I was reminded by a caller in North Lake Tahoe this week, that I needed to provide an update to my series on Zeroscaping to Xeriscaping - Gardening in Colorado Springs.  Her big concern was if we solved our vole problem.

Cordera's had a very slow start for 2012 with no closings in January.  Cordera's had three closings in March, two of which were new construction.  Active listings are up from one year ago and unchanged from February.  Pending properties are up to 60%, from 4 to 10.  Average and median prices are up slightly from March 2011, but down 12% from February.  List price to sales price remains high at 99.1%.

With the month of March, we are full swing into the spring buying season, and Briargate is evident of this fact. Sellers are still holding back from listing.  There are only 122 active properties on the market, this is half the number of one year ago. March was a bit of a disappointment for Flying Horse. With 17 pending properties at the start of the month, only 3 closed, 10 remain pending.  Of the closings the average sales price was $400,320 which is 15% less than one year ago and about the same from February.  List price to sales price is still an acceptable 98.6%.  Even with the reduction in inventory from one year ago, at … (0 comments)

Only two properties sold in Pine Creek in March, both were on the market for over 200 days.  Average and median sales price dropped significantly from one year ago, 32% and 38% respectively and down 52% from February, though the two sales in February were new construction luxury town homes. The Wolf Ranch market was a bit weak in March with 4 sales, 2 of which were town homes selling for $150,000 each which lowers the average sales price. If we averaged only the single family homes it would be $325,750, which is much more comparable. There are currently 27 active listings in Wolf Ranch and 16 pending properties.
