The buyer agent relationship is an interesting one. As often as buyers can be frustrated with their real estate agent, the real estate agent can also become frustrated with their buyers. Where the aggravation can lie for the agent has to do with the lack of loyalty in which many buyers do not demonstrate, which is primarily due to the lack of understanding on the buyer's part. Many times agents do not explain the fiduciary relationship that they as an ethical real estate agent have with that buyer. Additionally, if a real estate agent does not fully explain to the buyer what a buyer's role and responsibility is to the real estate agent, then as an agent one cannot expect the buyer to fully understand the buyer agent relationship. For example, there are some buyers such as first time home buyers who have no idea how Naples real estate agents are compensated, or how hard real estate agents work to get compensated for their dedication to finding that perfect home for their client. The lack of loyalty on the buyers part can be extremely frustrating to a real estate agent which is why the buyer agent relationship must be established from the get go. Buyer's need to understand that when they begin to work with a real estate agent, that the real estate agents works for them, will not disclose information to the listing agent about the buyer in any way, and works for the buyer's best interest only. Buyers should also get a thorough lecture from their real estate agent, or Real Estate 101. Real estate agents not only have a duty to represent their client and their client's best interest, but at the initial meeting with the buyer they should assist them in going over their finances, analyze their real estate needs, getting them to focus on separating their needs from their wants and learn as much about the buyer as possible. Everything at this point needs to be laid out on the table. Here is where questions need to be asked and need to be answered. Buyers also need to be made aware that their real estate agent is not only a fierce negotiator who works for their buyer to get them the best price possible for the home they are buying, but that they can recommend a plethora of services from mortgage lenders to home inspectors to title agencies. It should also be noted that real estate agents consistently work to further maintain excellent reputations in the real estate field and exhibit only extreme professionalism and integrity.
Now how can real estate agents show buyers that they are valuable assets to them in finding that special place to call home? There's no doubt that today's real estate consumer is smarter, technology-savvy and has a real good grasp on their finances. Taking all of these aspects into consideration means that real estate agents need to take advantage of technology first which will prove to buyers that they are a valuable tool. How cool is it for a real estate agent to implement their mobile devices to make them work for them by telling their buyers that they can take advantage of IDX technology where buyers can look up anything in the Multiple Listing Service from their mobile phones with the endless ability to receive real estate information from anywhere. If real estate agents apply recent and most advanced technologies to their industry it only makes them highly valuable and sets them apart from the crowd. It's important that at the initial consultation with the buyer, that all the technology in which a real estate agent can offer should be explained to the max. This will be a huge selling feature to the buyer and chances are they'll want to sign right away on the dotted line. On the flip side, there is still a handful of agents are out there that are older and very seasoned in the industry, and don't want to apply modern technology to their profession. In the techy world of today they are only cannibalizing themselves and are not looking at the real estate industry is a constantly evolving animal.
The buyer agent relationship is one that is highly communicative, loyal, understood, and built upon trust. What a great feeling it is to have a buyer that looks at their agent withgreat appreciation, and for a real estate agent to look at their client with sheer happiness that they helped them find the home of their dreams.

Built between 1992 and 1994, Pelican Bay, Avalon has remained a wonderful townhouse and condominium community. Condos are low rise (2 floors) and homes here range between 2-4 bedrooms with at least 2 bathrooms. Sizes of homes in Avalon range between 1,274 - 1,794 square feet under air.
Located close to the beach, many of these homes also come with a beautiful lake view or preserve area view. Avalon is one of the northern most communities in Pelican Bay just a short distance from Vanderbilt Beach Road. This makes it close to a lot of the new shopping and dining at the luxurious Mercato Shopping Center. Some come with a garage while others are given assigned parking spaces. Other amenities in this community are the community pool, hot tub, bike and jogging paths, private beach pavilion and clubhouse. Avalon is tne of the many elegant communities in Pelican Bay. Below you will find the average sold price of Pelican Bay Condos in the Avalon community. Since 2008 sales have steadily remained in the low $300's to the mid $400's. There has been an average of 2 homes sold per quarter since the beginning of 2007, with an average of 3 sold each quarter over the past year.

Just North of Pelican Bay and Naples Park at the west end of 111th Avenue North is Conner Park Beach. 111th Avenue is what Immokalee Road becomes on the west side of US-41. There is a fairly ample parking lot with 80 spaces, available for anyone with a beach parking sticker yet there are also metered spots for those without the parking pass. The parking is just off-site from the beach yet it is just a short walk away.
While at Conner Park, you can take a stroll on the three-quarter mile walking trail or let your kids play on the open playground. There is also a special area just for fishing so it's a great place to grab your nets, your poles and your bait and try your hand at catching some of the many fish of the Gulf. The park is open dawn until dusk every day.
Conner Park is the northern most Naples beach before reaching the Delnor-Wiggins Pass State Park. This park is also just a short drive from shops and dining. Grab a bite at Moe's, Tijuana Flats or Sweet Tomatoes. Shop for bathing gear and floats at Walmart or shop the glamourous Cote D'Azur. Or just grab yourself an ice cold coffee at Starbucks and head toward the beach.

One of the top beaches for locals and tourists alike is Vanderbilt Beach. Located at the end of Vanderbilt Beach Road, this beach is located near the upscale community of Pelican Bay. The beach is located conveniently near shops and restaurants and there is a parking structure to allow many to park close to the beach. Parking is free with a beach parking pass or is $8 for the day.
Naples Park is also a wonderful community located within walking and biking distance to this beach offering home owners and renters to enjoy affordable proximity to the glamorous beach life in Naples. Vanderbilt Beach is also located close to shops and restaurants. At the Pavilion shopping center you can find various restaurants, visit the Publix grocery store, or see a movie at the Pavilion Cinemas.
The Mercato is another new shopping and lifestyle center located near Vanderbilt Beach. There are plenty of restaurants such as the new Chipotle, Bravo!, and the Pub and you can even get food to go from Whole Foods Market. You can also enjoy the great shops such as Charming Charlie, Coldwater Creek, Jos. A. Banks, Swim 'n Sport, and Z Gallerie. And after a nice long day at the beach, you can enjoy different live entertainment, wine tastings, or a movie at the upscale Silverspot Cinema.
 
At the Western end of Pine Ridge Road/Seagate Drive is Clam Pass Park. Just next to the Naples Grande Hotel, Clam Pass offers a lot of amenities for everyone in the family. The ample parking lot makes access to this beach available to many people. There is an $8 fee to park unless you have a Naples beach parking permit.
Your day at Clam Pass begins while taking a Golf Cart Trolly through the nearly three-quarter mile long boardwalk. The trolleys run back and forth regularly or you can enjoy a nice walk through the native mangroves while viewing the natural wildlife. Once at the pavilion, there is food and beverages for sale, showers, restrooms, and beach item rentals. You can rent towels and chairs and all sorts of entertaining activities for you and your family such as cabanas, water bikes, and canoes.
Clam Pass is named after the pass at the north end of this beach which connects the Outer Clam Bay and the Gulf of Mexico. Here you can search for shells, look for dolphins and manatees, or take a ride on the natural current. On the other side of the pass is the beach that runs all the way until Vanderbilt Beach and Delnor-Wiggins State Park.

Travel west on Park Shore Drive and head north on Gulf Shore Boulevard to find the North Gulf Shore Beach. Here at this beautiful beach you can enjoy looking for dolphins and manatees, hunt for shells, or enjoy a nice afternoon of fishing. There are showers available at this beach yet there are not any restrooms available.
If you'd like to enjoy shopping or a meal before or after your time at the beach, The Village on Venetian Bay is waiting for your discovery. Just at the corner of Park Shore Drive and Gulf Shore Boulevard, The Villages on the North and on the South side of Park Shore Drive offer plenty of dining, shopping and entertainment.
There is parking available for people who have a Naples beach parking sticker. If you'd prefer, you can also park at the Seagate Condominiums. When Pine Ridge Road crosses over US-41 the street turns into Seagate Drive. Just before getting to the Clam Pass beach, Seagate Drive turns to the left and after following it to the end, there is parking available a short walk from the North Gulf Shore Beach.

Just next to the Naples Beach Hotel off of Gulf Shore Boulevard is public access beach of 8th Avenue North. It is the beach just north of Old Naples and located very close to Coquina Sands. There are spaces available to the public for metered parking or free parking for those with a Naples beach parking sticker. Parking here gives you close access to the fantastic Sunset Beach Bar of the Naples Beach Hotel. At the Sunset Beach Bar you can get drinks and food to enjoy as you relax on the beach or watch the sunset. Restrooms are also available at the bar area.
The bar itself is open from 11am until midnight Sunday through Thursday and is open until 1am on Fridays and Saturdays. Another enjoyable aspect of this beach is the live music on Sunday and Monday evenings. On Mondays from 5:30pm-8:30pm enjoy the music of a live solo guitarist. And on Sunday evenings enjoy a drink and dancing from 6:00pm-9:00pm with music at the Pool Party.
Food is available Monday – Saturday from 11:30am-11:30pm and on Sundays from 11:30am-5:00pm. Enjoy the daily chef special or try the Beach Club Wrap. You can also get fried calamari or chips with hummus, salsa or cheese to share. Or you can choose one of the classics: chicken sandwich, burger, or quesadilla. For those who like added entertainment or the chance to get a drink and great food while at the beach, this is a great beach location to enjoy.

At the end of Banyan Boulevard is located one of the top beach destinations in Naples. This fine beach is located in the heart of Coquina Sands. Visitors love to come to this beach because of the great pavilion and shaded areas for eating your own food or food from the cafe. There is also plenty of benches and tables on the grassy areas for having family picnic or party. Locals love the amenities here as well with the two sand volleyball courts and two covered pavilions that can be rented for parties and events. Sometimes you can also witness a wedding, as many brides pick this lovely beach as their setting for their special day.
Lowdermilk Park also has great showers and restrooms, which makes it a convenient spot for people of all ages. There is handicap access, and many access points to this beach. Just a few blocks south also is the Naples Beach hotel where you can enjoy a drink at the bar or the live music during various times during the week. Walk a few blocks north and you will find yourself at Moorings Pass.
Although Lowdermilk closes after sunset, it is a great place to enjoy the Florida sunshine during the daylight hours. It is also a great place to come and enjoy the sunset with plenty of places to sit and see the gorgeous view.
