My friends and I went out wakeboarding on Lake Arrowhead again last week and decided to take a few photos thinking maybe we could incorporate them into our marketing somehow.

This photo was the best photo by far. You will notice a few amazing Lake Arrowhead Lakefronts in the background. The tan house just to the left of me just actually went on the market a couple weeks ago.

With a limited amount of Docks on Lake Arrowhead to go around Lake Arrowhead dock sales have been anything but slow. Lake Arrowhead dock sales never seem to stop.

For every seller there is a buyer for that particular dock. We have had to create a buyers waiting list for certain areas on the lake due to limited availability. When a dock becomes available the potential purchasers are then contacted and offers are written. Most cases escrows are closed within 10-14 days or so.

According to the local mountain MLS and public records here is the summary year to date:

18 Lake Arrowhead Docks available ranging from $55,000 up to $175,000.

26 Lake Arrowhead Dock sales ranging form $45,000 up to $157,500.

Well its been an OK year for the Lake Arrowhead Real Estate market so far. It has been very generous to buyers that are able to qualify for loans or have the availability to pay cash. Prices are lower than last year and interest rates as well.

Lake Arrowhead Real Estate has also been generous to all the hard working agents that make it happen.

According to the local mountains MLS Lake Arrowhead Lakefronts are still moving along just at a slower pace than last year.

So my friend and I woke up this morning and went wakeboarding on Lake Arrowhead this morning @ 7am. It was great. Glassy water, nice big wake and not to mention it was a great way to start our day before heading to the office.

In the background you can see all the homes located on Alpen and Nadelhorn which have panoramic views of Lake Arrowhead and Lake Arrowhead Village.

If your going to Lake Powell this summer don't slow down for this guy....

A good friend and decided to take a trip up to Lake Powell a couple weeks ago. The drive is about 12 hours from where we live in Lake Arrowhead, CA. We knew the Highway Patrol would be out and took the necessary precautions by driving the speed limit a good 3/4 of the time.

So as we were on our last hour of the drive we were headed through some small town in Utah with a population of about 101 and we noticed a Sheriff car park on the side of the road up ahead about a half mile. We looked at our speedometer and it read 65mph and then noticed a sign that stated 45 max.

We immediately slowed down to the speed limit and thought for sure that we were going to get pulled over. As we passed the Sheriff's car we tried to keep our eyes away from him but then I noticed that it was a DUMMY that somebody placed in an old Sheriff car.

Hahahahahahah. We laughed so hard we had to turn around a take a photo. Hope you enjoy.

Lake Powell is a very nice lake but it did not have any lakefront homes comparable to Lake Arrowhead :(

OK so this photo just made me laugh.

It was 100 degrees and middle of summer and I just have to wonder WTF was superman doing walking around wearing SKI GOGGLES and a sweat suit in 100 degree heat!

Why...This is just too funny I laughed so hard I nearly fell over. It was the most random superman sigthing I've ever encountered. lol

How to ask for repair credit for an REO tranaction.

This concept or idea may work for some of your REO deals out there.

I recently had a transaction where I represented the buyer (which was a general contractor) with a purchase on a REO property.

As usual the home inspection came up a little dirty and the buyer wanted to ask the seller (Bank) to give a repair credit for some unsafe items.

We did not want the lender to get involved and see the repair credit on a typical (request for repair form or other addendum form) due to the fact that this would throw up a red flag and the lender would most likely make it mandatory that the repiars be completed prior to closing.

So instead of the traditional request we asked for the credit as an adjustment of price on a counter offer even after we had an accepted offer and were 1 week into escrow

As leverage we disclosed 2 different bids from contractors to the sellers agent and seller only. The seller acknowledged the safety issues and agreed to the reduction in price.

My buyer was so happy for the reduction and very thankful once the tranaction closed. Saving my buyer an additional $10,000.

I just thought this may help some fellow AR's.

I recently realized I was just flat out over extending myslef with real estate related work and decided to take a nice 4 day trip to the Colorado River to recharge my batteries!

And let me tell you it worked! I came back into the Monday feeling refreshed and ready to work. I was more motivated than ever and was actually able to put an escrow together by Thuraday.

So my advice for anyone for is feeling overworked right now is to get and have some fun! Enjoy!

   Last year I upgraded from Boyfriend 5.0 to Husband 1.0 and
   noticed a distinct slow down in overall system performance, particularly in
   the flower and jewelry applications, which operated flawlessly under
   Boyfriend 5.0. In addition, Husband 1.0 uninstalled many other valuable
   programs, such as Romance 9.5 and Personal Attention 6.5 and then installed
   undesirable programs such as NBA 5.0, NFL 3.0 and Golf Clubs 4.1.
   Conversation 8.0 no longer runs, and Housecleaning 2.6 simply
   crashes the system. I've tried running
   Nagging 5.3 to fix these problems, but to no avail.
   What can I do?

First keep in mind, Boyfriend 5.0 is an
   Entertainment Package, while Husband 1.0 is an operating system.
   Please enter command: ithoughtyoulovedme.html and
   try to download Tears 6.2 and don't forget to install the Guilt 3.0 update.
   If that application works as designed, Husband 1.0 should then automatically
   run the applications Jewelry 2.0 and Flowers 3.5.   But remember, overuse of
   the above application can cause husband 1.0 to default to Grumpy Silence
   2.5, Happy Hour 7.0 or Beer 6.1. Please note that Beer 6.1 is a very bad
   program that will download the Snoring Loudly Beta.
   Whatever you do, DO NOT install Mother-In-Law 1.0

With California be the second highest in foreclosures in the nation now is a great opportunity to take advantage and get invovled with assest managment companies and banks.

I've been working BPO's for the last couple months here and I'm just starting to receive listings from the same companies that ordered the BPO's. I know REO's and BPO's are not for everybody but in todays market its really hard to leave any money on the table.

There are so many companies online that you can sign up with to start working BPO's and REO's. All you have to do is google them and you will find dozens of them.

I actually enjoy working REO's right now vs. sellers who are not willing to get realistic with prices and current market conditions.

Easy Leads for Land / Lot Sales. (1 Stone 2 Birds)

I just wanted to share with all of you one of the easiest ways I've ever sold a vacant land parcel.

First- I took the listing.

Second- I contacted my local Chamber of Commerce and asked them to email me all of the email addresses for the General Contractors / local Builders.

Third- I sent a simple email explaining the opportunity to purchase this vacant land parcel before it goes into the MLS at a higher price.

Fourth- I was contacted almost 3 hours later regarding the lot and we started putting together an offer that very same day.

Fifth- I was contacted by another builder from the email and I ended up finding him another parcel that worked for him.

Lastly- Keep this in mind for your future deals I know almost every town or city has a local Chamber of Commerce.

I have seen many new agents with great advertising and self promotion lately. I see those same agents receiving the new business as well. The old way of advertising just doesn't payoff like it used to.

New advertising ways consists of new and creative ideas that will be a thing of the future. Old traditional ways such as print and newspaper ads are a thing of the past. I have seen a huge decline in the local Real Estate classified ads during the last 6 months. I can almost count the ads on both hands.

Most informed nd up to date agents are getting more involved with Internet advertising now. Internet advertising seems to be returning more for your buck vs. the old traditional way of advertising.

Not to mention that well over 80% of buyers are turning to the Internet to look for homes now.

Lake Arrowhead Posts A 19.7% Gain From Last Year

According to local MLS statistics the median price of homes in Lake Arrowhead is up 19.7% for February 2008 from February 2007.

This included 18 home sales strictly in Lake Arrowhead. The median price of a single family residence in Lake Arrowhead for February was $470,000.

Based on the above facts Lake Arrowhead showed the highest % gains in all of San Bernardino County!

95% of all other cites in San Bernardino County reported losses up to a whopping 67.6%! OUCH.

Tips: Working with Buyers

1) Provide great 1 on 1 service.

2) Request that your buyer(s) sign an exclusive agreement

3) Figure out what else they like or what they are into other than finding the right house.

4) Don't hesitate to ask them if they have been pre-qualified already. If not be prepared to refer them to a lender who can do this for them in a timely fashion.

5) Don't leave money on the table. If you absolutely have to reduce your commissions then do so.

6) Show them why its a great time to buy

7) Create a relationship with them.

8) Remind the buyers that a buyers agent is free to use!

9) Give them your full attention when you are with them.

10) Let them know the benefits of using a Buyers agent vs. dealing directly with a seller or listing agent.
