If your #1 pick went under contract tonight, would you have any regrets?
When I take buyers out to look at houses in Colorado Springs, the first thing I will do is confirm with their lender that they are pre-qualified and the price that they can afford.  This isn't anything new, but it tells me that the buyers are serious enough to start the lending process.  I make it very clear to them, that a pre-qual is required before we see the first house, because I am obligated to ensure they can afford any house I show them.

When I hear someone say they are waiting for the perfect home to come on the market, I then follow-up with:
Do you know what your perfect home looks like? 
How will you know the perfect home when you see it? 
How long are you going to sit on that fence for the perfect home ?
Will you be ready to jump off the fence when the perfect home comes on the market?
How will you know the perfect home was listed for sale?

This is the perfect market to move up in Colorado Springs.
We have buyers that want to move up and try to make the argument that it isn't the time because of the volatility of the market and the lower value of their current home.
But actually, this is the perfect market to move up.  With the lower prices on bigger homes, you can get so much more value with today's market than last year or even two years ago.  But you have to be willing to sell your current home at current market value, and here lies the problem for … (1 comments)

Flying Horse housing market is relatively stable.  Average and median sales price declined 1% from August. Median sales price declined 4% from September 2010.  Days on market increased 38% from August and number of active listings in Flying Horse increased 23% from September 2011.  Number of active, new, pendings, and sold properties were about the same since August.

From one year ago, Average price increased 32% and median price increased 35%. For September there were 18% fewer properties on the market. From August, the number of sold properties dropped from 9 to 3 but there are still 6 pending properties.

The sales in Academy School District 20 remained fairly steady from August to September.  Average sales price remained about the same with median sales price decreasing 4.5% while days on market decreased 16%. With the summer selling season over, the number of new listings decreased 5.5% and active listings decreased 9%.
From one year ago, the number of solds increased 13%, average sales price increased 2.4% and median sales price increased 7%.

First Winter Storm for Colorado Springs - October 8, 2011
So much for the first frost. This morning, in Colorado Springs, we woke up to our first winter storm of the season, freezing rain mixed with snow. With temperatures in the 70's just two days ago, we feel this is pretty sudden. I didn't even get a chance to clean out my new garden because just yesterday, everything was in full bloom. I guess I have my work cut out for me when the weather breaks.
