The short answer is no, there is not. When you see in the MLS that a short sale is being advertised as approved, what you are really seeing is a regular short sale where the listing agent has received some kind of guidance from the seller’s lender on what price they will approve. That is far from an approval in writing. Frankly an approved short sale is better to offer on than just a regular short sale. But it still doesn’t give you any guarantees about when and if the short sale will close nor what price the deal will close
