It's Wednesday, that means it's time to look at the new listings in Windsor for the last week. There were 9 new listings, but only 6 of them had pictures posted by the agents. That means we are able to take our time looking at some very nice houses today. Most of them are newer construction and all of them are move-in ready. We didn't have time to look at all 60 Ft. Collins listings today so I decided to focus on properties under $215,000. That gave us close to 10 listings to look at today. Loveland is staying consistant with 40 new listings this week. Everything from a small $85,000 to about $500,000 with some new proposed construction over that amount. There are a couple of properties on water. My favorite pick today is a house that is beautiful inside. Has a main floor master, finished basment, formal dining room, a fun kitchen with a double sided fireplace. Since it is near a lake, one feel that maybe it should be on the lake, but it is not. Foreclosure Friday. We are also covering the new short sales in Larimer County. Typically with bank owned properties, they respond much quicker than short sales. A big part of this is that they are NOT a 3rd party (being the owner) and do not have to approach the investor to take less than what they are owed. The investor may be themselves, or they may be just servicing the loan (while it is still in their name). Windsor, Colorado had 16 new listings his week. A great short sale at $750,000. Everything from a townhome at $179,900 up to the short sale. Great places in Highland Meadows and a short sale in Bison Ridge. I want to talk about townhomes vs condo. Unfortunately, condos are currently more difficult to finance. Since you are buying the "air space" a process must be done to look at how many units are owner occupied. Foreclosure Friday. There are only 6 new bank owned properties listed this week in Larimer County. And I get to pick on the agents a bit with the job they do promoting the properties! Weld County had 20 new bank owned properties and I did not try to review each of those. I will start keeping an eye on those too.
