Anthem, AZ 85086 Market Report December 2012 - Total Active Listings are down slightly month over month but up 40% over the past 9 months. - Lender Owned (REO) and Short Sales (SS) make up less than 15% of Total Active Listings. - Lender Owned (REO) prices are down about 8% month over month but up 11% since September. Despite the temporary spike in Days On Market, Lender owned properties are selling quickly in the Anthem, AZ, and many are receiving multiple contracts even though prices continue to rise. - Unlike REO properties, which have bounced around a (5 comments)
Anthem, AZ 85086 Market Report November 2012 - Total Active Listings are up slightly over the past 30 days and 43% since May. - Lender Owned (REO) and Short Sales (SS) make up less than 11% of Total Active Listings. - Lender Owned (REO) prices are up over 10% month over month and up 8% since September. Lender owned properties are selling quickly in the Anthem, AZ as you can see, averaging 53 Days On Market (DOM) and many are receiving multiple contracts even though prices continue to rise. - Unlike REO and Normal Sales, Short Sale prices (5 comments)
Anthem AZ 85086 Market Report October 2012 - Total Active listings are up 4% over the past 30 days and 42% since May. - Lender Owned (REO) and Short Sales (SS) make up less than 14% of Total Actives. - Lender Owned (REO) prices are down 5.2% month over month. That's not a misprint. Anthem has always marched to it's own beat and this month is proof. With lender owned properties drying up fast in the Phoenix Metro Market, and Anthem in particular, many are receiving multiple cash contracts driving prices up all around the Valley, not so in (6 comments)
Total Active listings are up another 13.4% over the past 30 days. Lender Owned (REO) and Short Sales (SS) make up less than 18% of Total Actives. Lender Owned and Short Sale properties are continuing to decline as a percentage of Total Actives and that is good news. Lender Owned (REO) and Short Sale (SS) prices are virtually unchanged month over month. Short Sale prices are up 12% month over month. Even though Short Sales are still a challenge to close they are becoming an endangered species much like Lender (2 comments)

Local meaning specific neighborhoods, subdivisions or zip codes and most often that is the market data that I supply to my clients. However, sometimes it's beneficial to look at larger areas to identify trends that might not be so easily found in smaller samples. In this Market Report we're looking at Anthem, AZ 85086.
