This is a must read for all Colorado Springs First Time Home Buyers. Debe Maxwell of Charlotte, South Carolina, provides great advice for her first time home buyers and has allowed other agents to share the information. For Colorado, when a buyer utilizes the seller's agent to purchase a home, that agent must enter into the role as a transaction broker and becomes a neutral party to both sides of the transaction. Zeroscaping to Xeriscaping – Gardening in Colorado Springs, Part 2 Hoping that our vole problem is solved (Gardening in Colorado Springs Part 1), we then proceeded with the landscape plan drawn up by Debbie Stavish of Debs Gardening. Debbie recommended softening up the front line of the garden making it curve in and out, then lining the outer edge with ledge rock, and adding 3 inches of compost to the top layer of the garden to improve the soil. She then provided a recommended plan for different xeriscape plants., about 70 new plants in all. Xeriscape plants work best in (0 comments)

Colorado Springs Neighborhood Real Estate Guide The Gazette recently released their annual Guide to Real Estate based on the different neighborhoods around Colorado Springs. This guide breaks up the Colorado Springs MLS area into 19 different neighborhoods and in some cases, provides even further breakdown. It is a very useful document for analyzing how each Colorado Springs neighborhood has faired from 2000 – 2010. Though the Colorado Springs MLS areas in this report do not follow school district boarders, we can identify the major Academy School District 20 neighborhoods, which did very well. Patricia in DC/VA/MD makes a good point about the selling condition of a home. The best condition gets the best price. If sellers are not willing to put a little elbow grease into repairs and cleaning, then they should not expect top selling price. Another point that needs to be made, agents have a reputation to maintain. If the seller is not willing to do what is necessary to sell the home, then the agent is not obligated to accept the listing or keep the listing. After about five years of trying to make our Colorado Springs garden a Midwest garden, I finally gave up. I ran into three big challenges; very dry climate, sandy soil, and voles. As you can see from our "before" picture, there isn't much remaining of our garden. We did remove the bark mulch and other plants that weren't a good fit for the garden. During Spring break a few weeks ago, the McDonald family was involved in a serious car accident killing the father, Bob, and younger son, Jaden, and critically injuring the mother, Leslie, and older son, Kellen, a 6th grader at Challenger Middle School. The local community has organized a blood drive for this Wednesday, April 13th at the Cordera Community Center (11894 Grand Lawn Circle) from 1:00-6:00. COLORADO SPRINGS MLS (AND PIKES PEAK REGION) HOUSING STATISTICS FOR MARCH 2011:
The Colorado Springs Real Estate Market for March showed a nice increase in closings over February, a 43% increase. There was also a slight increase in active listings over February of 4% but average sales price was down 10% and median sales price was down 6%. As the experts say, we are bouncing along the bottom. The Academy School District 20 Real Estate Market The prime buying season has started for Academy School District 20 as reflected in the increased sold properties, up 35% over February. Average and median sale prices are relatively unchanged and average days on market dropped 15%. We are starting to see more move-up buyers in the market, which is a good sign for the Colorado Springs economy. As buyers move up, more homes become available in the lower price range for first time home buyers. Move -up buyers realize that the low interest rates aren’t going to be around forever.
