Well, it has been a good week.  Sold a house Monday, sold one Tuesday and sold another Wednesday.  It is already 7:30 a.m. on Thursday I haven't sold one yet but I'm on a roll! 
It is either feast or famine in Real Estate and that is just how it seems to work.  It's the slow times when you wonder why are you in this business and then it feels like they've opened the gates and let all the buyers and sellers out and it is a banquet!

A lot of people do it.  I've even known a few REALTORS that have done it recently.  Nothing wrong with it. I admit sometimes I wish I could do it.  I even sometimes wish I was a tenant instead of a landlord.  But those thoughts pass quickly.  But if I had a 8-5 J.O.B. I could:
1.  Probably get a better rate on a home loan because I would not have to go stated income or no docs.
2.  I would could be elegible for more loan programs for homeownership.
3.  I would probably get more social security (if it is still available when … (9 comments)

Joe Public Says "The REAL ESTATE MARKET is really not THAT BAD!" - 04/17/08 01:19 PM
Yesterday I was having a casual conversation with another business person, not in the real estate industry and the first words out of his mouth before I could even comment was that he did not think the real estate market was that bad in our area.  This person was telling me the market was good! 
Funny how things come around if you wait long enough.  Although I admit, I did not expect it to happen so quickly.  But many REALTORS in this area and other markets, including myself, have been spouting that the market is not necessarily what the media would lead … (9 comments)

Couple years ago I remember a few successful agents that have been selling real estate for quite a while say they thought technology would remove them from the personal relationships they have made with their clients.  I am not sure if they thought this was really true or if they were using this as an excuse not to learn how to do something new.
I have even heard agents say that they don't even read their email!  Others say they don't even know how to turn on a computer. I know of some who carry around their data base on index cards.  … (4 comments)

We all have budgets to work with.  Sometimes if feels like we have beer budgets with champagne taste.  I know I do usually.  My motto has always been "Give Me The Luxuries, I Can Do Without The Necessities."  So there may be some compromising. 
The same is true in house hunting.  I am currently working with several clients that are getting an education about this market.  I think you can learn a lot on line but until you are really out there looking at what is on the real estate market in the streets that you can't really get the picture in some … (14 comments)

Selling Your Home - Isn't that what is suppose to happen? - 04/13/08 05:03 PM
Two weeks ago, really ten days ago, I put out the humming bird feeder.  The first week of April is when the "scouts" are out.  I've never been successful with a hummingbird feeder, but I've never really tried either.  I just put in a 1/2 effort and put it out too late probably for the scouts to get wind of it and by then they had found their favorite places to feed.  Hummingbirds are territorial so they won't usually venture out of their territory.

Tuesday this week I was showing property to a single woman.  Great lady and a joy to work with.  We have been corresponding via email for about six months on the purchase of her new home.  I've sent her emails of new listings as they come on the market and kept her updated on the market conditions.

Does a cloud on the title mean a thunder strom is coming? - 04/09/08 07:18 PM
Today 24 hours prior to closing a transaction I find out that there is a cloud on the title.  It is pretty simple.  Sometime in 1964 someone somehow failed to get the proper documents filed in order to release a deed of trust in the amount of $16,000.  The loan had been assumed a few times and during this same time this area was annexed from the county to the city so have the title work was recorded in the county and the other half was recorded in the city.

Spring Inspiration and Positive Views Outside My Home Office Window - 04/04/08 03:54 PM
Earlier this week I decided to hang out the humming bird feeders and fill up the bird feeders.  The first week of April the "scouts" are out to find the feeding places.
I have "feeding stations" strategically planted around my house.  One on the deck.  One just outside the bay window in the kitchen and another outside the window of my home office.  Each station has different kinds of seeds to attract different types of birds and to hopefully provide a wide variety so they don't fight so much.
