Local farmers have been bringing their fresh grown produce up to the community market here on Saturday morning since 1783.
The location and hours have changed, but the vegetable selection and neighborhood camaraderie have remained constant.
Mae Evans Coleman remembers Friday nights in the late 20's, loading up her grandfaters's new Ford truck in preparation for the 4 a.m. ride to the market.  The children helped pick the vegetables the day before.  They also helped load the truck and weigh and sell produce.  The trip from hat Creek in Campbell County took her family about an hour.

Half way up the driveway leading to the Avoca Estate in Altavista stands ancient black walnut tree that ranks as one of Virginia's most misconstrued Revolutionary War landmarks.
Under this tree in 1780, Col. Charles Lynch, a self-appointed magistrate, administered his "rude justice" upon Tory conspirators and patriot turncoats.  The corporal punishment consisted of 39 lashes with a whip or until the malefactors cried the patriots' motto, "Liberty," and pledged their fidelity to the Republic. 
From these floggings, "Lynch's Law" was added to the legal vernacular.

Death came early in live for many, in the first years of Lynchburg's history.  The cities of the dead in Lynchburg grew just as fast as the town.
Mothers frequently died in childbirth.  Infant mortality was very high, and if disease and fever didn't carry away the children, they would often succumb to accidents or infections.
Funerals served to bury the dead, but also a gathering time for friends.

One listings had a houseful of pets.  You went through the entry sideways because of the rabbit hutch.  The living room was a zoo - literally.  Every little creature had contributed to the unusual aroma in the house.  I suggested they take one of two actions:  reduce the price substantially or move the zoo.  They moved the zoo.  But the house still smelled like a zoo - to everyone except the owners.  They wouldn't accept the truth about the sense of smell being our most easily fatigued sense.  We simply can't smell an odor we are exposed to for several hours … (15 comments)

I married an Irishman.  Somewhere along the way the "O" was left off, for whatever reason. 
But the town of Lynchburg was founded by an Irish immigrant named Charles Lynch, yet we don't have a St. Patrick's Day Parade.  It was Charles' son, John who laid out the plot for the city and his other sons started the ferry business. 
We have more Irish history than just our founders, as it was mostly the Irish who built the James River & Kanawha Canal.  Without these Lynchburg would have not gotten on the map.

I guess I'm just a hopeless romantic.  I am always looking for the good in everything.  If I search hard enough I will find it.  I don't believe in the big bad wolf and I don't believe the rhetoric the sky is falling.  But I do believe in real estate, very similar to Peter Pan believing he can fly.

The Average home in Bedford County
List Price was $294,345, Sold Price was $284,926 and it took 116 days for the average home to sell. 5 sold in less than 30 days, 12 sold between 31-60 days, 5 sold between 61-90, 7 sold between 91-120 and 20 sold in more than 121 days.

A for sale by owner web site suggests by pricing your home lower than market you will be able to sell it faster than if you used an professional agent.  And since you are not using an agent you are saving a ton of money.
It also said if you priced your home 5-10 % above market value you are likely to end up with an offer close to your home's true value.
How does this make sense?  How can you do both?

I am working with a young couple that were referred to me.  They are expecting their first child in six months and are currently hoping to become first time home buyers soon.  I absolutely love working with them! 
Yesterday I was having lunch with a friend and I got several text messages of questions regarding a property I had showed them.  We probably text back and forth for 45 minutes to an hour during my lunch and finally made arrangements to meet later that day to discuss making an offer.

The three most important factors in finding the right home is LOCATION LOCATION LOCATION.  The location of your new home is critical.  How far will you have to drive to work?  How good are the local schools, shopping centers, public transportation, senior' services and other neighborhood amenities?  Will your new neighbor be a vacant lot or a commercial property?  Even a picture-perfect dream home can be a mistake if it is in an undesirable location.  A poorly located home can be particularly a bad choice, if you anticipate selling the home within a few years.

Market value is an estimate based on an analysis of comparable sales and other pertinent market data.  Market price, on the other hand, is what a property has actually sold for - its sales price.  Theoretically the market price would be the same as the market value.

A lot of printers claim they can do it all but a lot of the time your work is outsourced and there is a mark up for designers.  So you could pay 10-20% more.  But Clarke has all the equipment and talent to handle your marketing under one roof.

Some states allow a broker to represent both the seller and the buyer in a transaction with written consent.  The state of Virginia does. This is called Disclosed Dual Agency.  This is likely to happen when a buyer client wishes to purchase a property listed with the agents office.  Because statutes generally limit the duties imposed upon an agent in this situation, both the seller and the buyer must agree to this LIMITED representation.  Compensation agreements must also be disclosed in writing if the agent is receiving payment from both parties.

A real estate brokers compensation is specified in the listing agreement.  Compensation is considered to be earned when the broker has accomplished the work for which he was hired, and it is due at closing.  Most sales commissions are payable when the sale is consummated by delivery of the seller's deed.  This provision is generally included in the listing agreement.  The broker's compensation is earned when a completed sales contract has been ratified by a ready willing and able buyer and by the seller.   So just for clarification purposes the compensation is earned at the time of a ratified contract and then payable at closing.
