There are a couple of exceptions to that rule. If your house does not rely on … (3 comments)

illinois real estate: Is Your Home a Blank Slate? (It's Not Necessarily a Bad Thing) - 07/13/10 06:37 PM

My colleagues, friends and I have been talking about a category of home for sale that we're calling Blank Slate Properties.
They are nice homes in lovely neighborhoods, but they haven't been updated since they were built in the 1980s and 1990s. (Which doesn't seem like a very long time to me, but in "house years," when you're competing with new construction and homes built in the past five years, it can be forever.)
During those two decades, homes started getting larger and amenities that were luxurious for the time began to be added.
For example, a mid-1980s home might … (3 comments)

We've talked about the characteristics of Illinois home buyers in 2009, now let's take a brief look at what sellers reported about their transactions during the year.

illinois real estate: 2009 Recap: First-Time Buyers Pushed the Illinois Real Estate Market - 12/29/09 10:09 PM
The Illinois Association of Realtors (IAR) told us officially today what many of us knew from our personal experiences this year: more than half of home buyers in 2009 were first-timers and the vast majority of buyers used a real estate agent to help guide them through the process of aquiring a home.
The IAR attributes the rush of first-time buyers in 2009 to the one-two punch of the Federal tax credit and increased affordability of homes.
The 2009 Profile of Illinois Home Buyers and Sellers survey, which was released today, found 51% of Illinois buyers were first-timers, compared to 47% … (0 comments)

illinois real estate: How to Turn a Bad Fridge into Cold Cash - 11/17/09 11:17 AM
I find a lot of our buyers are excited about seeing an older refrigerator in a house they're considering purchasing. Their first reaction is, "Let's get the appliance we want for the kitchen after we move in and move this bad boy to the garage/laundry room/wherever as the "Beer Fridge!"
Maybe it's because we're from the metro area where "The King of Beers" has been brewed since the 1800s, but the feeling about a secondary refrigerator is almost universal here in St. Louis' Illinois suburbs. Even people who don't, uh, "indulge," see the appeal of an ugly duckling fridge in an … (7 comments)

illinois real estate: SAVE THE PINK BATHROOMS - 07/15/09 10:18 AM
As a child of the 1950's (LATE 50's thank you very much), I was imprinted from birth with certain home design aesthetics that might not be as appreciated by a mass market today.
Our family's first house, was the hip of heights for its time. The kitchen counters were cut from a boomerang patterned formica from a design created by one of my heroes, proto industrial designer Brooks Stevens.
The living room was dressed with blonde accent furniture (some of which I still have today). Guests sat on a curving, red sectional sofa. A great gold zebra, captured in mid-prance, hung on … (2 comments)

illinois real estate: Attack of the Killer Countertops - 07/30/08 11:20 PM
Right now I am caressing my old Formica countertops. I'm gazing lovingly at their knife nicks and flirting with their not-quite-tight seams. Suddenly their beige boringness is making me swoon.
What's caused this love affair with my un-updated kitchen?  This article in the New York Times.
According to the Times' story, your carefully selected and hand-finished granite countertops might be emitting radon, a colorless and odorless gas that occurs from the deterioration of radioactive elements in the earth.  Why worry about radon?  Because we're told that it is a leading cause of lung cancer.
You needed something else to worry … (0 comments)
