angle lenses have the propensity of "seeing" the scene differently than the human eye. I will often slide furniture to the side or remove large decor pieces that distract from the image. These things can look great in the room when physically standing there, but wide angle focal lengths produce a different result than what you see in person. I also work with a Stager on the good majority of the homes I shoot. Issues like de-cluttering, furniture arrangement and decor are handled by her. Of course if there is something that is obviously ruining an otherwise good shot I will take the time to remove or rearrange it.

6. What's the best time of day to take interior photos?

One of the biggest challenges with photographing interiors is the dynamic range, or the range form the darkest area of the scene to the brightest. This is especially true for scenes that have windows in them. With this in mind, you want to shoot the room at a time when the light outside is close to the light inside. This usually means dusk, or dawn, or an overcast day. My personal approach is to use multiple off camera lights, or strobes. This way I can bring up the interior luminosity to more closely match that of the exterior. Using strobes has a steep learning curve, but in the end it is easier to use lights to brighten the interior than controlling the light from the sun...

7. What's the best time of day to take exterior photos?

This largely depends on the direction the home faces, but as a general rule of thumb I try to find a time where the sun is at my back and shining on the front of the home. This usually means mid morning or late afternoon. If you have a north facing home to photograph, I suggest trying to do a twilight shot where you photograph the house immediately after sunset. This can give a very pleasing effect of the home glowing from within and you get a nice gradient in the sky from one side to another.

8. If you could shoot the inside of anyone's home, dead or alive, who would it be?

This might be a little anticlimactic, but I would give anything to be able to go back and photograph my grandparent's house in which I spent most of my childhood. One of the greatest compliments I receive is when a homeowner expresses how much it means to them to be able to look back on these images and recall where their family had once called home. Sure, they are marketing images, but to the family they will also one day serve as a crystal clear view into the past. This is something I really wish I had...

Hörður Torfason, a lifelong activist from Iceland, is credited with organizing the Icelandic ‘Kitchenware Revolution’, beginning with a simple vigil in front of parliament aimed at educating passersby and ridiculing the blatant crimes of the elite who worked there. Ten Numbers the Rich would like Fudged

The numbers reveal the deadening effects of inequality in our country, and confirm that tax avoidance, rather than a lack of middle-class initiative, is the cause.

1. Only THREE PERCENT of the very rich are entrepreneurs.

According to both Marketwatch and economist Edward Wolff, over 90 percent of the assets owned by millionaires are held in a combination of low-risk investments (bonds and cash), personal business accounts, the stock market, and real estate. Only 3.6 percent of taxpayers in the top .1% were classified as entrepreneurs based on 2004 tax returns. A 2009 Kauffman Foundation study found that the great majority of entrepreneurs come from middle-class backgrounds, with less than 1 percent of all entrepreneurs coming from very rich or very poor backgrounds.

2. Only FOUR OUT OF 150 countries have more wealth inequality than us.

In a world listing compiled by a reputable research team (which nevertheless prompted double-checking), the U.S. has greater wealth inequality than every measured country in the world except for Namibia, Zimbabwe, Denmark, and Switzerland.

3. An amount equal to ONE-HALF the GDP is held untaxed overseas by rich Americans.

The Tax Justice Network estimated that between $21 and $32 trillion is hidden offshore, untaxed. With Americans making up 40% of the world's Ultra High Net Worth Individuals, that's $8 to $12 trillion in U.S. money stashed in far-off hiding places.

Based on a historical stock market return of 6%, up to $750 billion of income is lost to the U.S. every year, resulting in a tax loss of about $260 billion.

4. Corporations stopped paying HALF OF THEIR TAXES after the recession.

After paying an average of 22.5% from 1987 to 2008, corporations have paid an annual rate of 10% since. This represents a sudden $250 billion annual loss in taxes.

U.S. corporations have shown a pattern of tax reluctance for more than 50 years, despite building their businesses with American research and infrastructure. They've passed the responsibility on to their workers. For every dollar of workers' payroll tax paid in the 1950s, corporations paid three dollars. Now it's 22 cents.

5. Just TEN Americans made a total of FIFTY BILLION DOLLARS in one year.

That's enough to pay the salaries of over a million nurses or teachers or emergency responders.

That's enough, according to 2008 estimates by the Food and Agriculture Organization and the UN's World Food Program, to feed the 870 million people in the world who are lacking sufficient food.

For the free-market advocates who say "they've earned it": Point #1 above makes it clear how the wealthy make their money.

6. Tax deductions for the rich could pay off 100 PERCENT of the deficit.

Another stat that required a double-check. Based on research by the Tax Policy Center, tax deferrals and deductions and other forms of tax expenditures (tax subsidies from special deductions, exemptions, exclusions, credits, capital gains, and loopholes), which largely benefit the rich, are worth about 7.4% of the GDP, or about $1.1 trillion.

Other sources have estimated that about two-thirds of the annual $850 billion in tax expenditures goes to the top quintile of taxpayers.

7. The average single black or Hispanic woman has about $100 IN NET WORTH.

The Insight Center for Community Economic Development reported that median wealth for black and Hispanic women is a little over $100. That's much less than one percent of the median wealth for single white women ($41,500).

Other studies confirm the racially-charged economic inequality in our country. For every dollar of NON-HOME wealth owned by white families, people of color have only one cent.

8. Elderly and disabled food stamp recipients get $4.30 A DAY FOR FOOD.

Temporary Assistance for Needy Families (TANF) has dropped significantly over the past 15 years, serving only about a quarter of the families in poverty, and paying less than $400 per month for a family of three for housing and other necessities. Ninety percent of the available benefits go to the elderly, the disabled, or working households.

Food stamp recipients get $4.30 a day.

9. Young adults have lost TWO-THIRDS OF THEIR NET WORTH since 1984.

21- to 35-year-olds: Your median net worth has dropped 68% since 1984. It's now less than $4,000.

That $4,000 has to pay for student loans that average $27,200. Or, if you're still in school, for $12,700 in credit card debt.

With an unemployment rate for 16- to 24-year-olds of almost 50%, two out of every five recent college graduates are living with their parents. But your favorite company may be hiring. Apple, which makes a profit of $420,000 per employee, can pay you about $12 per hour.

10. The American public paid about FOUR TRILLION DOLLARS to bail out the banks.

That's about the same amount of money made by America's richest 10% in one year. But we all paid for the bailout. And because of it, we lost the opportunity for jobs, mortgage relief, and educational funding.

Bonus for the super-rich: A QUADRILLION DOLLARS in securities trading nets ZERO sales tax revenue for the U.S.

The world derivatives market is estimated to be worth over a quadrillion dollars (a thousand trillion). At least $200 trillion of that is in the United States. In 2011 the Chicago Mercantile Exchange reported a trading volume of over $1 quadrillion on 3.4 billion annual contracts.

A quadrillion dollars. A sales tax of ONE-TENTH OF A PENNY on a quadrillion dollars could pay off the deficit. But the total sales tax was ZERO.

It's not surprising that the very rich would like to fudge the numbers, as they have the nation.

When wildlife biologist Adam Warwick saw what was happening, he raced into the water after the 375-pound bear and pulled him to safety. Livestock operations consume 80% of antibiotics used in the United States, that's a strong statement. The meat industry denies that its drug habit contributes to antibiotic resistance in diseases that affect people. The FDA is now on record contradicting that.

Unfortunately, the corporations will not be stopped from this dangerous practice, but will continue to regulate themselves. If you don't want the antibiotics resistance, don't eat the meat, or switch to a local, free range, organic source. The European Parliament has backed a deal that will increase EU imports of beef from the US and Canada and help European food exporters.

A row over growth hormones used on North American cattle ranches led to a trade war lasting more than 20 years.

The new deal sets an annual EU quota of 48,200 tonnes for high-quality North American beef from cattle that have not been treated with growth hormones. http://bit.ly/JcEyx3

A livestock drug banned in 160 nations and responsible for hyperactivity, muscle breakdown and 10 percent mortality in pigs has been approved by the FDA.

The beta agonist ractopamine, a repartitioning agent that increases protein synthesis, was recruited for livestock use when researchers found the drug, used in asthma, made mice more muscular.

Ractopamine is started as the animal nears slaughter.

How does a drug marked, "Not for use in humans. Individuals with cardiovascular disease should exercise special caution to avoid exposure. Use protective clothing, impervious gloves, protective eye wear, and a NIOSH-approved dust mask" become "safe" in human food? With no washout period?

The drug is banned in Europe, Taiwan and China, and more than 1,700 people have been "poisoned" from eating pigs fed the drug since 1998, but ractopamine is used in 45 percent of U.S. pigs and 30 percent of ration-fed cattle. http://bit.ly/cu5AWL

Home Owners Across the Nation Sue All Bank Servicers and Their Offshore Havens; Spire Law Officially Announces Filing of Landmark Lawsuit Largest International Money Laundering Network in History Formed During Obama Administration; U.S. Banks' Theft of Home Owners' Money Laundered Through Cayman Islands, Isle of Man and Numerous Offshore-Based Affiliates

NEW YORK, NY, Apr 23, 2012 (MARKETWIRE via COMTEX) -- In a lawsuit alleged to involve the largest money laundering network in United States history, Spire Law Group, LLP -- on behalf of home owners across the Country -- has filed a mass tort action in the Supreme Court of New York, County of Kings. Home owners across the country have sued every major bank servicer and their subsidiaries -- formed in countries known as havens for money laundering such as the Cayman Islands, the Isle of Man, Luxembourg and Malaysia -- alleging that while the Obama Administration was publicly encouraging loan modifications for home owners, it was privately ratifying the formation of these shell companies in violation of the United States Patriot Act, and State and Federal law. The case further alleges that through these obscure foreign companies, Bank of America, J.P. Morgan, Wells Fargo Bank, Citibank, Citigroup, One West Bank, and numerous other federally chartered banks stole hundreds of millions of dollars of home owners' money during the last decade and then laundered it through offshore companies. The complaint, Index No. 500827, was filed by Spire Law Group, LLP, and several of the Firm's affiliates and partners across the United States.

Far from being ambiguous, this is a complaint that "names names." Indeed, the lawsuit identifies specific companies and the offshore countries used in this enormous money laundering scheme. Federally Chartered Banks' theft of money and their utilization of offshore tax haven subsidiaries represent potential FDIC violations, violations of New York law, and countless other legal wrongdoings under state and federal law.

"The laundering of trillions of dollars of U.S. taxpayer money -- and the wrongful taking of the homes of those taxpayers -- was known by the Administration and expressly supported by it. Evidence uncovered by the plaintiffs revealed that the Administration ignored its own agencies' reports -- and reports from the Department of Homeland Security -- about this situation, dating as far back as 2010. Worse, the Administration purported to endorse a 'national bank settlement' without disclosing or having any public discourse whatsoever about the thousands of foreign tax havens now wholly owned by our nation's banks. Fortunately, no home owner is bound to enter into this fraudulent bank settlement," stated Eric J. Wittenberg of Columbus, Ohio -- a noted trial lawyer, author and student of US history -- on behalf of plaintiffs in the case.

The suing home owners reveal how deeply they were defrauded by bank and governmental corruption -- and are suing for conversion, larceny, fraud, and for violations of other provisions of New York state law committed by these financial institutions and their offshore counterparts.

This lawsuit explains why loans were, in general, rarely modified after 2009. It explains why the entire bank crisis worsened, crippling the economy of the United States and stripping countless home owners of their piece of the American dream. It is indeed a fact that the Administration has spent far more money stopping bank investigations, than they have investigating them. When the Administration's agencies (like the FDIC) blew the whistle, their reports were ignored.
