Foreclosure Friday only had 9 new listings this week in Larimer County, and one was already under contract. So much easier to deal with banks after they own the property as opposed to trying to buy a short sale. Someimes Short Sales work, but overall the banks are so overwhelmed they don't respond fast enough to make it happen. There is a couple of really nice homes that are being marketed as Bank Owned. Larimer County had 12 new listings this week on 2 acres or more. My favorite is on 3501 Devils Gulch Rd listed at $1,995,000 that is in Estes Park. Fort Collins had 41 new listings this week. I am wondering if people are listing their houses hoping to catch the next batch of students that start at CSU in January. Today, we go window shopping, looking at pictures of a listing priced at $1,250,000. It is located at The Hill at Cobb Lake. This is one of the better and nicer houses that we have viewed. Foreclosure Friday had only 9 new listings this week in Larimer County. Can you believe that mortgate interest rates to purchase continue to be amazing! CONV 30 year Fixed yesterday was 3.875%, and FHA 30 year Fixed today is 4.0%. When you shop for a lender you need to be asking about APR. Larimer County had 8 new listings on 2 acres or more. One was land for $75,000 near Masonville. Financing is more difficult on land as banks (mortgage companies) do not have a good loan program for unimproved property. Most likely, you need to purchase it in cash or ask for owner carry. The realtor is saying cash or conventional financing, I think it is more of a bank commercial loan, not conventional and they say nothing about owner carry. Oh well. Unable to display content. Loveland had 29 new listings this past week. The one I chose to show you all of the pictures on is on Morning drive, build in 1978, but feels closer to 2009. The least expensive is at $119,900. The most expensive one listed this week is at $1,100,000. It was built in 1972, there is still wall paper. However, being on 36 acres, having a 18 acre lake, 3 stall horse barn with hay storage & tack room 2 loafing sheds & pasture. 8 new foreclosures this week. One in Livermore (and it looks really nice) a few in Fort Collins & Loveland and one mobile home (or lot) on Alice in Mountain Range Shadows for $29,900. There is also one in Eagle Ranch estates for $724,900. It will be interesting to pay attention to the new foreclosures. I don't think that Colorado is going to see too much difference in activity with postponing foreclosures. There are 5 new listings on 2 acres or more in Larimer county. One of these is land only (35 acres) for $179,000. Which is very close to the Wyoming boarder. Johnstown & Windsor had 16 new listings this week. I periodically go back and review the work that I do. In my world, it is about trying, progress and definitely not perfection (unfortunately). There were 46 new listings in Fort Collins this week. Pretty Consistant. Down from th 60s that we saw in the summer time. The important thing to pay attention to, is that there are still properties that are coming on the market. With interest rates being so good and the rents that you can collect, it is a great time to buy no matter if it is for yourself to live in or to invest in as a rental.
