Colorado Springs April (snow) showers! - 04/23/10 08:13 AM
This morning we woke up to 3 inches of snow and a 2 hour school delay that soon turned into a closing!  It was a very welcomed sight because we have had a very dry winter.  The kids are excited because it is a very wet and heavy snow, perfect for sledding, though we need a couple more inches for them.  The way it is falling, we just might get it.

COLORADO SPRINGS MLS (AND PIKES PEAK REGION) HOUSING STATISTICS FOR MARCH 2010:
Positive trends continued for the Colorado Springs Real Estate Market for March 2010.  Home sales totaled 723 in March which is a 27.7% increase over March 2009.  The median price increased to $189,900 in March which is a 2.6% increase from March 2009. The number of active listings dropped 6% from March 2009.  The federal tax credit has improved sales, though many believe that consumer confidence is returning, and when the tax credit ends on June 15th, that sales will continue to … (1 comments)

Colorado Springs Short Sale - Should the buyer call the bank?  I have heard this question more than once recently.  You could try, but you won't get any where.  You can't get past the customer service rep without a loan number and SSN of the holder of the mortgage.  My experience with working with banks on short sales is that if you aren't the holder of the mortgage, the bank won't talk with you unless the property owner has given you written authority to negotiate on their behalf.  Even as the seller's agent with written authorization, I frequently have trouble getting … (1 comments)

Distressed Properties in Colorado Springs Academy School District 20.  Did you know there are 10 or more categories for distressed properties within the Colorado Springs MLS?  Did you also know, that it is optional to disclose that a property is in foreclosure or a short sale?  In the past, it was taboo'd to identify a property as a short sale or foreclosure, now Colorado Springs listing agents are asked frequently if their client's home can be classified as a "short sale" because this is what is selling.  Well, truth be told, we are seeing a mad dash for properly priced homes … (0 comments)
