Colorado Springs MLS Market Update for December 2011.
Colorado Springs continues to show strong signs of recovery.  The absorption rate is down to 5.0 months, which is unusual for this time of year.  The absorption rate is the number of months it will take to sell the current inventory of actives at the current rate of sales. The number of active listings continued to drop an additional 10% from November.  With the absorption rate remaining below 6 months, we are approaching a sellers market. Colorado Springs continues to show strong signs of recovery.  The absorption rate remained about the same at 5.7 months, which is unusual for this time of year.  The absorption rate is the number of months it will take to sell the current inventory of actives at the current rate of sales. The number of active listings continued to drop an additional 8% from October.  Only 2 out of the last 9 months the absorption rate was 6.0 or slightly higher. The Colorado Springs Real Estate Market for March showed a nice increase in closings over February, a 43% increase.  There was also a slight increase in active listings over February of 4% but average sales price was down 10% and median sales price was down 6%.  As the experts say, we are bouncing along the bottom.  When we see the average and median prices continue up month over month, then we can claim that our market has recovered.

The Colorado Springs Real Estate Market for February showed a nice improvement of the average sales price and median sales price over January as well as an increase in both areas over February 2010. Active listings for Colorado Springs are down slightly from January and February 2010.  The number of sales in Colorado Springs are down 3% from January and down 22% from one year ago.  This significant difference from February 2010 can be explained with the tax credit that completed in June 2010.

The Colorado Springs Real Estate Market for Decmber showed positive signs across the board.  Active listings for Colorado Springs are up 9% over December 2009 but down approximatly 9% over November 2010.  Number of sales for December 2010 is the same as one year ago and a 14% increase over November 2010.  Average sales price incresed 4% over one year ago and with no change over November.  Median sales price increased 3% over December 2009 and no change over November. Sales increased in Academy School District 20 for the month of November over October though still low over the busy summer months and lower than November of last year.  This difference can be accounted for with the tax credit that ended earlier this year.  Average sales price dropped to $305,000, a 7% decrease over October.  The median sales price remained about the same at $275,000.  The number of distressed sales were high once again accounting for 20% of the sales in Academy School District 20.
