It's an interesting time we are in. July is often a slow time of the year but it has been unusually busy. There is a lot of activity going on and it could be attributed to the low interest rates, competitive prices and the first-time home buyer tax credit. I have come across a lot of people with misconceptions about purchasing Bank-owned homes. Whether it is advice from the guy at the water cooler or the late night infomercial selling books and software to locating and buying foreclosed homes, it's made for some great buyer questions.
Banks are not your traditional seller- Unlike your traditional sellers who have many motivations for selling and who may have heart ties to the home that make for interesting and methodical negotiations, a bank mostly cares about their bottom line. We are taught in Real Estate classes that once you become licensed you are in the same category as used car salesmen and lawyers. We are seen as wolves looking for poor defenseless sheep (consumers) to take advantage of. What we do and how much we make is always under scrutiny. We are the only profession were everyone thinks they can do the job (but doesn't want to be held accountable). "What do you think about rates ... should I lock in now or wait to see if they fall further?" Think I've been asked that a time or two over the past 18 years? You better believe it.  It's a good question-one that goes through every single buyer's head at some stage. 
A quoted interest rate is no good unless you've confirmed, in writing, that your loan is indeed "locked," or guaranteed for a designated period of time. You need to be proactive with your locked rate as well and don't assume that your loan officer already locked you in. In … (0 comments)
