From a agent's point of view...I say an inspection is a MUST!

Old or new, houses need to be inspected for many reasons. While some agents try to use an inspection to get the seller to "give more", the real reason is to educate the buyer about the home he is about to purchase.

I've attended many inspections in my career and now have a "working knowledge" of what a buyer should be looking for. Here are a couple of examples of what buyers should ask their inspector.

1. Does the roof leak? If not, what is the life expectancy of the shingles?

2. How much insulation in the walls? Do I need to have more?

3. Are all the mechanicals in working order and what is their life expectancy?

4. Windows...do the leak...are there any broken sashes or latches?

5. Where is water valve to turn off and on?

6. Outside grading...make sure it goes away from the house

There are, of course, many other things that are covered in a home inspection, but these are important.

My feelings are that a good Home Inspector will spend time with the buyer explaining how to keep the home in tip top condition.

So don't think you don't need a home inspection. Even new construction homes need a "look over". It could be the best money you spend on your new home.
