foreclosures: Hurry Up And Write Up That Offer On That Foreclosure!!! - 02/29/12 06:34 AM
When Davenport, FL foreclosures are selling so fast, I understand how an investor would feel like they need to get their offer in first. Especially if you are offering low on a foreclosure (not advisable by the way). But to be frank, it doesn’t matter if you get the offer in the first day the home is on the market. The banks list their homes very low for a reason. They want as many offers and exposure as they can get on the home in order to try to draw the best offer out through multiple offers. If your offer

foreclosures: Why Won’t The Media Report The Good News?! - 12/14/11 07:16 PM
This is something that has always bothered me. Have you ever noticed that no matter what news channel you turn on it’s always negative stuff? I can’t remember the last time I saw a news story about Habitat For Humanity helping a family in need. I sure haven’t seen any news stories about the Toys for Tots program that will give out thousands of toys this year. Why is that? On to the focus of this post...why won’t the media report on the real estate recovery as passionately as they did about the recession? I believe the media as a

foreclosures: One More Thing To Watch Out For When Buying A Foreclosure - 09/07/11 10:56 AM
There are plenty of things that buyers need to be careful of when they are buying a Davenport, Florida foreclosure. But let me just add one more item to the list. An offer is an offer and a contract is a contract. They are not the same thing. An accepted offer becomes an executed contract when both parties have signed all contracts and addenda; and delivery has been made to all parties. The banks (and Fannie Mae) like to do things their own way, and normally that is fine. But when “their way” puts the buyer in a position where they

foreclosures: 5 Things You Must Do Prior To Your Trip To Buy A Villa In Davenport Florida - 07/20/11 09:01 PM
I once saw a sign above a shop that said “Luck is what happens when preparation meets opportunity”. This is definitely the case when it comes to buying a home in Davenport, Florida. Luck favors those that put in the time and effort beforehand and make a plan. It always surprises me when people contact me while they are on vacation hoping to buy a house on a whim while they are here. It just doesn’t work that way. Homes sell in a matter of days in Central Florida and almost every home ends up having multiple offers (as in

foreclosures: Davenport, FL Real Estate: The International Buyer's Guide - 07/15/10 10:21 PM
I'd like to try to bridge the gap between the UK and Florida. I recently had a buyer from the United Kingdom ask me to detail how a real estate transaction happens here in Davenport, FL. So I thought I'd put together a guide to help him along and hopefully help you along as well. The best thing about the real estate business in Florida, as compared to the UK, is that here in Florida we have the MLS (Multiple Listing Service). All realtors enter their listings into this database. This allows all realtors to have access to all listings

foreclosures: Unavailable Listings Got You Down? Show Em The Ugly Face - 06/08/10 07:34 PM
This is the face I make every time I have to tell a home buyer that the home they just saw listed on Realtor.com is actually unavailable. "Yes, Mr. Ineedahome, I understand that it is still listed as active in the MLS."; and "Yes Mr. Ineedahome, I realize that it's a waste of your time having listings on there that should be pending." What am I supposed to say? I realize that I'm probably stepping on someone's shoes here, but...I know it shouldn't be active, you know it shouldn't be active, and guess what...the consumer knows it shouldn't be

foreclosures: Central Florida Short Sales A TOTAL NO-GO? - 03/20/10 10:41 AM
I recently had an international investor email me and ask me the following question: "Do you think Central Florida short sales are a total NO-GO?" Apparently he had heard some horror stories about short sales, and he wanted my opinion about whether we should include them in his property search. Here was my answer. I hope you find it to be helpful. Short sales are actually starting to speed up a bit already. Some of the banks are converting to electronic admissions using the Equator system. This will help the banks speed the short sale process. As for

foreclosures: Buying A Central Florida Foreclosure Requires Some Strategy - 03/03/10 07:41 PM
Buying a foreclosure in Central, Florida takes some strategy. You have to go in with at least the listed price because they are already listed well below market value. If you try to lowball the bank, they will laugh and move on the next buyer (who will almost definitely pay at least listing price). If you think about it, this makes sense. The reason property values fall when foreclosures hit the market is because the foreclosures are listed below market value and usually sell for below market value. That’s how the banks garner the most attention possible. They want a
