At a recent Nyack village board meeting a Memorandum of Understanding was passed that allows the village to control the site and seek development proposals for development of the "superblock". Riverspace, the current tenant at the Nyack site will provide the seed money to seek developers interested in the project and to hire a planning consultant. The resolution also allows either side to walk away from the agreement, and makes the village arbiter of land use for the site. 30 year mortgage rates rose ever so slightly this week going from 4.87% to 4.88%. Going back a year at this time rates were at 4.95. 15 year mortgage rates stayed exactly the same as last week at 4.15%. Mortgage rates have remained below 5% in every week except one this year leading to record home affordability in the Nyack and Piermont area and all of Rockland. You might want to let your clients know that the FHA is changing some of their guidelines. As of April 18, 2011 the FHA will be raising their mortgage insurance premiums. Obviously getting clients to finish their transactions before the April 18 date will save them money on their monthly mortgage payments. You must have an active mortgage application in the works before April 18, 2011.
On another note the FHA has a temporary waiver on the 90 day flipping restriction. They are doing this to allow access to FHA money for the rapid resale of foreclosed properties. Well … (3 comments)

As I walked the dogs yesterday morning the waether seemed to switch gears in just a few seconds. I watched as the birds hunkered down in the tress as hail started to fall. In today's crazy world where there are questions as to which institution has a persons mortgage the motgage note is all important. A mortgage note is the paper you signed when you received your home loan. Only the original mortgage note with your signature is proof that you owe the debt.
