Why is Colorado Springs a great retirement location? The climate. Snow. Contrary to what people believe, Colorado Springs has a relatively mild climate. Yes, we do get snow and sometimes it can be quite substantial, but it seldom remains for more than a few days. We have lived here 9 years and I remember one year where we had 3 blizzards in a row. We called them our holiday blizzards; Halloween, Thanksgiving, and Christmas. The schools used up all their snow days before the New Year and had to extend the school day 20 minutes for the rest of the year (2 comments)

If you have been following my series on Zeroscaping to Xeriscaping, you understand the excitement of completing such a major project. Our motivation for redesigning our perennial garden in the backyard was to prevent the pocket gophers from eating all our plants. Part 1 below, describes how we installed a 6 inch by 12 inch trench along the fence and then filled it with gravel. Well, knock on wood, no sign of pocket gophers in our garden or backyard. Relay for Life Car Show - July 16 - Castle Rock, Colorado. A very good real estate friend of mine, Deb Hemmann, is heavily involved in fund raising for Relay for Life. She recently experienced her own battle with cancer, under going three rounds of chemo therapy. She is proud to report that she is now cancer free! This year, Deb and her family are sponsoring a Car Show for Relay for Life. Entry fee for anyone interested in showing off their fancy cars is just $10 per entry. Outdoor Movies at the Shops at Briargate for Summer 2011 - Thursdays (6/30 - 8/4) Every year the neighborhood kids wait in anticipation for the outdoor movies at the Shops at Briargate in Colorado Springs, my 17 year old included. It is such a great family event. A large portion of the parking lot next to Champps is roped off, a portable blowup screen is erected, and at dusk, a favorite family movie is shown. The events leading up to the start of the movie can be just as exciting. Often games are played for the children with the winner receiving (0 comments)

Summer In the City Things to Do in Colorado Springs Outdoor attractions and concerts continue to dominate the local entertainment schedule 6/19-6/26. One of the most well-known and possibly most well-loved of events in Colorado Springs is the Pikes Peak International Hill Climb. Sunday, June 26th is the 89th running of this race up Pikes Peak. In addition, the Hill Climb’s annual “Fanfest” will take place on Friday, June 24th from 5 to 10 p.m. downtown. Live local bands, a Firefighter Chili Cookoff benefiting MDS, the Denver Bronco Cheerleaders, the Red Bull motorcycle jumpers and of course Budweiser’s Beer Garden (2 comments)
In this month's Academy School District 20 Monthly Update with the Superintendent, Dr. Hatchell reports that new District 20 students are registering everyday. Over 400 new students have registered since May 15th. District 20 is very interested in making sure that the students and parents are welcomed into the district. New parents to the district are encouraged to attend New Parent Orientation for D20, to help with their transition. There’s plenty to do in Colorado Springs this week for kids and grown-ups alike.
• Pikes Peak or Bust Rodeo Days run July 13th through the 16th at Norris-Penrose Event Center on Lower Gold Camp Road in Colorado Springs. This traditional rodeo has been a favorite of locals for countless years. If you have summer visitors, show them a little of our southwestern culture! COLORADO SPRINGS MLS (AND PIKES PEAK REGION) HOUSING STATISTICS FOR MAY 2011 The Colorado Springs Real Estate Market for May showed a 3% increase in active listings over April, 4% increase in sales, 1% decrease in average sales price, no change in median price. With relation to one year ago, The total number of active listings is down 15%, the number of sales is down 12%, average sales price is down 9%, and median sales price is down 5%. New home starts are down 12% from April and 13% from one year ago. Interest rates made a short (0 comments)
Wolf Ranch has not shown the typical summer market sales like other neighborhoods in Academy School District 20. Inventory is up 29% since January, but only 2 sales for the month of May. At this rate, it will take 19 months to sell off the Wolf Ranch inventory of homes. Briargate is showing an interesting trend with the number of active listings actually declining during the busiest buying period of the year. Active listings in Briargate are down 30% from April and new listings relatively the same as April, an increase of only 3 homes. As a result of this trend, we are seeing the average price and median price increasing by 4% and 14% respectively. For the second month (0 comments)
Number of sales for homes in Cordera dropped from a high of 9 in April to 1 in May. This decrease is atypical for the prime selling season, though 6 properties are pending or under contract, and most will close in June. With only one sold property for Cordera, the data is naturally skewed. Months of inventory jumped from 3.4 months in April to 33 months in May. Though this one sale was on the market for (0 comments)
Search all Flying Horse Homes for Sale All the trends for the Flying Horse housing market are postitive this month. Number of sales in Flying Horse increased in May, while new listings decreased. The average sales price increased 11% and median sales price increased 9% over April. The sold to list price ratio for homes sold in Flying horse is at 97%, a little below the Academy District 20 average. Inventory remains a bit high at (0 comments)
Housing market for Pine Creek, Colorado Springs, is looking very positive for the high buying season. Number of active listings are down 35% from April, with total listings down 5%. Average sales price is down 11% from March (April average was very high due to one property sold at over $1M). And median is down 10%. Some indicators for Peregrine home sales in May were positive and some negative. The average and median sales prices are up from April. Fewer properties entered the market in May with total active listings remaining at 36. With so few Peregrine properties sold, the average days on market is easily skewed, at the current rate of sales and days on market, it will take 9 months to sell the current inventory. The Academy School District 20 Real Estate Market - May 2011 The summer buying season is upon us. For the month of May, we saw typical buying and listing signs in Academy School District 20 that will hopefully continue through August. Number of sales are up 12% over April, average sales price are up 2.5%, and sales to list price is improving from 97% to 97.3% due to the increased competition. Surprisingly, the number of new homes on the market in Academy School District 20 remained unchanged at 217. Days on market did increased 12% with months of inventory at just (0 comments)
Those of us who live in the north-end of the Colorado Springs area, may not get downtown very often, but summer should be everyone’s exception. With Colorado College, Hillside Gardens, The Pikes Peak Center, Acadia Park, America the Beautiful Park among other fun venues, downtown Colorado Springs means there’s nothing like summer in the city!
