Johnstown, Penn. Red Cross

A few days ago, I mentioned here about the founding of the American Red Cross, and one of the first emergencies they responded to as a group. May 31^st, 1889 was the day an earthen dam broke about 14 miles up river from the Johnstown, Pennsylvania. Nearly 5 billion gallons of water rushed down the river valley into the town. Almost everything in its path was destroyed, and over 2200 people lost their lives. The victims had very little success in recovering financially from the dam owners, but it was one of the first major cases that led to liability for responsible parties for just such events.

May 15, 1941 begins one of the longest lasting, and perhaps one of the hardest to surpass records in baseball history. That was the 1^st of the 56 consecutive games where famed all-star Joe DiMaggio achieved at least one base hit. I think I am correct in saying that a few hitters have had successful streaks of games with at least one hit that lasted for 35 games or so since then, but no one has really threatened to match that record set long ago by "Jolting" Joe DiMaggio (that is one cool nickname). To quote Paul Simon and Art Garfunkel, "Where have you gone Joe DiMaggio, our nation turns its lonely eyes to you".

On May 14, 1607 Captains John Smith and Christopher Newport and their three boats landed at Jamestown, Virginia and established the first permanent English settlement in the New World. The voyage started in December 1606. The "Susan Constant", the "Godspeed" and the "Discovery" carried a total of 105 passengers. Replicas of the ships, the fort, and the buildings erected can be visited there.

3 Months and I Finally Got All Of The Paperwork! These Short Sales Can Take A While, But If You Hang In There...You Might Get Them Closed!

Great news on a short sale! After 3 months, I finally got the ratified contract, the lead base paint disclosure and the property disclosure statement. 3 months! It is amazing how long some of these things can drag out. The only thing we can do is let our clients know how long they can take and if they want to hang in there, work as hard as we can and always keep them posted. This one is finally going through and I am happy that my clients are going to get the home they wanted.

The Richmond VA real estate market is flooded with foreclosures and short sales. As a realtor in Richmond VA, you need to roll up your sleeves and prepare to get dirty. There can be a lot of headaches that come along with these foreclosures and short sales, but with so many flooding the market; you need to accept them as part of the job.

If you hang in there, you just might get them closed. Hopefully it won't take as long as this one. If you are thinking about buying homes in Richmond VA, you might be able to get a good deal on a short sale if you can wait out the process. I wish all of you the best.

Just wanted to remind everyone to treat for the insects this time of year. There could be some very unwelcome guests in your yard like this one that I found in mine. I listed a wonderful home for some of my "A" clients this past Saturday and ratified the contract today. Two offers came in on the home and the bidding war begun. Of course, we went with the highest and best. It just goes to show you that if you have a great home, great sellers, and a great price, your client can usually get more than they thought. I went to meet a radon specialist at a home that one of my clients has under contract this morning. Most of my clients choose not to do a radon inspection (I am guilty of this also. I have never had one done on my home). The inspector was telling me that back when Reagan was the president, he ordered a mandate to HUD to include a radon inspection with every home. Why do you think he did this? Because it can kill you! This mandate was never followed and there is now an investigation into why not. He was telling me that 66% of Virginians live in hazardous levels of radon.

Radon reads in numbers. I think it is the percentage of the air. Living in a home with a reading level of 5, (5% of the air I think) is equal to smoking a pack of cigarettes a day for the same amount of time. I am not sure how accurate my numbers are. I will admit that I need to learn more on this, I am just passing it along so you will do the same.

This is just what I heard. I am no expert and I need to learn more about it.

I can understand if your daughter's wedding is in the backyard or your son's birthday party is happening at the same time that I am trying to show your house, in that case, I will schedule another showing. How on earth is an owner/agent going to tell me this because he will not be home and can't put his dog up (not out of town, just at work in town)? I was told this today when I tried to schedule a showing for tomorrow afternoon. To all the sellers out there that don't understand how important it is to give easy access to your home when it is listed, you need to wake up, or smack your agent if they have not told you. To any agent out there that doesn't understand how important it is, you might want to smack yourself or find a new career.

Just venting a little. I know that some things cannot be avoided. I wish all of you the best.

This is the last and most famous part of his address to the House.

I hope it does not take 18 years to reach my goal. I can see why it took them that long though.

April 6^th, 1909 one hundred years ago today, the North Pole was reached for the first time by Robert Peary and Matthew Henson. The task was not an easy one. The explorers and their team of men and dogs made practice excursions twice, to practice their methods and skills for dealing with the harsh conditions and sometime -50F temperatures. It was an 18 year long endeavor from the days of organizing the team, until they actually arrived at the pole.

The events then were Athletics (we call Track and Field now), Cycling, Fencing, Gymnastics, Shooting, Tennis, Weightlifting, Swimming and Wrestling. Only 14 countries participated in those games.

Attention all Realtors. Just a reminder that you better play by the rules and remember that there are serious laws to protect the public and other professionals that work in the correct way. I know that most of us are very serious about the way we conduct business and protect our clients interests to the fullest, but unfortunately, there are some agents out here that don't! There is no need to be greedy and crooked. If you are a good agent and take great care of your clients, you will do great in this business and will make a great living.

Make sure you disclose any interest that you have in a home you are listing on everything (MLS, Yard Signs, Contracts, etc.) and always make sure you represent your client to the fullest and present all offers.

Sorry, I could not find a single trivia item associated with March 28^th. I did however find several! Today, in 1866 the first motorized ambulance goes into service. In 1881, the Greatest Show on Earth is formed by P T Barnum and James Bailey. In 1885, the Salvation Army is officially organized. In 1891, the first world wide weight lifting competition is held. I guess it was a popular day for "first".

If you have not kept in touch with your past clients, you need to start. I have seen some agents that are just in it for the one paycheck and now they are wondering why they have no business. You need to always stay in touch with past clients!

March 25^th, 1669 Mt. Etna, the still very active volcano in Sicily erupted, killing about 20,000 people and destroying the town of Nicolosi. The same volcano erupted two weeks earlier and killed 15,000 people. I guess they were on opposite sides of the mountain. I'm not sure I would like to live in the shadow of an active volcano, but I suppose there are actually millions of people with-in reach of the many potential killers scattered around the world.

I posted about the lawsuits involving this a little bit ago. Today was the day of the actual event.

March 24, 1989 was the day the Exxon Valdez ran aground in Alaska, and spilled over 11 million gallons of crude oil into the surrounding waters. That reminds me of an "unrelated" topic. Drinking and driving! Please don't do it. The price is way too high!
