If you'd like to appeal your Madison County, Illinois home's assessment -- that includes homes in Edwardsville, Glen Carbon, Maryville, Troy, Collinsville, Granite City, etc. -- you only have until September 12, 2011 to get the paperwork and supporting materials to the Madison County Board of Review.

I answered a consumer question from the real estate website Trulia today that has me wondering.
The consumer asked for more details about a property here in Edwardsville, Illinois.
I searched our MLS (multiple listing service) and, finding nothing, searched the public records in Madison County for that address.
That's where I found the property and noted that it had been sold in the last couple of years. I replied that the home was not currently listed for sale in our MLS and told the consumer about the prior sales history.

This post from Belinda Spillman, a great Realtor in Aurora, Colorado -- and the response she received from other Realtors -- really made me think about the value of those old-fashioned "Just Sold" postcards.
I've gradually come to realize that some of the old school real estate marketing techniques have been around for such a long time for one reason -- because they actually work.
"Just Sold" postcards allow you to tell the neighbors and others nearby that you participated -- as a listing agent or selling agent -- in the deal that sold a property in or near their neighborhood.

Hummingbirds Are Zipping Through Illinois Gardens This Summer
Anyone else feel like your garden is a busy landing strip this season?  
I seem to be seeing more hummingbirds than usual. Maybe it's that we'd put out more feeders filled with the sweet, red nectar they consume at an alarming pace.
Or maybe their annual migration to our home along the Mississippi River flyway has brought greater numbers of the little guys to my house.

Illinois Home Sales Up 18.4 Percent in July 2011 vs July 2010 - 08/19/11 12:22 AM
According to the latest report from the Illinois Association of REALTORS® (IAR), statewide home sales in July 2011 totaled 9,708 homes sold. That's up 18.4 percent from 8,197 homes sold in July 2010.
In our local MLS (Southern Illinois Regional MLS) here in St. Louis' Illinois suburbs, there were 508 sales in July 2011 compared to 491 in July 2010 -- an increase of 3.4 percent. The average sale price in our market was $128,843 in July 2011 versus $141,270 in July 2010 -- a decrease in price of 9.1 percent.

Madison County, Illinois is criss-crossed with an amazing number of well-used bike trails, (like the one pictured here in Troy, IL) but you will find yourself also riding with traffic to get to and from trailheads or when traveling about the region.
The League of Illinois Bicyclists (LIB) urges riders to be familiar with the state's bike law, wear helmets and to ride in a predictable way.

What a Tangled Web He Wove -- Over My Front Door! - 08/16/11 09:47 PM
Stepped out of my front door today to discover this:

I hate spiders. And I really hate ugly three-inch spiders like this one. But would you look at the amazing web he's made? There is a traditional old-school spider web behind him and then this zig-zag type structure running through the middle of the web.
Knowing nothing about spiders, I surmise that this is sort of an access ladder so he can scamper from one end of the gigantic web to the other to get to his unfortunate prey. (Anybody who can tell me more, please do.)

The district is large -- about 185 square miles -- and encompasses the cities, villages and areas of Edwardsville, Glen Carbon, Hamel, Worden, Midway, Moro, Dorsey, Prairietown, Holiday Shores and rural areas in between.

I remember the rush to get my grade school-age daughter out the door each morning and sometimes forgetting to slip her some lunch money as she ran toward the school.
Well, Edwardsville's schools have solved that problem with a service called MyLunchMoney.com.
Parents can place a balance on their student's account and then use the service's online system to track their child's purchases, set weekly or monthly spending limts and get account balance information. The nifty meal history feature lets parents get information on what their child has chosen from the cafeteria.

Back to School at New Times in Edwardsville, Illinois - 08/16/11 06:11 PM
Pack your lunches and sharpen your pencils. Wednesday, August 17 is the first full day of school in the Edwardsville School District.  
This year the district has adjusted starting times and dismissal times for Edwardsville High School as well as for Liberty and Lincoln middle schools to accommodate a new transportation schedule designed to use the district's buses more efficiently.
Edwardsville High School will start at 7:20 a.m. and dismissal will be at 1:50 p.m.
Liberty and Lincoln middle schools will begin at 8 a.m. and dismiss students at 2:45 p.m.
