Healthy market trends for Briargate continue during May. Active listings are down 46% over one year ago, while Pendings and sold propertes are about the same from one year ago. Days on market remains the same but inventory is down from 4 months to under 3 months. The market is really tough for buyers in Briargate, we are seeing multiple offers again with the winning bid often (0 comments)
Like most neighborhoods in Academy School District 20, Cordera showed signs of an improving market. Of the 27 active properties, nearly half were new listings. There are 15 pending properties in Cordera. Five of the eight properties sold were new construction, which drives the average days on market up. With the increased sales, inventory dropped to 3.4 months. For the sixth straight month, there were no distressed property sales in Cordera. For information (0 comments)
May was a good month for Flying Horse. With eight sold properties, this is the first time in over two years that we have seen the months of inventory for Flying Horse drop below 6 months. Average and median sales prices are down slightly. Pending properties jumped to 22. We know that many of these pending properties are new construction, which is on the increase throughout D20. Summer sales continue for Peregrine. Active listings remain low, 47% less than one year ago. Only 2 properties entered the market in May, where the same time one year ago, there were 4 properties. Average and median sales price dropped 17% and 18% respectively. Peregrine inventory is at 6.33 months. Wolf Ranch is still HOT! We are seeing a 38% drop in active listings but a big increase in the number of pending sales, currently 17. Average sales price dropped to $294,579. With 8 sold properties during May, inventory in Wolf Ranch is below 3 months, the lowest across all the District 20 neighborhoods. Average days on market is high at 119. Pine Creek was the slowest of the District 20 neighborhoods that I monitor. Pine Creek has the largest number of active listings, topping out at 39. There were 8 new listings added to the market in May, and 19 pending properties, but only 2 solds. We hope to see the number of sold listings grow in June. The resulting pending ratio is 35.4% (272 divided by 769). The pending ratio indicates the supply & demand of the market. Specifically, a high ratio means that listings are in demand and quickly going to contract. Alternatively, a low ratio means there are not enough qualified buyers for the existing supply.
