foreclosure: Wait, You Mean To Tell Me I Need Money To Buy A House? - 02/04/12 03:54 PM
I had a home buyer call me after we had been corresponding for about 4 months about purchasing a project for him to buy. He was looking for something in just the right location that he could work on. It didn’t have to be perfect or even a complete home. The location was the primary focus, and everything else was secondary. If it needed work then so be it.I almost always pre-qualify buyers before I ever show a home. I have to be very careful with my time. I’m busy all the time with my business and I have a family

foreclosure: Yes, Your Current Customers Are Reading Your Blog! And That’s Great News! - 09/08/11 05:41 PM
Yesterday I wrote a blog entitled One More Thing To Watch Out For When Buying A Foreclosure. Basically it was about the bank wanting to start the inspection period retroactively before there was an executed contract. It was a blog about a current situation with a current buyer I am working with. This morning I received an email from that buyer. He saw the article on my Facebook wall and knew it was about his deal. He wanted to thank me for being on the ball and looking out for him and his wife. How about that folks! I was very

foreclosure: Is It A Law Or A Lender Policy? - 08/09/11 08:10 AM
I’m working on a Short Sale in the Sandy Ridge Community in Davenport Florida right now. We have been negotiating with the lender as well as the Home Owner’s Association trying to make the deal come together. After a couple of months of negotiating, the buyer raised their price and we have a short sale approval from the lender which gives them their required net payoff. All is well in Short Sale Land right? Wait a minute, not so fast. We also just found out that the lender (Seterus) just scheduled a foreclosure sale date. Really Seterus? Really??? The first

foreclosure: Don’t Let An Auction Date Sneak Up On You And Stop Your Short Sale Cold - 08/03/11 06:52 PM
While working with a buyer looking for a short sale in Four Corners Davenport, FL yesterday, we happened upon a home that was listed twice in the MLS. It was listed once as a short sale for $87,000 and once as a regular sale (or equity sale) for $99,000. Before even thinking about showing the home to the buyer I called both agents to try to get to the bottom of the situation. The first listing was a short sale. The second listing was a Realtor who bought the home at auction to flip it about 30 days ago. I

foreclosure: This Seller Had A Monopoly On His Very Own Universe! - 11/25/09 05:26 PM
I've read a bunch of posts and articles lately about the use of short sales and foreclosures as comparables for appraisals. This is something that is frustrating the hell out of a lot of sellers, as well as some Realtors(R). I had a contract accepted for a buyer about two weeks ago and everything looked like it was going to be smooth sailing. And then the appraisal hit. I got a courtesy call from the appraiser and the gist of the conversation was the house wasn't going to appraise anywhere near the accepted price. So I get on the phone and

foreclosure: Florida Foreclosures. Be prepared to pay higher than asking price - 11/22/09 02:48 PM
If you are buying in Poinciana, Florida the following information will be helpful. Via Bryant Tutas-Tutas Towne Realty, Inc: How many times have you heard "I want to buy a foreclosure so I can get a deal" and "I was told I could buy foreclosures for 20% less than asking price"? I hear these things every day. It's frustrating when you try to explain the "market" to potential buyers and they don't listen to you. I'm sure they figure that all we are really doing is trying to sell them. Well they are right. We do want to
