Hoping that our vole problem is solved (Gardening in Colorado Springs Part 1), we then proceeded with the landscape plan drawn up by Debbie Stavish of Debs Gardening. 
Debbie recommended softening up the front line of the garden making it curve in and out, then lining the outer edge with ledge rock, and adding 3 inches of  compost to the top layer of the garden to improve the soil.  She then provided a recommended plan for different xeriscape plants., about 70 new plants in all.  Xeriscape plants work best in … (0 comments)

The Gazette recently released their annual Guide to Real Estate based on the different neighborhoods around Colorado Springs.  This guide breaks up the Colorado Springs MLS area into 19 different neighborhoods and in some cases, provides even further breakdown.  It is a very useful document for analyzing how each Colorado Springs neighborhood has faired from 2000 – 2010.

Patricia in DC/VA/MD makes a good point about the selling condition of a home.  The best condition gets the best price.  If sellers are not willing to put a little elbow grease into repairs and cleaning, then they should not expect top selling price. 
Another point that needs to be made, agents have a reputation to maintain.  If the seller is not willing to do what is necessary to sell the home, then the agent is not obligated to accept the listing or keep the listing.  Fortunately for us, we have not had to cancel a listing because of an uninterested … (2 comments)

Gardening in Colorado Springs is nothing like gardening in the Midwest.  After about five years of trying to make our Colorado Springs garden a Midwest garden, I finally gave up.  I ran into three big challenges; very dry climate, sandy soil, and voles.
As you can see from our "before" picture, there isn't much remaining of our garden.  We did remove the bark mulch and other plants that weren't a good fit for the garden.

The Colorado Springs Real Estate Market for March showed a nice increase in closings over February, a 43% increase.  There was also a slight increase in active listings over February of 4% but average sales price was down 10% and median sales price was down 6%.  As the experts say, we are bouncing along the bottom.  When we see the average and median prices continue up month over month, then we can claim that our market has recovered.

The prime buying season has started for Academy School District 20 as reflected in the increased sold properties, up 35% over February. Average and median sale prices are relatively unchanged and average days on market dropped 15%.
We are starting to see more move-up buyers in the market, which is a good sign for the Colorado Springs economy. As buyers move up, more homes become available in the lower price range for first time home buyers.
