But It's A Buyer's Market Right? - 10/26/11 11:55 PM
But It's A Buyer's Market, Right?
In the Phoenix Metro Home Market it is to a degree. It's a buyer's market, but that does not mean home owners, banks or investors are offering their properties at prices far below market values. Many times potential clients have the wrong idea about the phrase "a buyers market". If you listen to various media, mostly televsion, you might get the idea that somehow people are virtually giving their homes away.
I recently saw a TV spot that repeatedly talked about buying a home for $1,000 dollars. Not $1,000 down, $1,000 total. I didn't call … (11 comments)

Home Prices May Drop Again... Shouldn't I Wait To Buy? - 10/26/11 11:48 PM
Home Prices May Drop Again... Shouldn't I Wait To Buy?
In a word... NO!
Now that we have that out of the way let me expand on my answer a bit.
We've already determined,(in a previous post), that the home market, in many parts of the country, and in particular the Phoenix Metro Home Market, is in the midst of a perfect storm.

I Love Picky Buyers! - 10/26/11 10:54 PM

I Love Picky Buyers!
I love working with buyers, first time buyers, second home buyers, picky buyers, not so picky buyers, I love them all. Don't get me wrong, I'm always on the lookout for listings but I think I really relate well to buyers and I believe they can sense that right from the start.
I love looking at homes, (good thing I'm a Realtor, right?), and I love helping buyers find the perfect home for them and then getting them into the home with as little stress as possible.
Having said that, I should also say that while … (6 comments)

Should I Rent or Buy? - 10/26/11 09:44 PM
Should I Rent or Buy?
Are you looking at the Phoenix Metro Home Market? Can you qualify for a home loan? Do you plan on living in the home for at least 3 years? If you answered yes to all three questions then I'd say you should seriously look at buying a home and here's why:
1. Rental rates are rising year over year. According to a recent article in the Arizona Republic "Rental homes of all shapes and sizes are in much higher demand across the Valley than they were five years ago. Rents are rising, and rental properties - … (2 comments)

Is This A Good Time To Buy A Home? - 10/25/11 11:05 PM
Is This A Good Time To Buy A Home?
All real estate markets are local markets so, depending upon the market, the answer could be yes or it could be no. If you are looking to purchase in the Phoenix Metro Home Market the answer is an unqualified Yes!
While the inventory of homes is not as quite as large as it was a year ago there is still a substantial quantity of quality homes on, or coming onto the Phoenix Metro Home Market and home builders are increasing production and some builders are either planning or are in the process … (5 comments)

What Separates Me As A REALTOR (aka My Elevator Speech) - 10/25/11 05:25 AM

I've walked in your shoes. I bought my home before I became a Realtor. I understand how challenging the process can be. That's why, when it comes to clients, the "Golden Rule" is my only rule.
Whether you are buying or selling a home, I will treat you with the respect and honesty that I would want from a Realtor representing me.
I will listen and ask questions to better understand your needs and desires.
I will follow through on my commitments, return phone calls and emails, keeping you informed every step of the way.
If you have questions or … (6 comments)

Why Did Your Home Listing Expire Unsold?! - 10/25/11 12:08 AM
This original post by Phyllis Lerner showcases an excellent tool for REALTORS to use when trying to pick up an expired listing or to help your original listing presentation. Simple and effective dynamite combo. Thanks Phyllis.
Via Phyllis Lerner, Realtor - Broker / Owner - Westchester County NY (William Raveis Legends Realty Group LLC):
When you've kept your home always show ready, left on time to accommodate showing appointments and anticipated an offer for months, it can be quite frustrating when your home listing expires without a sale, or possibly even an offer. It is tempting to blame your marketing, your listing agent, … (1 comments)

Owning Your Dream Home - 10/20/11 01:23 AM
Owning Your Dream Home
Everyone has an idea of what owning their dream home would look like and feel like but very few people can afford to make that home their first purchase. By lowering your expectations and starting out modestly you can eventually end up owning your dream home without incurring unnecessary financial hardships.
Let's be honest, feeding a monthly mortgage monster takes most of the joy out of home ownership. Make your first home purchase one that includes all of the features you "must have" and some of the things you believe you "need", but save most of … (5 comments)

Why Should I Use A Realtor? - 10/17/11 02:01 AM

Why Should I Use A Realtor? There are probably 20 very good reasons to use a realtor to purchase or sell property. Here's 5
1. Education & Experience As in any profession Realtors have experience and education that the average person doesn't. There is an old adage that essentially says; "when you hire someone with more knowledge it proves how smart you are", of course you want to hire the right Realtor. 2. Realtors Are Insulators By that I mean, they take much of the pain out of property showings and act as a shield throughout negotiations. They know how … (2 comments)
