Are Short Sales Taking Control of your Life? - 08/30/09 03:03 PM
Are Short Sales Taking Control of your Life? Well . . . are they? If you are working short sales and negotiating more than just one or two, you know that these transactions can consume you. The time spent negotiating, faxing, and phoning can take you away from what you probably do best--list and sell property.
It can get extremely frustrating when you call the lender(s) and they state that they do not have an item or that they have not proceeded, despite the fact that they promised you that they would "escalate" the file just a few weeks before.

Listing Your Home for Short Sale: Do You Qualify? - 08/30/09 02:43 PM
If you are considering listing your home as a short sale, you must work with an expert--someone who has a great deal of experience getting short sales closed. There are many steps in the short sale process; some of these are new and different.
My colleague, Chris Ann Cleland, gives a great description of step 1: figuring out whether you qualify to list your home for short sale. Read below for more information:

Foreclosure vs. Short Sale: What Should You Do? - 08/26/09 09:02 PM

There is lots of controversy about whether a short sale or a foreclosure might be better for an individual homeowner who is having trouble making ends meet. Each person's situation is very unique, and it is always best to discuss your situation with an attorney before making any final decisions.
My colleague, Donna Bigda, wrote an interested blog post that reviews some of the main differences. Note that she is from Connecticut, and each state has different rules and regulations. Wherever you live, this is a good read!

Don't Want to Work Foreclosures or Short Sales? Well . . . - 08/26/09 08:47 PM
Don't Want to Work Foreclosures or Short Sales? Well . . . you had better start rethinking your game plan.
Disclaimer: I know that many agents are doing quite well in certain areas of the United States and Canada, despite the recession and problems with the current economic climate. However, for those agents who are having trouble putting lots of deals into their pipeline, check out this chart:

This chart shows the sub-prime Option Arm resets in billions of dollars that are coming our way. I've seen lots of statistics about percentages of individuals having trouble making payments on their loan … (4 comments)

Lots of Controversy About Appropriate Language - 08/26/09 07:31 PM
I've noticed a few blogs today discussing the use of appropriate language in blog posts, particularly in titles. Apparently, Jeff Corbett's blog post which used some garlic and onions in its title offended many readers. (Garlic and onions is my husband's euphemistic way of referring to the use of foul language. I guess that there is some parallel between foul language and foul breath. Don't ask; it's his phrase.) Anyhow, as a result of the controversy, there seem to be two main questions:
Is it appropriate to use foul language in an Active Rain blog post? Is it appropriate for an … (9 comments)

As a licensed Broker and short sale negotiator in the state of California, real estate agents and sellers alike are always asking me for more information about short sales.

Short Sales in California - 08/23/09 06:05 PM
Short Sales in California  If you are a seller and you live in the state of California and you currently owe more than your home is worth, then you may need to participate in a short sale.
What does this mean? It means that if you are going to list your home for sale now, then you are going to have to sell it for the current market value. You will then need to ask your mortgage holder to forgive the difference. For example, if you owe $350,000, but your home's value has declined to $275,000, then you will need to … (0 comments)

Working Short Sales: How to Keep Organized - 08/23/09 05:44 PM
One of my Active Rain pals emailed me yesterday and asked me about my short sale spreadsheet. I think that what he was referring to was how I manage my short sales, and keep up with all of the important tasks involved in managing a short sale transaction from start to finish.
Of course . . . everyone has their own system. Some people like to everything by hand; others like everything automated. Wouldn't it be nice if the short sale negotiations themselves were automated? That would save so much time.
One thing that I do when negotiating a short sale … (5 comments)

What's Coming Our Way? More Short Sales, More REOs? - 08/10/09 06:46 PM
No matter where you look, no matter what you read, you hear that more is coming our way. But, more of what?
I went to a meeting last week where everyone was speaking about the fact that asset management companies are holding back the properties that have already been foreclosed--waiting until the prices rise before listing those properties for sale. Then, just one day later, I went to another meeting where folks said that this just was not true--that the banks need their money, so they unleash those properties once they got into the bank's portfolio.
So, where are all of … (4 comments)

Making a Twitter Business Plan: What do you tweet about? - 08/08/09 06:14 PM
A few weeks I wrote a blog post in which I inquired about twitter. At the time, I was on the fence about twitter, and I ended up with tons of comments about its usefulness, and some of the great ways that everyday functions can actually be automated.
One commenter suggested that I watch some video tutorials on You Tube (great idea, which I had not thought of). And now, I am up and running.
But, the more research I did the more questions I had about what I should tweet about. Since my goal is to use twitter for social … (4 comments)

San Diego County Foreclosure Statistics - 08/07/09 05:22 PM
Working in San Diego County requires a significant knowledge of the numbers. Lots of Realtors want to become REO listing agents. Far less are interested in listing short sales-primarily because they are time-consuming to negotiate and do not always result in a commission check. Those reasons do make a fairly compelling argument not to list and work short sales.
However, the numbers-the real statistics-make a compelling argument for helping homeowners who are facing foreclosure.
There are many, many sites out there that can provide foreclosure data. Title companies can also help us to obtain statistics. If you work in San Diego … (2 comments)

Buyer or Seller: Short Sales Involve Risk - 08/01/09 04:06 PM
Buyer or Seller: Short Sales Involve Risk. It's a funny thing about short sales; people seem to treat them like a traditional purchase and sale transaction. But, the truth is that they only bear a small similarity to the traditional transactions of years gone by.
The greatest difference between the short sale and the traditional sale is that when a seller lists a home for short sale, the terms and the conditions of the sale are (for the most part) determined by the seller's lender(s). This means that even if the buyer and seller agree to the purchase price and other conditions … (2 comments)
