Why is Colorado Springs a great retirement location?  The climate. Snow.  Contrary to what people believe, Colorado Springs has a relatively mild climate.  Yes, we do get snow and sometimes it can be quite substantial, but it seldom remains for more than a few days.  We have lived here 9 years and I remember one year where we had 3 blizzards in a row.  We called them our holiday blizzards; Halloween, Thanksgiving, and Christmas.  The schools used up all their snow days before the New Year and had to extend the school day 20 minutes for the rest of the year … (2 comments)

If you have been following my series on Zeroscaping to Xeriscaping, you understand the excitement of completing such a major project.  Our motivation for redesigning our perennial garden in the backyard was to prevent the pocket gophers from eating all our plants.  Part 1 below, describes how we installed a 6 inch by 12 inch trench along the fence and then filled it with gravel.  Well, knock on wood, no sign of pocket gophers in our garden or backyard.

A very good real estate friend of mine, Deb Hemmann, is heavily involved in fund raising for Relay for Life.  She recently experienced her own battle with cancer, under going three rounds of chemo therapy.  She is proud to report that she is now cancer free!

Outdoor Movies at the Shops at Briargate for Summer 2011 - Thursdays (6/30 - 8/4) Every year the neighborhood kids wait in anticipation for the outdoor movies at the Shops at Briargate in Colorado Springs, my 17 year old included.  It is such a great family event.  A large portion of the parking lot next to Champps is roped off, a portable blowup screen is erected, and at dusk, a favorite family movie is shown. One of the most well-known and possibly most well-loved of events in Colorado Springs is the Pikes Peak International Hill Climb.  Sunday, June 26th is the 89th running of this race up Pikes Peak.  In addition, the Hill Climb’s annual “Fanfest” will take place on Friday, June 24th from 5 to 10 p.m. downtown.  Live local bands, a Firefighter Chili Cookoff benefiting MDS, the Denver Bronco Cheerleaders, the Red Bull motorcycle jumpers and of course Budweiser’s Beer Garden … (2 comments)

In this month's Academy School District 20 Monthly Update with the Superintendent, Dr. Hatchell reports that new District 20 students are registering everyday.  Over 400 new students have registered since May 15th.  District 20 is very interested in making sure that the students and parents are welcomed into the district.  New parents to the district are encouraged to attend  New Parent Orientation for D20, to help with their transition.  More information is available on the Academy School District 20 website Parent Academy website.

The Colorado Springs Real Estate Market for May showed a 3% increase in active listings over April, 4% increase in sales, 1% decrease in average sales price, no change in median price.
With relation to one year ago, The total number of active listings is down 15%, the number of sales is down 12%, average sales price is down 9%, and median sales price is down 5%.
New home starts are down 12% from April and 13% from one year ago.

The summer buying season is upon us.  For the month of May, we saw typical buying and listing signs in Academy School District 20 that will hopefully continue through August.  Number of sales are up 12% over April, average sales price are up 2.5%, and sales to list price is improving from 97% to 97.3% due to the increased competition.   Surprisingly, the number of new homes on the market in Academy School District 20 remained unchanged at 217.  Days on market did increased 12% with months of inventory at just … (0 comments)
