The highest-priced sale was a single-family home in Pine Ridge for $12,150,000. Additionally, 164 of the real estate transactions for the month were at or above $1 Million. Year-to-date, Collier County has had $8.9 Billion worth of home sales.
Additionally, the average closed price of all properties year-to-date in Naples is now over $1 million. And, of the top 10 highest-priced home sales, 40 percent were in luxury golf communities, including Pelican Bay, Grey Oaks, Mediterra, and Quail West.

Overall inventory ended the month with 2,583 properties for sale which represents just a 1 percent increase over the same time last year. 2023 January Naples Housing Market UpdateThe Naples housing market update showed 555 properties sold for just over $900 Million. The largest sale was for $19.9 million in Port Royal. Additionally, the luxury market remained strong, with 253 properties sold at or above $1 Million compared to 165 sales during December.
Sales within the city limits of Naples, dominated the list of largest home sales for the month. Fourteen of the fifteen highest priced Naples properties were located in Port Royal, Olde Naples, Aqualane Shores, Moorings and Royal Harbor (34102 and 34103 zip codes). Prices ranged from $6.5 million to $19.9 million.

The highest priced property is listed for $40,000,000 in the city of Naples. At the end of last year, there were 1,042 Naples properties for sale so inventory has more than doubled.

Naples Home Sales in January Ends PositiveNaples Home Sales in January Ends Month Positive based on the latest real estate transactions report. During the week of January 27th, there were 322 Naples Properties Sold versus 218 homes sold the previous week.
North Naples remained in the top position with 61 properties sold compared to 47 properties during the previous week. Of the 61 sales, 44 percent were single family homes and 52 percent were condos. The remaining properties sold in North Naples were vacant lots.
