    <title>Denton County Real Estate Market Update</title>

&lt;p&gt;It is hard to know&amp;nbsp; what the truth about the real estate market is based&amp;nbsp;on the&amp;nbsp;national&amp;nbsp;news and media. I am here to educate you on your particular market in&amp;nbsp;Denton County. This area includes:&lt;strong&gt; Flower Mound, Lewisville, Highland Village, Lantana, Shady Shores,Hickory Creek, Denton, Lake Dallas, Corinth, Argyle, Aubrey, Bartonville, and&amp;nbsp;Carrollton.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Here are the statistics after April:&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;Average price per sq foot:&lt;/span&gt; $91 &lt;em&gt;(down only 6% from last year)&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;Sold to List Price:&lt;/span&gt; 97% &lt;em&gt;(down only 1% from last year)&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;Pending Sales:&lt;/span&gt; 256&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;Average Days on the Market:&lt;/span&gt; 71 days&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;New Listings:&lt;/span&gt; 627&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;Active Listings:&lt;/span&gt; 1795 &lt;em&gt;(only down 6% from last year!)&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;Months Supply of homes:&lt;/span&gt; 5.1 &lt;em&gt;(only up 8% from last year)&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Conclusion: The Denton County Market is still hanging in there!&amp;nbsp; It is a buyer's market but historically Texas has always been mainly a Buyer's Market.&amp;nbsp; Homes are still selling for a high price per square foot and a high percentage of the list price.&amp;nbsp; &lt;/em&gt;&lt;/p&gt;
