Our office recently purchased a year long membership to realtytrac. We looked into some other sites before going this route. The agents in the office wanted to have access to the latest information on properties entering foreclosure also known as properties with Notices of Default. The goal would be to touch base with these folks--especially those who are not listed yet--and see if our office could help them through this rough patch.

H1N1 and the Office: What's a Broker to Do? - 07/19/09 01:37 PM
HELP! I need advice . . . quick.
Two Saturdays ago, our office manager came down with the H1N1 virus. We believe that she contracted the virus on the previous Thursday evening when she was at a softball tournament. She had only worked a half day the next day, Friday. Then, she became quite ill on Saturday.
The good news is that she is better now. She was out for the entire week, and apparently still has a bit of a cough. The bad news is that she infected a few members of her family who are still ill.

Crackdown on Code Violations - 07/19/09 01:27 PM
Lately, in our neck of the woods, I've noticed that there has been a crackdown on code violations. Code enforcement officers are out in full force writing citations for things that have never seemed to bother them before:  cars in the back alley, portable overhangs, etc.
I can only surmise that this is just part and parcel of our community's need for more cash. Violations equal money. And . . . maybe if they had more money, the city offices would not be closed on Fridays and there would be more police officers on the streets.

I've been trying to figure this out for quite some time. I'm not sitting at the computer obsessing about it, but I've been wondering how to do it more efficiently. Here's my scenario:
If I have a hard copy document, such as a purchase contract with signatures on it, and I want to email it to someone else, then I need to convert the hard copy to a pdf, right?

CAR License Number Disclosure Is Required as of 7/1/09 - 07/03/09 05:45 PM
Beginning on July 1, 2009, the California Business and Professions Code 10140.6 took effect.  This amendment provides new disclosure requirements for real estate licensees (sales persons, brokers, etc.).
The Department of Real Estate (DRE) license identification number must now be on all "solicitation materials intended to be the first point of contact with consumers."  This may include business cards, stationery, websites, brochures, and other marketing material.

Short Sale Negotiations and the "Iffy" Buyer - 07/03/09 05:09 PM
Short sale negotiations are tough--even in the easiest of circumstances. The average short sale takes from six weeks to three months, and many times much longer when buyers back out, paperwork gets lost, dates are not met, etc.
Perhaps the toughest thing to wrap your head around--if you are the listing agent--is the "iffy" buyer. By "iffy", I mean a buyer who is having trouble with qualification, may not meet deadlines, or may back out of the deal altogether.
