Westhaven Homes for sale Franklin TNWesthaven a very popular family oriented community located in Franklin, Tennessee yielded the highest activity of Homebuilding in Williamson County, and for the past two years, Westhaven has been Williamson County's top selling neighborhood.

A recent publication released on January 14, 2011 by the Nashville "Tennessean" indicates homebuilding is picking up in Williamson County.

Activity has resumed after a bloated inventory drops to near normal. Nearly 700 new homes were built, or at least started in Williamson County, TN between the third quarters of 2009 and 2010, according to "Metrostudy", a market research firm that specializes in the housing industry.

That represents a 58 percent increase compared with the same time period a year earlier, when there were 432 housing starts. Construction picked up as the inventory of new houses on the market dropped from 400 in 2008 to 180 by the end of the third quarter of 2010.

Westhaven-Franklin TNThe 180-home inventory includes finished vacant units, homes still under construction and model homes. It represents an eight-month supply. That's an improvement from the 13-month supply of inventory that existed in the fourth quarter of 2008.

In Metrostudy's third-quarter examination of new housing activity in eight counties including and surrounding Davidson County, the volume of Williamson County's housing starts was greater than the average, and its supply of finished vacant houses was slightly lower than the average, too.

Probably not coincidentally, Williamson County had the lowest unemployment rate in the eight-county study region, at 6.8 percent in November. Four in area's top 20 were Williamson County subdivisions are among 20 neighborhoods identified with the highest level of building activity in the study area.

The ever-growing Westhaven community offering many wonderful amenities in Franklin, TN is the busiest one in Williamson County, with 73 starts, followed by Silver Stream Farms in Nolensville, the Highlands at Ladd Park in Franklin and Ballenger Farms in Nolensville.

Providence Mt Juliet TNThe Providence community in Mt. Juliet had the most building starts in the eight-county study area. The Providence development in Wilson County, TN is also another great family orientated community that has been developed with many amenities in mind like wonderful community centers and the Providence MarketPlace mall with its open air shops and anchor stores.

This is a further indicator of why communities like Providence in Mt. Juliet and Westhaven in Franklin, TN are leading the pack in growth and sales.

The price point in Williamson County with the most closings and building activity was the $400,000-$500,000 range, followed by the $225,000-$300,000 range. Some of the heightened sales activity in the $200,000 area was probably linked to federal tax credits for first-time homeowners that were available last year, he noted. New housing in Williamson County still is priced predominantly above the $300,000 mark.

Last week, homebuilders were advertising 376 new houses, including many to-be-built houses that might not be started until a buyer has been lined up. Just 84 of those new-construction listings are priced below $300,000; 143 were in the $300,000-$500,000 price range, and 149 more were priced above the half-million dollar mark.

Providence Mount Juliet TNMetrostudy found 135 subdivisions in Williamson County with some degree of building activity. Twenty-two of them had 12 or more closings over the year, including Westhaven, Ballenger Farms, Silver Stream Farms, the Villages of Clovercroft in Franklin, Kings Crossing in Brentwood and Bent Creek in Nolensville.

With several large subdivisions partly developed but stalled by the economy, Williamson County has almost 3,500 vacant but developed lots. This represents a five-year supply at the current rate of building and closing activity.
