4 new listings in Larimer County this week. Way down from before. However, it makes sense, It is harder to show mountain (rural) property when the roads are covered with snow. I am supposed to show a house between Loveland and Estes on Friday and am hoping that the roads will be good, as my mountain car is not a SUV. But I LOVE dirt roads. Larimer County had 12 new listings this week on 2 acres or more. My favorite is on 3501 Devils Gulch Rd listed at $1,995,000 that is in Estes Park. Larimer County had 8 new listings on 2 acres or more. One was land for $75,000 near Masonville. Financing is more difficult on land as banks (mortgage companies) do not have a good loan program for unimproved property. Most likely, you need to purchase it in cash or ask for owner carry. The realtor is saying cash or conventional financing, I think it is more of a bank commercial loan, not conventional and they say nothing about owner carry. Oh well. Unable to display content. There are 5 new listings on 2 acres or more in Larimer county. One of these is land only (35 acres) for $179,000. Which is very close to the Wyoming boarder. The house in Livermore is on 35 acres and has a 40 x 60 shop. There are 3 in the $600,000 price range. And they are all lovely. One in Lyons, Estes Park and Loveland. Unable to display content. Thursday is our day to cover new listing from this week on 2 acres or more. There is some GREAT horse properties in this batch. There are only 9 new listings and some of these are ready to for today! There is one in Estes Park, several north of Fort Collins and down to Berthoud. Prices range from $228,000 for a house on 5.31 acres up to $858,000 on 2.05 acres. Larimer County has some nice properties on 2 acres or more that came onto the market this week. There are only 8. Ranging in price from $249,900 in Wellington on 35 Acres to $1,495,000 on15.8 acres on Devils Gulch Rd in Estes Park. There is a property in Berthoud, Loveland a couple in LaPorte. Most of the properties are priced between $300,000 and $600,000. In Larimer County, Colorado there were 14 new listings, 2 with no pictures at all, prices ranging from $197,000 to a lovely home with over 10,000 sq ft at $1,410,000. I stayed a little longer on the last home to show you more pictures, as it is just lovely, on Cottonwood Shores in Fort Collins. Larimer County had 12 new listings on 2 acres or more. Actually 11 as 1 listing was put into both IRES and METROLIST. Those of the mls systems for Nothern Colorado and Denver/Metro. They have different formats and one of the big differences is that METROLIST likes to shout OUT it's information. Not shout AT. Larimer County had 22 listings that were on 2 acres or more this past week. Starting at a price of $169,900 for 720 sq ft house on 37.4 acres in Red Feather Lakes. There are properties on the river in Drake, a listing in Glen Haven, several upper end listings in Lyons and a property with 110 acres! And Yes, there are some bank owned properties here! Larimer County in Northern Colorado had 20 new listings this week. There were the same old areas and more in Estes Park for under $700,000! You can buy a rustic cabin or spend over a $1,000,000. As you can probably get an idea of by now that most of our houses are (and that is our expensive houses) are under $2,000,000. Some parts of the country have prices much higher. There is a nice variety of properties in Larimer County on 2 acres or more this past week. Prices range from under $100,000 to over $1,500,000. The over $1,000,000 were in the Estes Park area. There are some nice horse set ups and one is so good that it appears that the listings agent is not sure what kind of financing would be available due to the house structure.
