Who let the dogs out? whoo, whoo.

It looks like things are heating up as we start to close out round 1 of the $8000 tax credit. Round 2 is up in the air because the Obama administration could come in with a solid knockout as November 30 draws to a close.

My recap reminds of the song my kid would listen to with all friends "Who let the dogs out?" Let's Recap. Be sure to bark between each one.

Senators, including Banking Committee Chairman Chris Dodd, are moving to extend the credit through July 1 and apply it to all home purchasers, rather than just first-time homebuyers.

Sen. Johnny Isakson, who owned a Georgia real estate company before joining the Senate, told the committee Wednesday the housing market will likely remain depressed for five years or more if the government does not step in to change the dynamic between slow home sales, falling home values and increasing unemployment.

Isakson recommended extending and expanding the credit and increasing the income eligibility limit to $300,000 to bring more buyers into the housing market.

Speaker Nancy Pelosi (D-Calif.) was on her soap box today saying that the House not only plans to extend an $8,000 first-time home-buyer's tax credit -- it may be broadened to include all home purchases.

The National Association of Home Builders yesterday called on Congress to extend and expand the $8,000 first-time home buyer tax credit set to expire at the end of next month. Their approach is it will be needed in order to create hundreds of thousands of badly needed jobs and move the economy to higher ground.

Mortgage applications fell for a second straight week, led by a plunge in demand for home refinancing loans as interest rates climb.

Applications for home building permits, a gauge of future construction, fell in September by the largest amount in five months

1st-time buyer's tax credit helps Duluth, Minn., home market.

Sales of previously owned homes in the United States likely rebounded in September after a surprise fall in August, boosted by a government incentive for first-time buyers, low prices and mortgage rates, according to a Reuters poll. We will see, Figures are released this Friday.

Congressman Gary Peters today urged House leadership to extend the first-time homebuyer tax credit

First-time home buyers scrambled to get contracts signed and deals in the pipeline last month, driving up pending home sales 16 percent in the Buffalo-Niagara area, even as closed sales activity fell in both numbers and especially dollars.

In Canton, Il. Cong. Phil Hare (D-17th District) met with local leaders and real estate agents Monday to call for an extension of the first-time homebuyer tax credit.

So as thing plays out and the politicians jockey for position, Grab the bottomless bag of popcorn with EXTRA butter and a Dr. Pepper and Enjoy. Watchout for a possible knockout punch from the President to send them all scattering.

Free Single Property Website

Free Single Property Website for 20 NC Real Estate Brokers in the Triangle Area of North Carolina. I am testing out a single property website system and need 20 Brokers to test it on their listings. I would prefer Real Estate Brokers in the Triangle Area, but will consider Brokers outside the area. This system is designed to get you and your listings in front of more buyers and help you close more listing presentations.

My team will set up the websites for you, and you won't have to do much. Pretty much a turn key website for you. All you will do is provide feedback and track your traffic (I will show you how to set up Google Analytics on your sites), as well as, capture leads. Here are the particulars for the system:

A complete professional property website

"Texting for" property info with call capture

Mobile phone website ZMLS.mobi included

Complete dynamic virtual tour created

Unlimited pictures, documents and medias

A complete showings feedback system

Quick and fast online printing of flyers

One-Click classified postings to Craig's List

Feeds to popular classified real estate sites

Easy to use online browser control panel

High quality PVC sign riders in 5 colors

24 hour access to all marketing information

Here is an actual property set up with the system, check it out:

http://3037fallsriver.greatcustomhome.com/

You will have the choice of setting all your listings up or just a few. The choice is up to you. I just want to get a good sample of real estate brokers to test the system to see how well it works. If you are interested you can contact me here:

http://www.my-nc-home-mortgage.com/active-rain-test.html

or leave a comment with information on how I can contact you.

Thanks, and I look forward to hearing from you. Keep in mind I will only take 20 brokers, so when I have 20 I will have to stop.

$8000 Tax Credit First Time Home Buyers

$8000 Tax Credit First Time Home Buyers is just about over even though the program does not end until November 30. The reason being is most First Time Home Buyers will be obtaining financing through FHA. Well, processing an FHA loan is not a sprint. It is more like an arduous marathon.

FHA being a Federal program follows in the foot steps of just about every other government program. The results are a cumbersome organization. It boils down to what I call a hoop session and even though I'm writing from the heart of A.C.C. basketball territory I'm not talking about that. What I am referring to is all the hoops that have been set in place that have to be met.

A typical FHA loan can be processed in about 30 to 45 days, and more recently leaning towards the later due to an increase of loans because of the expiration date drawing closer.

Now, on the other hand, there is still a little more time for you to capture the $8000 tax credit if you are willing to put down 20% or more and obtain financing through a conventional loan. This kind of loan does not take nearly as long because the guidelines are more relaxed since you are putting more money down.

With the program drawing to a close and the increase in loans being processed now I would recommend that you not wait. If your closing gets delayed for some reason and you close on December 1st you are out of luck on collecting the $8000 tax credit.

If this happens to you its going to feel like and this hurts. So, with a few steps right now we can avoid this. Give me a call, give your real estate broker a call. Just get off the fence and do something.

There is talk about an extension but this most likely won't be announced until closer to the end of the program or after it expires. This is a big unknown. Take it advantage of it while you can.

Here is a short video with Rob Dietz, Ph.D., director of tax issues for the National Association of Home Builders:

CHAOS to FREEDOM in T-30 minutes

Let me ask you a question… “Do you find yourself saying “if only I had the time I would…” or my favorite “if I could only stop time and catch up and…”

NEWS FLASH: You will never “have” the time and you will never be able to stop time and catch up. We are so incredibly programmed by our habit and behavior that we’re unlikely break this cycle anytime soon unless we have a Earth Shattering Life Changing Experience.

Well, let me shine some light on this bad news. It’s not so bad at all. With a little effort and sweat you can work around it. Even if your life is crazy, upside down, and missing parts. Forget about getting your ducks in a row.

All you need is 30 minutes. The hurdle will be getting past the 21 day mark. Studies have revealed that once we do it for more than 21 days they have a better chance of becoming part of our lives.

So, Start by a 30 minute appointment with yourself. Where do you get this 30 minutes. That’s easy. Where are spinning your wheels. That is the first place to look. If all your doing is spinning and not gettin anywhere, spend less time at it.

If you have a TV show you watch, Record it. The hour you would spend watching it spend on yourself and then just watch the show without the commercials, which is about 30 minutes.

That 30 minutes could be…

…. The book you have always wanted to write

…. The Volunteer you have wanted to be

…. The Creative side of YOU!

…. You fill it in ______________________

All you have to do is start, 30 minutes a day and you know you can find it. Stop making excuses, looking for places to hide, and stop embracing the chaos. CHANGE!
