Colorado Springs Population.  The 2010 census was released and El Paso County is the most populated county in Colorado.  El Paso county population is up 20% since 2000.  Current county population is 622,263 and the population for Colorado Springs is 416,427, a 15.39% increase over 2000.  The fastest growing city in the area is Monument growing 180.57% to a total population of 5,530.

Property Taxes in Colorado Springs are expected to go down due to the declining real estate market, but I'm not so sure this is a good thing.  All of our public services depend on the property taxes, if the taxes go down, the direct response is to reduce public services.  This inlcudes the public schools, libraries, police departments and fire departments.  The school districts are already planning for a reduction in public funds.  Academy Schoold District 20 is looking at charging a fee for bus service and District 49 is looking at contracting out their bus service, which translates to a … (1 comments)

My experience at Keller Williams Family Reunion 2011 This past week I had the pleasure of attending the Keller Williams Family Reunion in Anaheim, CA, with over 8000 other Keller Williams agents.  It was quite an event, with all the vendors anxiously awaiting our business, the launching of eEdge, the annual Vision Speech by Gary Keller, the State of the Company speech by Mark Willis, the Red Bash, the Inspirational Breakfast with Mo Anderson, and many classes to choose from throughout the day.  We went from 7:30 in the morning till 10:30 at night on most nights.   We even broke a … (0 comments)

Consumer Warning on Pictures Taken with Smart Phones.  This is a little more than disturbing.  If you take a picture with your smart phone with the GPS on, the picture is tagged with the GPS location.  This video shows how a mom innocently took a picture of her children and posted them on Facebook, and how someone not so innocent could find the location tag for the picture, which happened to be their home.  A warning for all of us to be vigilant about what we do online.

Couple more good reasons to live in Colorado Springs!  I was recently asked by two non-local buyers why we settled down in Colorado Springs.  It was a very easy conversation.  At the top of our list are the schools in Academy School District 20, the climate, our neighborhood (Pine Creek), our house (main level living) and an incredible view.  Well, now we can add one more to the list - an improving real estate market.

The Colorado Springs Real Estate Market for January showed the traditional holiday slow down that carried over to January closings. Active listings for Colorado Springs are up 5% over January 2010 with no significant change over December 2010.  Number of sales in Colorado Springs were the same as January 2010 but 27% lower since December.  Average sales price and median sales price are the same as one year ago and 9.5% and 10% lower from December.  Number of distressed sales have declined 16% from both one year … (2 comments)

Academy School District 20 Board of Education has approved and released the calendar for school year 2011-2012. The 2011-2012 Academy School District 20 school year starts on 15 August 2011 and ends tentatively on 30 May 2012, the final date is determined in late April is dependent on the number of snow days and delays.  Student breaks include the week of Thanksgiving, 21-25 November, Christmas break, 19 December to 4 January, and Spring break, 26-30 March.

The short answer is yes. In Colorado Springs, there are very clear lines of demarcation for property values with relation to the schools. We just completed our Analysis by School District for Districts 11, 49, and 20, the three school districts in northern Colorado Springs, and once again, the average property value is higher in Academy District 20. On Saturday, 5 February, the US Air Force Academy is sponsoring a free youth sports camp at the Cadet Gym from 11:30AM to 1:30PM and is open to boys and girls in 8th grade and under.  Air Force Academy coaches and players from the women's soccer, volleyball, and basketball teams will work with children.
