buyers: The Short Sale Process From The Buyer's Perspective - 03/05/12 06:14 AM
Sometimes a person asks you a question and you just know the answer will be a good idea for a blog post. A buyer sent me an email over the weekend with the following question: Suppose we found a Short Sale that we decided to offer on.  Could you create a realistic example showing the timing, paperwork, inspections, bank activity, money requirements and all that so that we know what to expect?
What a great idea for a blog. Everybody talks about the short sale process from the seller’s perspective, but what about the buyer? Well without further ado...When the … (7 comments)

buyers: Can Your Realtor Pay For Your Home Inspection? - 02/26/12 08:28 AM
Can you pay for my home inspection? I recently had an international home buyer ask me if I could pay for their home inspection for them because they were having a hard time arranging payment from overseas. They have a US bank account, but apparently the zip code they used for the billing was incorrect so their bank card was not working correctly.
The inspection was already completed and the home inspector was not willing to release the home inspection report until payment had been received. By the time the buyer brought the issue to my attention we only had … (16 comments)

buyers: Wait, You Mean To Tell Me I Need Money To Buy A House? - 02/04/12 03:54 PM
I had a home buyer call me after we had been corresponding for about 4 months about purchasing a project for him to buy. He was looking for something in just the right location that he could work on. It didn’t have to be perfect or even a complete home. The location was the primary focus, and everything else was secondary. If it needed work then so be it.I almost always pre-qualify buyers before I ever show a home. I have to be very careful with my time. I’m busy all the time with my business and I have a family … (12 comments)

buyers: I Would Hate For Someone To Think I'm Unprofessional Because I'm A Good Dad... - 11/09/11 11:40 AM
I saw a question on Zillow yesterday where a first time home buyer was asking whether it was a good idea to fire her real estate agent and find someone new. The short version is: the buyer is using financing, they are in a pretty low price range (60k-85k) where the competition is mostly cash buyers and they keep getting outbid, the buyer wants the realtor to show them homes as they come on the market immediately, as in: at 7pm with 10 minutes of advance notice. The buyer is upset that their offers keep getting out-bid and that their agent … (126 comments)

buyers: Should Sellers Accept Back-Up Offers On Short Sales? - 10/11/11 01:11 PM
I had a short sale listing in Davenport, FL get under contract and go pending recently. We have had multiple buyers express interest in putting in back-up offers since it went pending. I also had a buyer making an offer on a Lake Nona short sale who maybe didn’t want to allow the sellers to take back-up offers. Both of these situations got me thinking about back-up offers and whether sellers should take them. The short answer is a definite yes. There is no risk to the current buyer if there is a back-up offer and it alleviates a lot of … (12 comments)

buyers: Yes, I Care About You Enough To Show You A House On My Day Off With My 4 Year Old In Tow - 09/11/11 05:43 PM
This post was inspired by a recently featured post by Paula Smith entitled Rolling With The Punches. Sometimes things in the calendar just don’t add up and conflicts in schedules happen. I had this happen a couple of weeks ago. I had a buyer coming into Davenport who was relocating to the area soon and they wanted to view some homes. They were including their house hunting time with their vacation time which is very common in my neck of the woods. So we had a very tight schedule and a bunch of hurdles to jump. They wanted to experience Disney … (8 comments)

buyers: Yes, Your Current Customers Are Reading Your Blog! And That’s Great News! - 09/08/11 05:41 PM
Yesterday I wrote a blog entitled One More Thing To Watch Out For When Buying A Foreclosure. Basically it was about the bank wanting to start the inspection period retroactively before there was an executed contract. It was a blog about a current situation with a current buyer I am working with. This morning I received an email from that buyer. He saw the article on my Facebook wall and knew it was about his deal. He wanted to thank me for being on the ball and looking out for him and his wife. How about that folks! I was very … (26 comments)

buyers: Are You Breaking Up With Me? - 09/03/11 01:29 PM
“It’s not you, it’s me. You’ve done nothing wrong. I just have to go another direction with my life.” Have you ever heard those words? I heard them just recently from a buyer a couple days ago. I was officially being dumped. A few weeks ago a very nice lady called me about buying a home in Davenport, Florida. She found me on ActiveRain and felt like I was the person she wanted to work with. Her initial plan was to buy a 5 bedroom home in Davenport, Florida that she could use as a short term rental vacation home. During … (41 comments)

buyers: Whistle While You Work...Or Pump Up The Jam!!! - 08/01/11 03:03 PM
I don’t know what you do when things don’t seem to be going your way, but I know what I do. I PUMP UP THE JAM!!! It’s Monday morning, and my day started out with some not great news about one of my short sales. Just the kind of thing to bring your spirits down on a Monday morning. Well I refused to be held hostage by my emotions and decided to have a little fun. Along came this little gem of a video. Working in real estate is a tough game and lenders and banks being invovled don’t make it … (4 comments)

buyers: When Is A Lead Dead? Never!!! - 07/27/11 07:27 PM
I had an interesting phone call this morning that got me thinking. It was from a buyer in the United Kingdom who I had been working with last year to try to find a home in Legacy Park Davenport, Florida. He was a strong buyer who was going to be buying a home with cash.
I was glad to be working with him at the time because he was the kind of guy that understood what the market was doing and he was open to my advice because he knew I had his best interests at heart. But a few … (55 comments)

buyers: Should Houses Be Shown In 3-D!!! - 07/12/11 05:32 PM
Just think about it! What if you could present your house in 3-D? Talk about curb appeal! The house would just jump right out at home buyers as soon as they pulled up. Maybe you could have some popcorn and soda waiting on them and really make a great impression. God knows the popcorn and soda is where the theaters make their money so why not you?
I have to admit this is an idea that is still in it’s infancy so I guess we need to take it one step at a time. But in the mean time I … (5 comments)

buyers: Can You Sell Real Estate In Shorts And Flip Flops? - 06/06/11 08:01 PM
How do you define professional? Is it what title you have behind your name? Is it what company you work for? Is it how your email address comes across? Is it what you drive? How about what you wear? Or is it a combination of those things?
If you answered yes to any of those questions, I hate to tell you this, but you're wrong. Big time, dead wrong! Professionalism is an action. It's a way of doing business and doing it properly. It's about doing the things that will create lasting success in any walk of life.

buyers: Some Advice On Getting Your Buyer's Offer Accepted - 12/17/10 06:16 PM
Broker Bryant recently wrote a blog entitled Things you Can Do To Increase The Odds Of Having Your Buyer's Offer Accepted. In it he spells out the common sense approach to making sure your offer is taken seriously. Go and take a look for yourself, it's good advice. But it got me thinking. There are a few other things you can specifically do to ensure you have better success in making sure sellers take your buyer's offers seriously. These things have worked for me so hopefully you'll find them helpful.

First and most important; educate the buyer about what price … (23 comments)

buyers: Do You Have Your Team In Place? - 06/12/10 06:44 PM
I recently had a wonderful experience with some home buyers in Davenport Florida. I wrote about the good time I had with these guys in my previous post entitled Is The Real Estate Business All About Building Relationships? Yes, It Is!!! In a nutshell, they were looking for a rental property and we had a great time while they were here and we found them an incredible house.
They were happy enough with the transaction that they gave me a great testimonial in the comments section, which I really appreciated. It means a lot when someone recognizes the good job … (10 comments)

buyers: Davenport Florida Welcomes Real Estate Investors - 06/10/10 06:59 PM
I read a very good post the other day by Tara Phelps: Are there really real estate agents out there who WANT to work with investors? It was a well written article about dispelling some of the media myths that circle the word investor. And I thought she did a good job of explaining where she is coming from.
However, within the comments section, many agents said that they are ok with working with real investors. They couldn't be bothered to work with "wannabe investors" for one reason or the other. In the interest of full disclosure, I have to … (2 comments)

buyers: Unavailable Listings Got You Down? Show Em The Ugly Face - 06/08/10 07:34 PM
This is the face I make every time I have to tell a home buyer that the home they just saw listed on Realtor.com is actually unavailable.
"Yes, Mr. Ineedahome, I understand that it is still listed as active in the MLS."; and "Yes Mr. Ineedahome, I realize that it's a waste of your time having listings on there that should be pending." What am I supposed to say?
I realize that I'm probably stepping on someone's shoes here, but...I know it shouldn't be active, you know it shouldn't be active, and guess what...the consumer knows it shouldn't be … (55 comments)

buyers: I'm Not Just A Realtor®, I'm A Home Buyer! - 03/10/10 11:23 AM
Do you remember those old commercials from Hair Club For Men? The ones where the president boldly declared, "I'm not just the president, I'm a client!" Well that's how I feel right now. Ok, go ahead and get the bald jokes out of the way now. I know it's coming, but if you can't laugh at yourself, you aren't living right?
But I digress. Let me get to the point. I have been telling my clients for the last couple months that it's time to get in on the real estate market while the getting is good.
Home prices in … (13 comments)

buyers: You Gotta Know The Rules If You’re Gonna Play The Game - 12/28/09 10:06 PM

Have you ever played a game and been so frustrated you wanted to just stand up and throw all the pieces off the board? I know I have. Especially when you are just learning the rules and your opponent is a veteran. It leaves you angry and frustrated because they have an unfair advantage.

I’m sure it’s similar to the way a first time home buyer feels when shopping for their first dream home. Everybody knows the rules but them. I’ve been working with one such buyer in Davenport, Florida and his frustration level has been over the … (16 comments)
