      <title>Ballparking a Mortgage Payment</title>
      <description>&lt;p&gt;It isn't unusual for folks to call and express curiosity about&amp;nbsp;trying to ballpark a mortgage payment based on an interest rate and number of mortgage years.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;Although there are a number of mortgage calculators available on-line, some individuals enjoy having certain interest rate factors in their head - or pockets, that they can multiply per thousand of loan amount.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;The table below provides factors for each interest rate between 4.00% and 5.95%.&amp;nbsp; And does so for mortgages of either 15 years or thirty years.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;These payments would include principle and interest, and would not include any additional costs for taxes and insurance.&lt;br /&gt;&lt;br /&gt;It can be a simple way to calculate affordability, while out shopping for a home.&lt;br /&gt;&lt;br /&gt;Simply multiply the approximte mortgage amount by the factor indicated for prevailing interest rate and the number of years desired,&amp;nbsp;&amp;nbsp; &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Monthly Payments (Per $1000 in Principal)&lt;/strong&gt;&lt;/p&gt;

      <title>Sutter's Fort - In the Heart of Sacramento</title>

&lt;p&gt;After state budgetary woes threatened access at some of California's State Parks earlier this year, announcement of new hours for Sutter's Fort&amp;nbsp;has been made.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The fort is now closed on Mondays,&lt;/strong&gt; but all other days of the week will find it open as usual; other than on certain holidays.&amp;nbsp; This is great news for Californians, and especially school children eager to learn about our rich California Gold Rush history.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;In 1839, John Sutter, a Swiss immigrant acquired a land grant in the Sacramento Valley from the Mexican government.&lt;/strong&gt; The land was used to create a growing agricultural enterprise, which Sutter named, New Helvetia (New Switzerland.)&amp;nbsp;&amp;nbsp; New Helvetia was Sacramento's earliest settlement and the first non-Indian settlement in California's Central Valley.&lt;br /&gt;&lt;br /&gt;Sutter sent assistance and aid to the Donner Party In 1847.&amp;nbsp; The group of immigrants had&amp;nbsp;become trapped in a winter storm in the Sierra Nevada Mountains.&amp;nbsp; Ultimately, Sutter became known for his hospitality and for providing temporary refuge to travelers. New Helvetia became the destination for many early immigrants to California.&lt;br /&gt;&lt;br /&gt;Less than a decade after the Fort was established, gold seekers overran Sutter's properties and the Fort is all that remains of New Helvetia. It has been restored to its former state based on an 1847 map published in Darmstadt, Germany and is open daily for tours.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Open Tuesday - Sunday &lt;/strong&gt;&amp;nbsp;10:00 am to 5:00 pm &amp;nbsp;- Closed Mondays, Thanksgiving, Christmas and New Years Day&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Admission:&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;Adults $5 (18 years&amp;nbsp;and older)&lt;br /&gt;Youth $3 (ages 6 to 17)&lt;br /&gt;Children Free (5 and under)&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Location-Directions&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;The park is located in midtown Sacramento between K and L Streets and 26th and 28th Streets.&lt;br /&gt;&lt;br /&gt;Traveling on I-80, from San Francisco, take Business 80/Hwy 50 east. Take the Business 80 exit (north towards Reno) to the N Street turn off. Travel straight on 30th Street then turn left under the freeway at L Street to the Fort which will be located on your right.&lt;br /&gt;&lt;br /&gt;&lt;em&gt;Tuesday thru Saturday, bring quarters for the parking meters. Fifty-seven percent (57%) of those who simply telephoned their credit card company and asked for a lower interest rate got one instantly. This rate was anywhere from 7 to 10 points lower than their credit card interest rate.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;For success in this area, it is important to:&lt;/strong&gt; (1) Have a good credit rating. There should be no late payment notations on your credit report and you should have a good credit score; (2) You should not have a high debt-to-income ratio, and you should not be carrying a big balance on your credit card; (3) You should also be trying to send in more than the minimum payment each month; (4) You should have an excellent payment record with that particular creditor; (5) The credit card ins not one that is categorized as a &quot;sub-prime&quot;, meaning it is not a secured credit card or one marketed exclusively to those with bad credit.&lt;br /&gt;&lt;br /&gt;When you call and ask for a lower interest rate, your reasoning should be based on the argument that you deserve it because you're an excellent customer or you're getting better offers from other credit card banks. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;In addition to the suggestions mentioned above, another way to get out of debt faster, or to improve your standing, is to look at other consumer loans you have. &lt;/strong&gt;For instance, perhaps you have a car loan, or are paying off some furniture. If the car or furniture loan is near the payoff date, and it is a hefty amount you are paying each month, perhaps you could go ahead and pay it off early. This removal of a high bill each month, could significantly improve your standing on a credit report.&lt;/p&gt;

&lt;p&gt;Awhile back, I watched a travel documentary, which spoke about the &lt;strong&gt;California Gold Rush&lt;/strong&gt;, and the &lt;strong&gt;Nevada Comstock Load&lt;/strong&gt;.&amp;nbsp; According to what was presented, in &lt;strong&gt;TODAY'S&lt;/strong&gt; dollars, the gold taken from the California Mother Lode would be worth approximately $13 billion, and the silver extracted from the Nevada Comstock would fetch $6 billion.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;Consider for a moment, the&lt;strong&gt; government bailout of AIG has been $180 billion&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;That's multiple times more than the entire&amp;nbsp;&lt;strong&gt;COMBINED&lt;/strong&gt; current value of the gold and silver taken from the California Gold Rush, and the Nevada Silver Comstock.&lt;br /&gt;&lt;br /&gt;It certainly puts into perspective the value of things, and adds new dimension to the term, &quot;Too big to fail.&quot;&amp;nbsp; &lt;strong&gt;Pretty amazing isn't it!&lt;/strong&gt;&lt;/p&gt;&lt;div class='agent_signature'&gt;&lt;p&gt;&lt;img src=&quot;http://www.webstarmagic.com/realtor/images/myrl_jeffcoat_signature2.gif&quot; alt=&quot;&quot; width=&quot;179&quot; height=&quot;63&quot; /&gt;&lt;/p&gt;&lt;/div&gt;</description>

      <title>So Do You Want to Shoot Craps &#8211; Or Do You Want to Buy a House?</title>

&lt;p&gt;&lt;strong&gt;Occasionally, the phone will ring, and I'll pick up to hear dreaded words on the other end of the line.&amp;nbsp; It was no different yesterday morning.&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;The voice belonged to a seller I had as a client a few years back.&amp;nbsp; His home had sold, and he had successfully made his corporate move.&amp;nbsp; However, he is currently hoping to retire and move back to Sacramento.&lt;br /&gt;&lt;br /&gt;The dreaded words tumbled from his lips, &lt;strong&gt;&lt;em&gt;&quot;Myrl, I really want to get a good deal, and I think that will be a &quot;short-sale.&quot; &lt;/em&gt;&lt;/strong&gt;&amp;nbsp;The first questions back to Bob (not his real name - which is changed it to protect the guilty and even the innocent), &lt;strong&gt;&lt;em&gt;&quot;Bob, have you become anymore patient and handy than you were when I saw you last?&quot;&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;em&gt;&quot;Well no - not really,&quot;&lt;/em&gt;&lt;/strong&gt; was his reply!&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt;&lt;br /&gt;After working as a Greater Sacramento Area Realtor for the past 28 years, I had wondered what it was about the current market, which had me, less than exuberant about working with eager buyers waiting to swoop up those apparent bargain priced distressed short-sale properties that have flooded the market these days.&lt;br /&gt;&lt;br /&gt;Then I realized what it was.&amp;nbsp; &lt;strong&gt;For all the hype promoting short-sales or bank repos, I realized much of the process ran counter to what I had been working toward in assisting - and especially protecting home buyers these past decades.&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;To provide an example - At the beginning of my career in 1981, real estate professionals often used a one-page contract to draw up an offer.&amp;nbsp; There were generally NO disclosures.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;However, over the years, the evolutionary trend became increasingly and rightfully, a slow steady effort to enlighten, inform, and especially protect the home buying consumer from financial harm when it came to making one of their largest monetary investments, if not the largest.&lt;br /&gt;&lt;br /&gt;We began to see disclosures from the seller about known defects of the home.&amp;nbsp; There were other standard disclosures about lead-based paint, flood plains, earthquake hazards, and other disclosures, in addition to suggested inspections, etc.&amp;nbsp;&amp;nbsp; The ole one page contract soon went to four pages, later to 10 pages, and now beyond that.&amp;nbsp;&amp;nbsp; Much of this activity dealt with informing and disclosing to the client.&lt;br /&gt;&lt;br /&gt;Although in 1981 termite inspections and an occasional roof inspection occurred, we really hadn't seen any home Inspections and the multitude of other available inspections now available.&amp;nbsp; But, these too became mainly part of the norm as years passed by.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;From the beginning, I thought the more disclosures during a home sale, the better - Knowledge is power.&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;Fast forward to today's world of real estate sales, where in the Greater Sacramento area, the vast majority of home sales are either &quot;short-sales&quot; - or bank owned properties with little or no disclosures.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Add to this, that the &quot;short-sale&quot; homes, especially in the entry-level price range, often receive multiple offers creating a competitive feeding frenzy among homebuyers.&amp;nbsp; This frenzy can create conditions that have buyers making snap decisions counter to their best interests.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;It is not uncommon for the short-sale listing agent to send over a counter offer or addendum, stating that your deposit is non-refundable for periods of 60 to 120 days.&amp;nbsp; It is important to understand that the sales agreement is between the Buyer and the Seller.&amp;nbsp; &lt;strong&gt;BUT, there is a very important third party involved in a short sale, and that party - the existing lender(s) holds the lion's share of power in a short-sale transaction.&lt;/strong&gt;&amp;nbsp; The bank is provided the offer(s) only after the buyer and seller have reached a certain level of agreement; but EVERYTHING is subject to Bank Approval.&amp;nbsp; &lt;strong&gt;Banks are often notorious for not making decisions on a &quot;short-sale&quot; quickly - and they can be fickle.&lt;/strong&gt;&amp;nbsp;&amp;nbsp; &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;It is quite possible your non-refundable deposit is nothing more than a lottery ticket on purchasing a &quot;maybe&quot; rather than a house.&amp;nbsp; &lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;Couple that with the fact some short-sale seller agents require the buyer agent to agree in writing that they will not show the buyer any other homes that are currently on the market, or come to the market.&amp;nbsp; &lt;strong&gt;If the bank ultimately bails, you could have spent weeks, and months while losing out on other homes being marketed.&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;Here's another wrinkle that can put buyer dollars at risk.&amp;nbsp; &lt;strong&gt;While you &quot;think&quot; you may have purchased a house which may turn out to only be a &quot;maybe&quot; sale, you could be advancing dollars for a number of inspections to make certain your potential investment is sound. &lt;/strong&gt;&amp;nbsp;Because the clock is generally ticking on time-frames contractually set to perform and approve inspections and their findings, buyers are often required to make decisions regarding these inspections swiftly with not much time for thought.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;These are dollars that can easily be lost should the Bank shakeout and scuttle your transaction.&lt;/strong&gt;&amp;nbsp; There have been cases where agreed upon &quot;short-sales&quot; have ended up at the auction block in the middle of what was thought to be a secure short-sale escrow.&amp;nbsp; An alert agent can retrieve some of these transactions; but some transactions are not saved!&lt;br /&gt;&lt;br /&gt;There have been a few really wonderful home sales that I have assisted buyers with in the last few years.&amp;nbsp; The best experiences come after I have been wandering through vacant homes requiring much needed repair, with a buyer possessing little skills in rehabbing homes.&amp;nbsp; It is a joy to then take them into a new home development, where everything is new, includes a new home warranty, and usually cash incentives that can be used for upgrades for carpets and other amenities in the home. &lt;br /&gt;&lt;br /&gt;There are a few great builders in the Greater Sacramento area, who cooperate with me fully, and are a joy to work with.&amp;nbsp; &lt;strong&gt;I appreciate what is told to the buyer during the home buying experience with the builder turns out to be concrete, straightforward and true.&lt;/strong&gt;&amp;nbsp;&amp;nbsp; And the games often played during a &quot;short-sale&quot; are not present.&lt;br /&gt;&lt;br /&gt;However, if you are one of those souls who feel life begins with &quot;short-sales&quot; I know a great &quot;short sale&quot; specialist in the Sacramento region, who makes blood sport out of that type of real estate transaction.&amp;nbsp;       <title>A Journey to Amish Country</title>

&lt;p&gt;&lt;strong&gt;Last year I was able to cross off an important entry to my &quot;Bucket List.&quot;&lt;/strong&gt;&amp;nbsp; It was the dream of visiting Amish Country in Lancaster County, Pennsylvania and going on a buggy ride.&amp;nbsp; The vision of such a journey had been with me for a decade or more.&lt;br /&gt;&lt;br /&gt;A lull in family activities and business presented a perfect opportunity for me to jump on a plane, fly to Philadelphia, rent a car and make the drive out to where I could fulfill this dream.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;I rose early on a Monday morning, drove from my hotel in Lancaster City, out to the Amish farm country, a few miles away.&amp;nbsp; It wasn't long as I traveled along the road that I saw a little wooden sign that simply said, &lt;a href=&quot;http://www.abesbuggyrides.com/&quot; target=&quot;_blank&quot;&gt;&quot;Abe's Buggy Rides&quot;&lt;/a&gt; nailed to a tree in front of a delightful looking house in the village of&amp;nbsp;&quot;Bird In Hand&quot;.&lt;br /&gt;&lt;br /&gt;Hansie was the most delightful Amish buggy driver I could have hired that day.&amp;nbsp; About half&amp;nbsp;way through the ride, I asked him if it was ok to take his picture.&amp;nbsp; Many Amish won't allow it.&amp;nbsp; He appeared slightly hesitant, but then quickly agreed, while admonishing that should we approach other Amish, I should always ask to take their picture first.&lt;br /&gt;&lt;br /&gt;During the ride, he&amp;nbsp;seemed as curious about me, as I was about him, his family, his way of life.&amp;nbsp; He could not believe I traveled alone, all the way from California to take a buggy ride.&amp;nbsp; &quot;Where are you from,&quot; he asked.&amp;nbsp; When I responded, California, I quickly learned that he meant my ethnicity.&amp;nbsp; I explained that my people were in this country in the early 1600s, and were Dutch. . .and hesitantly, I told him English too!&amp;nbsp; The Amish are very distrusting of the English - but all &quot;outsiders&quot; are considered the English!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;I don't really know how to explain to outsiders that in Lancaster County, there are curious names for their townships; &quot;Bird In Hand&quot; - &quot;Intercourse&quot; - &quot;Virgintown&quot; and &quot;Blue Ball&quot; . . . but I don't judge:-)&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;It was beautiful springtime weather, and even Daffy, the horse was enjoying the day!&amp;nbsp; As we passed beneath the bridge, her steps made delightful music, which echoed from the walls.&lt;br /&gt;&lt;br /&gt;I will easily remember that it was a Monday, because Monday is washday in Amish country, and lines of freshly hung laundry blew colorfully in the breeze as a testament to the day's work and accomplishment.&amp;nbsp; When you dwell in a place that has a day of the week for all life's tasks - who would need calendars.&lt;br /&gt;&lt;br /&gt;We stopped at a few Amish farms along the way.&amp;nbsp; Nearly all have one cottage industry or another - Quilts, root beer, cheese, furniture, crafts, and one larger farm that had a large fence making enterprise going on.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;Although many Amish don't have electrical power in their homes, they may tolerate it in their shops.&amp;nbsp; I was fascinated riding down the roads, seeing power poles at the road, with no lines being connected to the houses along the way.&amp;nbsp; Pennsylvania Power and Light must have a visceral disdain of those folks:-)&lt;br /&gt;&lt;br /&gt;In the Amish village at Bird-In-Hand, they have restored the area.&amp;nbsp; And the local Amish crafters and furniture builders, have furnished it.&amp;nbsp; Note the price tags on the various pieces.&amp;nbsp; So, once again the Amish use a simple solution of combining a museum and cottage industry together, allowing the community to flourish a bit with the talents they are so recognized for.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Near the end of the ride, Hansie asked, &quot;Well is it everything you expected?&quot;&amp;nbsp; &quot;No,&quot; I replied. . .&quot;I can honestly say that it isn't - it's FAR more.&quot;&lt;/strong&gt;&lt;/p&gt;&lt;div class='agent_signature'&gt;&lt;p&gt;&lt;img src=&quot;http://www.webstarmagic.com/realtor/images/myrl_jeffcoat_signature2.gif&quot; alt=&quot;&quot; width=&quot;179&quot; height=&quot;63&quot; /&gt;&lt;/p&gt;&lt;/div&gt;</description>

      <title>Energy Saving Information Via AARP</title>
      <description>&lt;p&gt;&lt;strong&gt;AARP currently has a terrific resource on their website.&amp;nbsp;&amp;nbsp;&lt;/strong&gt;They have&amp;nbsp;announced Operation Energy Save, a new initiative, to encourage friends; family and neighbors to conserve energy by making small changes around the house that are proven to reduce energy costs.&lt;br /&gt;&lt;br /&gt;Some of their suggestions include:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Lowering thermostats in the winter by 10 percent (like from 74&amp;deg; to 67&amp;deg;) for eight hours, which can shave 10 percent off the household heating bill. &lt;/li&gt;
&lt;li&gt;Closing the heat vents and the doors in rooms that aren't being used. &lt;/li&gt;
&lt;li&gt;Turning off kitchen and bathroom ventilating fans when not in use. If left on for an hour, they can suck all the heat out of the house. &lt;/li&gt;
&lt;li&gt;Making sure furniture is not blocking a heat register and moving furniture away from cold exterior walls and windows.&lt;/li&gt;

      <title>Where Pirates Go</title>

&lt;p&gt;&lt;strong&gt;Every once in awhile I conjure an off-the-wall idea - and then I run with it!&lt;/strong&gt;&amp;nbsp; It was just such an idea that acted as a catalyst for a fun packed family gathering at my home on Saturday night.&lt;br /&gt;&lt;br /&gt;I love to cook - especially recipes from various parts of the globe.&amp;nbsp; I also like mixing the recipes up a bit into what is labeled fusion or cross-cultural cooking.&lt;br /&gt;&lt;br /&gt;I've cooked Indian, Thai, Caribbean, Italian, Spanish, Arabic, Lebanese, Carolina Low Country, and even Poor White Trash dishes.&lt;br /&gt;&lt;br /&gt;But I wanted to try hosting an evening with the theme, &quot;Where Pirates Go.&quot;&amp;nbsp; &lt;br /&gt;&lt;br /&gt;October is a month, which lends itself well for an event like this.&amp;nbsp; First, there are the birthdays of two of my daughters, and a son-in-law, needing to be celebrated, and there is Halloween.&lt;br /&gt;&lt;br /&gt;So I gathered the clan, and cooked up blended recipes from areas where pirates go (or at least went).&amp;nbsp; &lt;br /&gt;&lt;br /&gt;There was a treasure hunt for the kids, while the pots were brewing and mischievous chatter prevailed.&lt;br /&gt;&lt;br /&gt;For the menu, I chose two curry dishes - a Caribbean inspired Yellow Chicken Curry, and a Shrimp Curry with Mango, Pineapple, Lemon Grass and Peanuts.&amp;nbsp; We also had Jerked Beef Kabobs.&lt;br /&gt;&lt;br /&gt;Here's one of the recipes you may enjoy from the event:&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;YELLOW CURRY SHRIMP CARIBBEAN&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;Ingredients&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;3 lbs Shrimp&lt;/li&gt;
&lt;li&gt;1 mango minced&lt;/li&gt;
&lt;li&gt;3 sweet potatoes peeled and cut into &amp;frac12; inch cubes&lt;/li&gt;
&lt;li&gt;1 cup pineapple diced &lt;/li&gt;
&lt;li&gt;2 tablespoons fresh Cilantro&lt;/li&gt;
&lt;li&gt;1/4 Lime Juice&lt;/li&gt;
&lt;li&gt;&amp;frac12; cup creamy peanut butter&lt;/li&gt;
&lt;li&gt;&amp;frac12; cup raw peanuts&lt;/li&gt;
&lt;li&gt;&amp;frac12; cup carrot grated&lt;/li&gt;
&lt;li&gt;2 can (13.5 oz) Coconut Milk&lt;/li&gt;
&lt;li&gt;3 tablespoon Thai Basil&lt;/li&gt;
&lt;li&gt;2 tablespoon grated Ginger &lt;/li&gt;
&lt;li&gt;3 tablespoon Vegetable oil&lt;/li&gt;
&lt;li&gt;1 Red bell pepper 1/2&quot; diamond shapes&lt;/li&gt;
&lt;li&gt;&amp;frac12; cup green onion sliced &lt;/li&gt;
&lt;li&gt;2 teaspoon Salt&lt;/li&gt;
&lt;li&gt;2.5 tablespoon Spicy Yellow Curry Powder &lt;/li&gt;
&lt;li&gt;1 tablespoon Red Pepper Flakes&lt;/li&gt;
&lt;li&gt;2 anistars&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Preparation&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Rinse shrimp. Peel the mangoes, and dice them into even, 1/2&quot; cubes.&amp;nbsp; Prepare pineapple into cubes as well.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;Steam the sweet potatoes until they are partially cooked or al dente.&lt;br /&gt;&lt;br /&gt;Bring a skillet to medium-high heat; add vegetable oil.&amp;nbsp; Saut&amp;eacute;' the green onions and red pepper together for 2 minutes, until just tender (not brown),&lt;br /&gt;&lt;br /&gt;In a large crock pot, put the coconut milk, grated ginger, Thai basil, peanut butter, cilantro grated carrot, limejuice, lemon and salt.&amp;nbsp; Blend in the curry powder, red pepper flakes and anistars.&lt;br /&gt;&lt;br /&gt;Add the pineapple, mango and the partially cooked sweet potatoes, raw peanuts, the saut&amp;eacute;ed bell peppers and onion, to the crock-pot.&lt;br /&gt;&lt;br /&gt;Cook for a couple hours.&amp;nbsp; Add shrimp and cook an additional hour.&lt;br /&gt;&lt;br /&gt;Serve over steamed rice.&lt;/p&gt;&lt;div class='agent_signature'&gt;&lt;p&gt;&lt;img src=&quot;http://www.webstarmagic.com/realtor/images/myrl_jeffcoat_signature2.gif&quot; alt=&quot;&quot; width=&quot;179&quot; height=&quot;63&quot; /&gt;&lt;/p&gt;&lt;/div&gt;</description>

&lt;p&gt;In Charles Dickens book, A Tale of Two Cities, the opening paragraph reads, &lt;em&gt;&quot;It was the best of times, it was the worst of times, it was the age of foolishness, it was the epoch of belief, it was the epoch of incredulity, it was the season of Light, it was the season of Darkness, it was the spring of hope, it was the winter of despair, we had everything before us, and we had nothing before us, we were all going direct to Heaven, we were all going direct the other way-in short, the period was so far like the present period, that some if its noisiest authorities insisted on its being received, for good or for evil, in the superlative degree of comparison only.&quot;&amp;nbsp;&lt;/em&gt;&lt;em&gt;&lt;br /&gt;&lt;br /&gt;&lt;/em&gt;When I read Dickens words again for the first time since my youth, I realize how true they are in relation to much of life as it is experienced and perceived.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;True Financial Security comes from the ability to foresee trends.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt;In the late 1980s Real Estate appeared to be on a never ending cycle of &quot;The sky is the limit&quot;. . .It was difficult for us to foresee what was to occur in August of 1990 with the beginning of recession here in Sacramento. With the decline of the Real Estate market we began to see the stock market flourish after a time. Indeed, within the last few years the stock market has climbed significantly, to unprecedented numbers.&lt;br /&gt;&lt;br /&gt;For the astute observer of the business world, this translates to the darkness of the stock market, possibly being the Light of the real estate market. Traditionally, real estate has performed well in an inflationary market. Unless interest rates become unreasonably high as they did in the 1970s and early 1980s.&lt;br /&gt;&lt;br /&gt;However, during an inflationary market, the cost of goods (including housing), generally appreciate at a more rapid rate.&lt;br /&gt;&lt;br /&gt;Currently, we have housing at lower prices than seen a couple of years ago.&amp;nbsp; We have excellent inventory, and interest rates are still very reasonable. I see the present time as a wonderful window of opportunity for those wishing to wisely place capitol for future growth in real estate investment.&lt;br /&gt;&lt;br /&gt;It has been my belief that true financial security hinges on ones ability to see trends in the business market place; and to not place all of one's eggs in one basket. The crucial point for the most growth is the ability to foretell when to buy what eggs for what basket.&lt;br /&gt;&lt;br /&gt;Or you can use the analogy that Dickens uses with his season of &quot;Darkness&quot; and his season of &quot;Light.&quot; The truth is, there is always Light and Darkness. Realizing there is always opportunity and choices to be made, gives us hope. It is also why some are successful, and others are not.&lt;br /&gt;&lt;br /&gt;Dickens words in &quot;The Tale of Two Cities&quot; were meant to illustrate the happenings of a time he was documenting in the year of one thousand seven hundred and seventy-five (1775). . . more than two hundred thirty years ago, and the year before the American Revolution. Yet the words could very well be written to describe this very day, or yesterday. &lt;p&gt;&lt;strong&gt;I was sitting here reminiscing about Halloween night, 40 long years ago in 1969.&lt;/strong&gt;&amp;nbsp; Believe it or not, we had just moved into a new home, a few days prior to close of escrow.&amp;nbsp; Our real estate agent came unexpectedly to our home, just as my little boy (then aged 4) was dressed and ready to go out trick or treating.&amp;nbsp; While we were a bit distracted with&amp;nbsp;the agent, and were signing some last minute papers, the doorbell continued to ring as children in the neighborhood came to perform their ritualistic trick or treating.&lt;br /&gt;&lt;br /&gt;When it was all over and the agent left, I looked for my son, who was nowhere in the house to be found.&amp;nbsp; I panicked as I realized he must have slipped out the door with other trick or treaters, while the business of buying our home was going on.&lt;br /&gt;&lt;br /&gt;We managed to find him several blocks away, standing on a street corner, a little upset - a whole lot lost, but had&amp;nbsp;a bag full of candy.&lt;br /&gt;&lt;br /&gt;It is important to watch your children Halloween night.&amp;nbsp; It's a different world than it was 40 years ago. . . &lt;strong&gt;Just be cautious!&lt;/strong&gt;&lt;/p&gt;&lt;div class='agent_signature'&gt;&lt;p&gt;&lt;img src=&quot;http://www.webstarmagic.com/realtor/images/myrl_jeffcoat_signature2.gif&quot; alt=&quot;&quot; width=&quot;179&quot; height=&quot;63&quot; /&gt;&lt;/p&gt;&lt;/div&gt;</description>
