Active listings are at their lowest point of 421 for the second month in a row.  Pending sales are up at 268 and sales are up at 90 in the Academy School District 20 area for the month of February.  The pending ratio is high at 39%. The pending ratio represents the supply and demand of the market. The higher the ratio, the greater the demand. A low ratio indicates more supply than demand.  As this number creeps up, the prices will increase and we will see more competing offers.

Flying Horse remains a tough market for December.  Active listings are still high with 40 properties for sale, only 3 pendings and 3 solds.  The inventory for Flying Horse is up to 13.3 months with 281 average days on market.  Not a good sign for those considering selling in Flying Horse in the near future.  Average and median sales price are down from one year ago but up from November.

No big change in the Flying Horse real estate market for the month of November.  Actives, new listings, pendings, and sold properties remain about the same in Flying Horse from one year ago.  Average sales price and Median sales price declined 26% and 27% respectively.  No significant change from October.  Inventory in Flying Horse remains at about 11 months.
